The villa, restored according to the highest functionality criteria, surrounded in perfect harmony with a large garden with bbq, allows you to reach the famous beaches of the Lazio coast, located 100 m away. Just 20 minutes from the center of Rome and the international airport, the villa has nine welcoming rooms, including two suites with a large terrace overlooking the sea to watch the enchanting sunset. In this context, the furnishings, the color choices and the interior decorations have been set up, using different styles from time to time. All this contributes to creating scenographies that make your stay unforgettable. You can enjoy the sea out of season and in the height of the summer by visiting the city of Rome. The day on the beach or visit all the antiquities and museums and in the evening the return to the greenery and tranquility of the villa with the oxygenated air of the Tyrrhenian Sea. The villa can offer itself not only as an accommodation, but it is also perfect as a place to organize events, commercial initiatives, fairytale parties, weddings, exhibitions, film sets, photo shoots, aperitifs and meetings.

This property was perfect for us. We are a family of 15 and the house was great! Plenty of rooms and an amazing yard. A short walk to the beach and to town, both of which had many restaurants and bars. Plenty of parking at the house was also great. We drive to the nearby train station several times (5 min drive) to take the train into Rome (12 minutes, $2-4 Euros, drops you at San Pietro station about 5 min walk to St Peters Square). We also did day trips by car to Pompeii, Frascati, nearby vineyard and Orvieto. Easy ride back to the airport also (20 min) Great property in a great location!!

Das Objekt ist ein wenig in die Jahre gekommen allerdings hat uns das nicht gestört. Zum sehr gepflegten Strand (schwarzer Sand) gehts in 5 Minuten. Es empfiehlt sich ein Auto zu mieten, da die Bahnstation ca. 8km entfernt ist. Von dort ist man in ca. 20 Minuten in Rom. Einkaufsmöglichkeiten gibt es mit dem Auto ca. 5 Minuten entfernt, einen Conad und einen Simply.

Location: Just a few minute's walk to the sea, and relatively close to Rome. Best to hire a car; since the bus service to the nearest train station isn't great, especially in the evening. Once at the train station, though, you really are 15 minutes from St Peter's Square and just a few more minutes from Trastevere. Plenty of local/small supermarkets, restaurants, gelaterias, etc although it's a couple of kilometers to the nearest large supermarket. Grounds: A nice spacious setting, with a lovely garden and outside seating areas. We enjoyed using the outside BBQ/pizza oven. Villa: No shortage of bedrooms (there were 11 of us, and we didn't need some of the rooms), and there's plenty of living space. Having a downstairs bedroom was useful giving that we had a wheelchair user, although there are a couple of small steps to negotiate from the road to the front door. The top two rooms have lovely balconies. Value for money: The unit cost per guest (especially if at maximum capacity) works out very reasonable. If the owner wished to make any improvements, we would suggest: (1) the kitchen is very small for such a large house, and would be better as part of the open plan living space; also, upgrading with a microwave, kettle, etc would make a difference (2) the boiler might need upgrading (we struggled to get hot water, particularly on one side of the house) (3) the aircon isn't in every room (not too much of a problem in May/June but I would imagine it might be in August) (4) the beds were fine although mattress and pillow covers, more pillows would make a difference Owner (and local representative): helpful with information before our stay, and responded well to a couple of minor issues that we had whilst there.
