About this villa rental
A wonderful 90-square-meter farmhouse that can accommodate up to 6 people, located on the first floor of an elegant historic building (access via steps). The property is located in a historic area, just outside the city of Siena (1.3 km); a stone’s throw from Piazza del Campo and the main attractions of the historic center.
The accommodation consists of three bedrooms, a living room with a kitchenette, three bathrooms, and a large shared courtyard.

The apartment is located on the first floor (steps to enter). Please be aware if you are traveling with children.
The interior layout is as follows:
- BEDROOM 1 with a double bed and closet;
- BEDROOM 2 with a double bed, closet, and bathroom (2);
- BEDROOM 3 with two single beds (that can be joined), dresser, and desk;
- LIVING ROOM with a table and chairs, TV;
- KITCHENETTE with gas stovetop, refrigerator with freezer, Lavazza coffee maker, dishwasher, oven, and microwave, various kitchen utensils, wine glasses;
- BATHROOM 1 with shower, bidet, and toilet;
- BATHROOM 2 with shower, bidet, and toilet;
- Shared COURTYARD with table and chairs.
ADDITIONAL AMENITIES AVAILABLE TO GUESTS: Unlimited Wi-Fi, independent heating, iron and ironing board, clothesline, hair dryer, coat rack, soundproof windows, portable fan, mosquito screens.
A crib is available upon request.
PLEASE NOTE: There is NO air conditioning.
The washing machine is located outside the property, in the common area.
The courtyard and the outdoor area equipped with a table and chairs are shared with other apartments.
One uncovered parking space is available, suitable for SUVs as well. Upon request, an additional parking space can be provided for 15 EUR.
Seven days before arrival, you will receive instructions on how to register your documents via our Guest Portal.
We need this procedure to verify your information and documents and to send the details to the Alloggiati Web police service, which is the Italian system for registering guests staying in Italy.

. Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).
Summer: The average air temperature must not fall below 26°C for all types of buildings.
Winter: The weighted average air temperature must not exceed 19°C. The period during which heating is permitted and the daily operating duration depend on the climate zone defined by the regulations.
Siena Climate Zone D: 11 hours per day from November 8 to April 7.
For check-ins between 8:00 PM and 9:00 PM, a surcharge of EUR 20.00 will apply, payable in cash upon arrival.
After 9:00 PM, ONLY self-check-in will be available. Further information will be provided after booking.

Lovely home in a wonderful location just outside the Porta Romana of Siena. If you have rented a car and are concerned about parking, this is the place! And such a comfortable place to stay. Open the windows, lower the screens, and enjoy the amazing views into the hills surrounding the city.

Very good location for a home with parking. It was great for our rental car because parking around Siena is very difficult. And a quick walk to the historic city center. The home is well appointed and spotless with great views to the east over Tuscan hills. The host communication. The only thing to be mindful of is there is no air conditioning. They have fans in all the bedrooms, which help a lot, but we underestimated how hot it would be in July.

Excellent location 15 mi minute walk to the center of town. Towels and linens were fresh and fragrant. On site parking was super convenient because of limited parking around the town. The property manager was immediately available by phone and delivered an extra blanket which in 5 minutes of our request.
