First the thing I loved about the place:
Location of the property; clean, well-appointed; loved the "loft" bedroom; loved the full beach view; loved that it is dog-friendly; loved the overall feel of the place; lots of seating; easy to cook and clean up; loved the kitchen island; loved there were lots of supplies like toilet paper, soap and shampoo; loved the hot tub; refrigerator had water and ice! The view from the backyard was AMAZING and the sunsets were spectacular.
Now for the things I did not like: carpet in the front entry was badly stained and did not give the greatest first impression; there was no AC and no fans to move the air - the weekend I spent there was in the 80s and the house became a sweat box. About 95% of the windows did not open so there was no way to even get a crossdraft (we had brought our dogs so could not open the front door). I also did not like the intermittent wifi - I was supposed to do some online work and could not; wifi box was way up on top of a kitchen cabinet which was not accessible to me so I had to call someone to come reset it. I did not like the fact the place was "dog-friendly" and yet was on a cliff with no fence.The toilet seat in the main bathroom was broken; there were no directions on hot to turn down the heat on the hot tub and it was set at 109 degrees.
Overall my guests and I enjoyed our stay but I am not sure I would stay there again unless it was during the winter months.

My family & I stayed at this property this past weekend & the house was not clean. The house had dust/cobwebs all over, the hardwood floor was dirty, the carpet was stained, the bench seating by the window is covered in stains, the upstairs bedroom had dirty pillows (blood/drool stained), the master bedroom had a duvet cover insert but no duvet cover & the sheets had hair on them. Two of the windows looking out to the ocean need to be replaced, as this obstructs the view. The house itself would’ve been perfect, had it been properly cleaned.

Our family of six plus a 2 year old enjoyed a 4 night stay at Ocean's Edge meeting up in Lincoln City with my sister and her large extended family. The house worked perfectly for us in nearly every respect - spacious, well-equipped kitchen, comfortable bedrooms, nice backyard with a firepit that we used once and a hot tub that we used every day. All good.
We have three suggestions/concerns:
1. The backyard ends in a cliff with the only "barriers" being three small cautions signs. Not safe for young children, tipsy adults, or selfie takers. We put up a 3-foot wire garden fence across the back purchased at Ace Hardware. Not a real barrier, but a good reminder not to venture further to the edge without obstructing the view.
2. The living room carpet right at the entrance has multiple ugly stains. Not a good first impression. Recommend thorough carpet cleaning or replacement. This was reason for lower cleanliness rating - everything else was clean.
3. Several ocean-facing windows have broken seals and therefore very cloudy appearance. One of our guests is a professional window insulation guy who said he could replace those windows in about 10 minutes (he only does big commercial jobs). This has been noted in past reviews. We would highly recommend investing in window replacements - it would add a great deal to the attractiveness of the property and to the view.
Don't get me wrong - we had a very comfortable and pleasant stay.

The house was just as expected. What you see is what you get. The other reviews about the windows are true, but it didn’t heavily impact my opinion. There are cute details all over the house and you’re supplied with everything needed to be comfortable. I wouldn’t recommend staying here with small children since the cliffside has no barrier.
Overall, we enjoyed our stay. Customer service and the check-in, check- out process was perfect.

This is a really lovely, clean home that we would return to again. So close to being perfect, except for a couple minor flaws. Two of the main viewing windows have had leakage and are obscured by a film and condensate that blocks the amazing view of the ocean. Main sofas were not very comfortable, and the dining table and chairs are pretty old and rickety. All of us found the mattresses to be too soft and unsupported. There were no instructions for the TV/DVD system, so we weren't able to watch the movies we brought with us.

The view was incredible and the listing was absolutely accurate. There were plenty of linens and extra bedding. The kitchen was well stocked but could have used a few more skillets and pans, but that’s just me liking to start the day with cooking breakfast. I loved that there is both a coffee pot and k cup brewer as well as a kettle. Overall, we will book again if we travel this way without our pup. She didn’t enjoy being leashed every time she had to go out, but with all her beach walks and the cute neighborhood we made due and she was a happy pup each night. My adult kids were staying down the road and made use of the hot tub which they seemed to enjoy.

We really enjoyed the home, the view from the cliff and the hot tub. The things that would make this place worth what we paid is to get the windows fixed because it really messes up the view and the wicker furniture is horrible to set on. We had a great stay all and all.

We have had a couple bumps with check in once, and the hot tub not working this most recent time. Communication with the company was great first bit came to a standstill. Either way, we were refunded a small amount of money for the hot tub.

Very good. Needs a new mattress pad in the main bedroom king bed. Very lumpy. This house has nice separation of the rooms. Our kids and baby were away from our noise and they were away from ours. A couple of front windows need repair for clear viewing of the ocean. I washed around the kitchen cab knobs I think they missed. Well located to shops. We had a good time.

