An adequate stay. Good location but property and communication need improvement.

The property is in a quiet area with good on-street parking. It’s around a 15-minute walk to some nice shops and amenities. The area around the cathedral in Lincoln is beautiful and there’s loads to look around. It’s got a park nearby which is great for kids. The two smaller beds were very comfortable and weren’t squeaky. The downstairs shower was nice and powerful, and being able to control the temperature was a great feature, especially as we found the house a little warm. The property was generally adequate for a short stay.

The property is in need of some TLC and an upgrade in terms of the overall quality and condition. There was chipped paint throughout and the sink plug was broken. The living room sofas were very uncomfortable. The master bedroom bed was extremely squeaky, with every movement during the night making a noticeable noise. The communication during our stay was particularly disappointing. When we asked about basic cleaning supplies such as bin bags, a cloth and cleaning spray, we were initially told that these weren’t provided at all and that guests should bring them with them. This was confusing as there were signs asking guests to clean up after themselves, and we would consider things such as a bin bag and cloth fairly standard for a self-catering property. We were then given conflicting information (only a few hours before our departure), being told that a bin bag, washing-up liquid, sponge, cloth and tea towel were actually provided, and that antibacterial spray should normally be under the sink. When we queried the contradictory replies, we were eventually told that the initial responses had come from an AI chat assistant. We found this a very strange and frustrating experience, and communication with guests should really be clear and consistent.

Great location, just what we wanted for the city centre. Plenty of room, comfy beds and sofas. Dishwasher was a bonus. Interaction with owners excellent.

Location to castle. It had basic facilities you need

Overall, the whole property needs upgrading. Cracks in walls, cob webs, bleached towels . Not maintained, doesn’t feel like any pride in the home or for guests.
