This was a return trip to Ryedale House for the family, having stayed 2 years previously. The Outlook was a definite upgrade to the previous apartment. This apartment came with 2 parking spaces but these were of the tandem style, so in effect it was just a long parking bay and narrow too, so when cars parked in the adjoining spaces it was a really tight squeeze to get in / out of the car. The spaces need to be bigger!
For the first week of our holiday the temperatures outside were in the mid 30's and the apartment quickly heated up, made worse by the large volume of glass in the kitchen / dining area and the fact that there weren't any blinds to shield the sun. The view was very good though.
It was however disappointing that in the ensuite bathroom for the bedroom nearest the kitchen there was a significant bad (drain like) smell after a day. This was reported to York Stays who recommended running the sink taps for a bit but this did not make the smell disappear. which basically rendered the ensuite useless, so the family bathroom had to be utilised. This really needs looked into a fixed for future guests. Other than this, it was a good aprtment

This is the 2nd time with stayed in an apparent in Ryedale House and I can honestly say from start to finish the customer service from Stays York is fantastic. It’s clear and confirms everything you need to know about your stay including arrival and leaving instructions. I had reason to contact them prior to the stay and they respond quickly and don’t make you feel like you’re bothering them.
The apartment itself was lovely, clean and very spacious. The outlook was great overlooking the river and at Clifford’s Tower. Due to the lovely weather and the apartment not having any lightweight nets/curtains at the windows, in the main living area, you couldn’t block out the sun at all and it made the apartment very hot. This coupled with the main window being broken, it was difficult to cool it down. This is only a very small criticism but wouldn’t stop me staying there again, I would just considered the time of year.
In terms of location, you couldn’t be more central. A 2 minute walk into the city, close to one of the wall entrances and surrounded by lots of lovely restaurants.

Fantastic apartment in an ideal city centre location. Good communication from Stays York. A few minor problems on arrival and during our stay. The key fob for the automatic gate didn’t work so we had to contact the emergency out of hours support to gain access to the building car park. Luckily another resident let us into the car park after a wait of half an hour. Once in the apartment the quality and facilities was brilliant. We were made aware that the large sliding kitchen window was broken but that wasn’t an issue. Netflix wouldn’t work on the TV and there was a pungent odour coming out of one of the shower drains. The other 2 bathrooms were fine so this wasn’t a problem.

Location was amazing with a great view from all rooms. Underfloor heating was good This apartment was let down by a few maintenance issues the bathrooms 2 out of 3 not able to use due to extremely hot temperatures that could not be turned down
We all had to share which was not ideal as en-suite. A broken window door that could not be open The beds we all found uncomfortable and didn’t have great nights sleep in both rooms. The sofa had a couple of large stains on it and needed a good clean
We would not return to this apartment
