The spa will not heat up unless pool/spa heat is purchased. 2) Is there a BBQ grill? A BBQ grill is not kept at the home. We will provide information where a gas grill can be rented and delivered to the house. Charcoal grills are not allowed. 3) Does the home have a child safety fence blocking the pool? There is no child safety fence, but there is a pool alarm on the door leading out to the pool, which meets local safety code requirements in lieu of the fence. 4) Is the kitchen fully stocked? The kitchen is fully stocked with pots and pans, cooking utensils, flatware, plates, glasses, etc. (Due to liability reasons no food or food related items are provided.) 5) What type of coffee maker is in the home? Drip and K-Cup coffee makers are provided. 6) Are linens and towels provided? Linens and towels (including pool towels) are provided. 7) What paper products and cleaning products are provided? Only starter amounts of paper towels, toilet paper, garbage bags and cleaning products are provided. (This is an industry standard practice.) 8) Is Wifi provided for free? Complimentary wireless internet is provided. 9) Is smoking allowed in the home or by the pool? Are pets allowed? Smoking is NOT allowed in the home or by the pool. Pets of any kind are NOT allowed. 10) What are the times for check-in and checkout? Check-in is at 4 PM. Checkout is at 10 AM. 11) Are there limits on the number of cars guests can have? Windsor Hills Resort limits the number of cars per reservation to 3 cars. This property is absolutely perfect. The home was beautiful, clean and roomy for our family. The owners and property management were super nice and very responsive the entire stay. The kitchen was stocked with plenty of pots, pans and utensils. Check in/out instructions were clear and easy to follow. It was a wonderful stay.

Gorgeous home! Plenty of room to move around. Conveniently located to the Disney and Universal properties. Gated and clean community. We felt very safe. Stayed with 6 adults and 5 children. Did not use all the amenities it had to offer as we were gone playing most of the time. Would definitely chose here again!

Property was in a great location! 5-10 minute drive to Disney and only 1/2 hour from Universal. Games room was a hit with the kids of all ages! We enjoyed the hot tub every evening and the kids used the pool most days. The Outdoor Projector was a bonus! Every room had a TV which was so awesome!

The house was accommodating and clean! A game room and our own private pool. The amenities within the community were also great. My 9 month old was on the trip and the house had a pack and play and high chair which was super convenient. Super close to Disney. We all had a wonderful time!! We will rent again when we go back to Disney!

This home is STUNNING! From the themed bedrooms and the game room to the wonderful hot tub and pool, we had the most amazing stay. We enjoyed the home so much we never even ventured out to the resort amenities! Our only hiccup was the drop down projector outdoor entertainment center was in the process of being repaired and we were unable to use it, but the property mgt team contacted us and was so sweet and apologetic about it. I’ve already recommended this property to a ton of my patients! Thanks for letting us enjoy your gorgeous home!

We had a great time staying at Villa Patronus. We had 4 generations staying and it was perfect for everyone. House was just as pictured and the movie screen behind the pool for movie nights while we swam was so fun!! This property is definitely worth the booking!

Spent 6 days at Disney from this house. Great location. Grocery store and restaurants close. House was as it looks. Pool and heated hot tub were great way to unwind after long days. We never got the movie screen to work, remote did nothing, but I never called or asked as it was not needed. There is a smart tv out there, and that was good enough for all of us.

The home was nice, supplied with plenty necessities to make our stay comfortable. Was a little disappointed. We were unable to get the projector at the pool working since this was a main selling point for us to book a house. Otherwise it was a great stay and the kids had fun.

The property exceeded our expectations! Plenty of room for our family of 10. Our 8 year old enjoyed the pool & game room. The first floor was toddler friendly with the stairs at the opposite side of the house & the pool alarm. Very clean house with plenty of towels & dishes. We would definitely rent this property again.

This condo was great, we loved everything about it. The beds were great, bathrooms were great. My grandson thoroughly enjoyed his room as well as the game room and pool. Watching movies on the outdoor pool screen was super cool. We did it almost every night. We highly recommend this condo.

Quick trip to Disney parks (depending on traffic) made this location ideal. A nice house where the pool was our focus when we were home. Plenty of space for our extended family that gave some privacy too. Would stay again.

The house was huge, and location was perfect! Everything was close by. We had a group of 12 and never felt crowded. There were plenty of bedrooms and sitting areas. Checking in was a breeze, all info needed were included in the email. We had no issues during our stay. A few smalls things that did not interfere with our stay but wanted to point out. The trims around the house were dusty/ dirty. The bed in the main master bedroom was a little uncomfortable. More towels in the bathrooms would have been nice. Overall, beautiful nicely decorated home. We will stay here again when we return to the area!

We had some issues that came up around housekeeping and the kitchen pots/pan inventory but I went ahead and gave 5 stars under cleanliness and accuracy of online listing because everything was address very quickly. The property manager was great to work with before and during our stay ~ very responsive. The location of the property was perfect and convenient to EVERYTHING ~ grocery, shopping, parks, restaurants. The layout of the property was great for a large family and the pool area and game room were nice features. We would definitely stay at the property again.

The only thing I would suggest is the owner/agent should give details of the association rules for the gated community. The check-in paperwork prior to arrival is more than I have ever had to do for any other rental. There are many rules for the house and community which weren’t part of the initial rental listing. They are in place for your benefit but the process is lengthy.

The house was exactly as described, with the HP room being the highlight! Equiped to handle a large (10) person group. The projection TV outside was confusing to use and we were unable to get it running, but there are plenty of other activies to keep us all busy. Thanks for a great place

Game room was widely used. Living area was comfortable and sat a lot. We did feel the kitchen was lacking a bit with utensils and some other items. Home was clean, plenty of space, and beds comfortable.

We visited the Orlando area for a Disney vacation with our three adult children and their significant others. The house was more than ample in space and the sleeping arrangements were comfortable and unique The layout is incredible! The game room is a super spot to unwind. We played air hockey and pool and the boys loved the gaming area.
The hot tub and pool were fabulous!
We did not have great success watching movies by the pool as the bandwidth wouldn't support streaming.
The house next door is undergoing a renovation, so expect a crew of 5-6 trucks on weekdays. We were gone most of the time, so no big deal, but it is tricky getting out of the driveway with the extra vehicles present.
The kitchen is stocked with basic items and not a lot of extras. If you were attempting to cook a large meal, you would need to bring a few pots/pans/accessories.

Once we walked into the home, it was clean. Directions for the operation of the home and equipment was laid out in a binder. The light switches were labeled. The pool area was clean and readily accessible. I loved the door alarm because it immediately notified us if the kids were outside and it was loud enough to be heard on the second floor. Some may think its annoying but "genius" with little kids around. The rooms were clean and beautifully decorated. All the bedrooms had tvs inside.
If you are looking for a beautiful home....this is the one!!

We stayed here with 4 families, and this house was perfect for multi-generational groups. The kids loved the Harry Potter reading nook and the game room! Our group of 12 never felt like we were on top of each other. It took longer than anticipated to get to Universal Studios, but the drive was worth it for the house. This house would be perfect for Disney - it's so close! My only other negative would be that a grill is not included; it's an extra charge. For the price of the house, I feel like this should be included. Overall it's a great house, and we would stay here again!

Property matches the pictures and is in a good location in windsor hills. You are close to everything. The house was very clean and nicely furnished. Game room is a plus as it's airconditioned. Only negative feedback I would give is some of the remotes needed the batteries replaced, but that is very minor in my opinion. Also, for anyone booking due to the projector by the pool, it really is only usable at nighttime. The sun makes it too difficult to see the screen during the day, however at night it is very enjoyable.
