Great hotel, friendly and helpful staff, close to everything at a reasonable price

Very close to San Macro square and the public water transportation system. The suite is spacious. They serve breakfast in early hours though the choices are limited. Great value. I would like to recommend it to all who visit Venice.

Lovely location close to San marco piazza. Lovely breakfast. Lovely big apartment. Bed was firm which I like but pillows very hard too. No coffee machine or kettle in apartment. No cooking utensils at all. A small fridge and a microwave oven was provided but again nothing to use with them.

Confusing at first on trying to find the exact place, but once we got a hold of the front desk, everything was great. The room they gave us was more than enough for a party of 3 adults and 2 children and has a window with a view of the tower just a block away, and street view of the restaurants. Not to mention, less than a minute away from Saint Marks Square.

The room was fantastic. Spacious and comfortable. Communication needs improvement. We were greeted by a closed door, outside the far end of the building (although this was the correct address). Please improve the check-in/arrival experience.

Very large suite with comfortable furniture. Front desk staff friendly and helpful. Busy area but very close to many attractions and restaurants. Lots of stairs so not suited for anyone with physical limitations.

We loved the large space, not the amount of linens or pull out couch (although it was clearly communicated to us). The breakfast and tour of Murano glass that came with the hotel were amazing. The front desk staff were so kind and helpful. We liked the bag check and wc access during the day. The proximity to Marco square was great! Checking in was not at the property we stayed at, but wasn’t far.

Excellent location just steps from St. Marks Square. 15 Minute walk to Rialto Bridge and Academia Bridge.
We had two suites, very large with 2 rooms, one with one bathroom and the other room with 2 bathrooms and a lovely large patio (on the 3rd floor). Each room had a large refrigerator and small cooking area. We would absolutely stay here again.

Location, location, location! Centrally located and close to water buses and taxis. The room was spacious, but a aesthetically a little tired. However, if you are just coming here to sleep after exploring Venice all day, it was perfect for three people. Bonus that you only have to cross one bridge with luggage after departing the water bus. I would stay here again simply for the location. Note: You need to check in at San Marco Royal Hotel.

The location is great, 5 min. walking distance to many restaurants and San Marco plaza. The room was clean, room size was also great, one bedroom and one living room. Great size for 1-3 people. The room was pretty quiet during the night (even during the carnival period). Probably because the room was facing towards the canal. Buffet continental breakfast costed 10 EUR, seems to be reasonable in Venice.

Location was fantastic..suite was great,could use a little freshen up of upholstery..a kettle/coffee set up would be nice..the maze from ground floor to room a little annoying...would probably stay in the actual hotel these suites are connected to next time...

Excellent staff they were very helpful in locating the property this was our first trip to Venice. There was housekeeping daily and we arrived to a clean and well prepared room. This property is located on a few of the canals and is within walking distance of the clock tower and Saint Marco Basilica! Would definitely recommend this place to anyone looking to visit Venice. There is a Gondola station right outside of the main lobby and water taxi and water bus station within a few minutes walk. Breakfast is available at the property but recommend just checking out the many options of Cafes nearby.

Terrible experience with hotel. Received room with no hot water and no air conditioning. Said they would fix and when they couldn’t they ignored communicating with us. Then they got us another room on the last day and the air conditioning circuit was shut off. Had to complain to get it turned on. It was 95 degrees in Venice so it was needed to come to a cool room. They promised to give me a credit and then when it was time to do so they said they wouldn’t. Terrible dishonest people and terrible experience.

HORRIBLE check in. We had no support to help w our three luggage bags. We had to drag our luggage through the streets over bridges in extremely hot weather. Hotel advertised having air conditioning but had a stand alone unit with a out funnel line sticking out the window in the living room with the open window exposed to the environment of heat and insects. Staff were unwilling to offer to help you or help you. Hotel room was so hot. We slept separately on our anniversary on the couch and day bed. Terrible place. NOT RECOMMENDED.

Very close to Duomo, shopping and train station. The staff is very friendly and kind! Breakfast had good choices and excellent service. I will not mind going back there if I go back to Florence!

Room had plenty of space for a couple. Room service was great. Location was convenient to St Marks Basilica, which allowed us to take the water bus from the train station to St. Marks and we only had to carry luggage across 1 bridge. A continental breakfast was available for an additional fee.
** Warning: Do not take the complimentary boat to the glass factory. The factory tour was nice but then salespeople stalk your party throughout their shop trying to encourage/pressure you to purchase extravagant, but beautiful pieces. **

The place is very nice, a little hard to find it but once you find it, all is worth it. City is very nice. The evenings are amazing
The only thing I regretted is not stay a few more days. I could stay at least a week here!!

