Check-in, check-out & reception: Both check-in and check-out were fast, seamless, and completely trouble-free. The staff at the reception were very helpful and answered all my questions clearly. The directions on how to find the building were detailed and easy to follow, though it would be great to include information on what to dial on the entrance intercom to reach reception if the door happens to be closed.
General comfort & atmosphere: Stayed in apartment B401. Overall, it was a good stay — the apartment is warm, calm, and quiet. Soundproofing is solid: you rarely hear doors in the hallway, and despite the active construction nearby, the noise is not audible inside at all.
Amenities: Good selection of essentials provided — towels, soap, shampoo, shower gel, kettle, tea, coffee, an iron, an ironing board, and a washing machine, and a dishwasher.
Smoking accommodation: My smoking preferences were taken into account. (I used the balcony for vaping).
If these small flaws are fixed, it’s an excellent, quiet, warm, and peaceful apartment:
Bathroom odor: There was a persistent sewer smell in the bathroom that didn't go away even with the exhaust fan running. It seems like the sink or shower drain traps might have dried out from lack of use.
Wi-Fi information mismatch: The actual Wi-Fi SSID didn't match what was provided. The network name in the check-in instructions was different from the one written inside the apartment, and the actual network turned out to be a third one entirely (luckily, the password worked).
Missing amenities: Either there was no laundry detergent for the washing machine or I just couldn't find it (though I did see detergent for the dishwasher), which is inconvenient for short-term guests. Also, the apartment lacks a full-length mirror.
Minor maintenance & layout issues: The window handle in the room was slightly loose, and the wallpaper was peeling a bit at the seams between rolls. Some light switches are confusing — while all lights work, there are more switches than needed, and one has an icon that doesn't match its function.
Unclear smoking policy: It would be helpful to explicitly clarify the policy for e-cigarettes/vaping (whether it is strictly balcony-only or allowed inside).
The view (temporary): The current view is directly facing an active construction site, though this is obviously temporary until work in the area is finished.

We had a fantastic experience staying at ForS Belgrade Waterfront. The apartment was immaculate, modern, and beautifully decorated with all the amenities needed for a comfortable and luxurious stay.
Location: Unbeatable. Situated right in the heart of Belgrade Waterfront, with easy access to top restaurants, cafés, and the scenic Sava Promenade.
Comfort & Cleanliness: Extremely clean, spacious, and quiet, offering great views of the city. The bed and furnishings were very comfortable.
Host & Service: Check-in and communication were seamless, friendly, and efficient from start to finish.
Highly recommended for anyone visiting Belgrade—whether for business or leisure. Would definitely stay here again!

Very clean, comfortable apartment. The apartment is very well equipped, there are utensils, pans, kitchen towels, tea and coffee, basically everything one might need. The location is great, near the river, with a lot of shops and restaurants nearby. Free garage. Very very very nice and responsive hosts.
Due to the location near the river there are a lot of mosquitoes in the apartment/on the balcony. It is obviously not the hosts' fault, but a mosquito net would make a huge difference. There is a building site next to the building (working 24/7) so it gets noisy sometimes. Otherwise everything was great.