This was incredibly disappointing as this was the whole reason for choosing this home. The kitchen table and wicker furniture is extremely uncomfortable. The views are spoiled by windows that have blown seals in every room that has an ocean view. A few small things that could be easily improved upon would greatly improve the guest experience.

The house was just what we needed. The main bedroom bed was the right amount of firm for us. We went hot tubbing and saw a couple of nice sunsets. The street in front is quiet and we were able to play ball with the dog there in the afternoon. There's posts at the south for what I'm guessing will be a fence and that would make the yard (and hot tub) a lot more private when it's installed if they set a solid wood fence there (even if it's short since the land steps down to the next house). Other people have commented and it would be nice to have a sheet on Garbage day and other important facts for the house somewhere obvious (maybe it was there and we didn't see it?). But we'd stay at Ocean's Edge again.

overall the place was clean and had great views. There were no steps for hot tub and it was set at 107, which is way too hot. The barbecue wouldnt light when we tried it for dinner, so switched to oven, but no pot holders. I am glad it is pet friendly but many spots and stains on the carpet. Also cobwebs high up and down low. furniture in main space in front of windows not very comfortable, you want to sit and look out window, but uncomfortable. One or two outside lights didnt work or bulbs needed replacement, arrived after dark and was hard to see to enter home. bedding and bed in master nice, but previous guests had spilled some ink or something on the bedspread that left a large dark stain. needs a deep clean, pot holders, steps for hot tub, better kitchen organization and newer pots and pans. Needs furniture in front of windows that you want to sit in and enjoy the view.

The house has a great layout and location, just a couple minutes walk to beach access. Unfortunately there are many details that need attention. When you pay for the view, you expect the windows to be clear and clean, and they were not (I was surprised that the fogged window you can see in the photos has not been fixed after many months, and it's not the only one). You're paying for the view and not a lot more. Overall a B-, but there are other places much nicer in the same price range. Also another person commented that it is tough to get a breeze going and this is true. Only the side windows open to a screen and the house can feel a little stuffy. The loft room above the garage is great for teens/tweens.

The only thing I would recommend is that the property include a step stool of some kind for getting into the hot tub, and that the kitchen be better equipped with food storage/Tupperware - there was none that we could find. We rented for a July 4 family vacation at fairly short notice, and now I see why it remained available: We ended up paying an astonishing 50% more than the advertised rate. Four tax charges are not described (Oregon has no sales tax) and exceeded 28% of the total rate. Avalera states the total tax on this property should be 11%. The unexpected “owner fees” should have been included in nightly rate. My written request for explanation of charges prior to our arrival went unanswered.

At the price of this ocean front rental, I was expecting a top notch house. It is not. One of main view windows has a broken seal and is not only unsightly, you cannot see the view. There is a firepit, but there were only 2 cheap plastic chairs, and one of them was broken. There are very few lamps, so we had to borrow from one bedroom to accommodate another. The livingroom furniture is all form and no function--too uncomfortable to even use. There are virtually no horizontal surfaces to put your suitcases on, so they had to be left open on the floors. And the grounds are not maintained--very weedy and overgrown. Someone has given up on this property, yet still charges top dollar. BTW, if you have children you need to know that this is high bluff with no safety barriers of any kind.

Ocean's Edge was a perfect place for my family to stay. My teenage sons had fun fishing on the beach while we enjoyed sitting outside in the sunshine in the backyard. There is beach access down the street but there are over a hundred steps down a steep staircase.If you have young kids or have bad knees, this location may not be for you. The view was worth not having direct access to the beach!

Our stay at Ocean's Edge was pretty good overall, but it could have been improved with a few simple tweaks. When we arrived at the house, the first that that we noticed was that SEVERAL light bulbs were out. We had to go searching through the house to find replacements. We ended up replacing 3 lights in the kitchen and two in the smaller bathroom. Additionally, our garbage can was overly full and there was no note telling us when garbage day was and when we should put the can out. I think both of these things could've been easily avoided with a check in/ questions book like most beach houses have. Lastly, it would have been nice if the back lawn had beeb mowed as it was so long that we couldn't really enjoy being outside. The houses around this one had very manicured lawns and that would have greatly improved our experience. Other than that, our stay was fairly comfortable and the view was great.

Had a wonderful time at the beach. Celebrated my daughter’s 21 st birthday. The house we rented was very nice all around. Would differently stay here again. The house is on a cliff with no fence or containment of any kind. Would want some kind of containment to feel more safe.

We stayed for almost a week. The rooms were clean, the TV had all the channels, hot tub was wonderful. One of our favorite things was the decor. I would suggest a small fence at the cliff edge, rather than the warning signs. Also, if you are planning on cooking, consider bringing a couple of pans as there wasn't much available.