Centrally located. Lovely old building by the canal. Difficult to find on the first day and we ended up walking round in circles with young children. When we finally reached the address on the booking there was a notice saying the reception was somewhere else which resulted in more walking around aimlessly.
Breakfast choices the same everyday. Poor coffee from a machine- investing in a decent espresso machine would have been nice.
Despite the above, rooms were of a good standard and cleaned impeccably. Staff were friendly. Once we got our bearings it was easy to navigate.

The room was very nice except for the faeces that I had to clean from the toilet seat. Despite having a kitchen, there was no cutlery, crockery, kettle, or tea bags. When I asked for a kettle I was told it was 'not possible'. This was repeated several times until they realised that I wasn't going to accept this and then a kettle miraculously appeared!
Same with the iron - told many times 'not possible' but after insisting for about 20 minutes, again they suddenly seemed to find one. I had to be very careful with it however, as it had exposed wire in the flex.
After failing to get a response on the phone, I went down to reception for more toilet paper. No-one there for 10 minutes. Then someone arrived. He gave me some toilet paper but couldn't help other waiting guests as he wasn't employed at the hotel. As I left, the actual employee rushed in from the street looking guilty.
They did manage to bring us ice when asked and tried, but failed, without being asked, to find us a different route to the ferry.
A great few days in Venice spoilt by having to insist to the point of rudeness to get basic things that other hotels provide as a matter of course without needing to be asked. We never did get the cutlery. We used plastic knives and forks from the take-away next door.

Stayed at this property for 4 nights. Location was brilliant as it is right in the middle of Venice City, convenient when travelling with 3 children and their grandmother. Rooms were spacious and beds comfortable. We had are own balcony which was a bonus. It was beautiful sitting outside in the morning. My only issue would be that there was a small kitchenette available with no utensils provided. You weren’t allowed to use the cooker and the tap was leaking when used. Overall, we had an excellent stay and a fantastic break.

We arrived in Venice after an eight day cruise. We had a lot of difficulty being able to find reception (our fault we don’t speak the language). Once we found it there was a sign on the door advising us to check in at their other property. After that everything was nice. The room was spacious, clean and exactly as pictured. The staff were extremely friendly. Other than a couple of croissants we did not take advantage of the breakfast offered. They tasted great and the rest of the pancakes, bacon, etc looked just as good. The location was amazing and I would absolutely recommend staying there.

The only problem was location. The Suites are accessed via the San Marco Royal Hotel. The address Hotels.com provided was a dead end alley with a sign on the door directing us to the San Marco. I'd make sure future travelers are alerted to this because carrying luggage through Venice is not a way to endear yourself to locals and tourists alike.

Shabby decor. Had to request kettle and cups in a junior suite with no coffee/tea making ability.
Had to walk up and down stairs and take a lift to access suites - all very confusing.

We were traveling with 2 small children (6 & 3) for only 2 nights. Our room was a HUGE one bedroom suite with 2 bathrooms, dining area and half kitchen. The location was perfect for the 2 nights with children (a couple that can move around more easily might want to be more adventurous). Although room showed alittle wear and tear it was CLEAN, comfortable, spacious! If u want modern lux don’t go here. We liked the authenticity. Regarding being hard to find- we hired porters ($$$) but worth it for us (lots of luggage, stroller, 2 kids)and they knew exactly where to go. We’ve moved on to Firenze (a modern chic smaller hotel) and our kids miss ‘our home’ in Venice.

The reception was beautiful but it took us a while to actually got to our family hotel room. Climb stair get on and off elevators. Very difficult. The hotel halls and rooms needed to be painted. Couches were dirty. But service was good.

Property was very well laid out, lounge, dining, kitchen. Large bedroom and bathroom. The whole apartment was very airy, which was great after walking around Venice in the heat and sun for the day. Location of the apartment was second to none, literally a stone's throw from St Mark's square.Staff in the hotel are very pleasant and helpful. Didn't see much of them, but were on hand when needed.The description of the apartments should be amended to reflect that the entrance to these is actually through the Royal San Marco Hotel, as when you get to where you think you are going there is a sign on the door telling you that you need to go somewhere else.Nothing to do with the hotel, but if using Google to get to the hotel, get off at San Marco and not Rialto - wandering Venice when you get in late at night with suit cases is stressful.Fully recommend this hotel to anyone who wants to explore the city.
