A 3,800 sq ft timber-frame chalet on five private acres outside Ellicottville, built for large groups: five bedrooms including two primary suites, four full baths, eight beds and three floors, so 15 people fit without anyone sleeping on a couch. Central AC, fast internet, a big west-facing balcony for sunsets, and a solo stove for bonfires. The village is 9 minutes by car, HoliMont about 12, Holiday Valley 15 to 20. Quiet and private, for families, ski weeks and golf groups. Not a party house.

THE HOUSE
A custom timber-frame chalet, 3,800 square feet on three floors, finished in reclaimed wood, brick and metal. Five bedrooms, four full bathrooms (one with a jacuzzi tub), two living areas, and a full kitchen. Sleeps 15 across eight beds:
- Loft suite: king bed plus a double futon, private bath
- Main-floor suite: queen bed, private bath
- Main-floor bedroom: queen bed
- Lower-level bedroom: two queen beds
- Lower-level bedroom: two double beds
Every bedroom is a real room with a door. Twelve to fifteen people fit here without anyone on a couch.

WHERE IT IS
Five private acres in a quiet development outside Ellicottville, bordering a 400-acre public park with miles of hiking trails and a trailhead a short walk from the door. The village of Ellicottville (restaurants, shops, Fall Festival) is about 9 minutes by car. HoliMont is roughly 12 minutes and Holiday Valley 15 to 20. Snowmobile trails are a mile away. You give up walking to the village and get privacy, dark skies and no one on top of you.

WINTER
Ski Holiday Valley or HoliMont by day and come back to a propane fireplace, a 77-inch OLED in the lower level, foosball, PlayStation 4 and a darts alley. Two living areas mean the kids and the adults can each have a space.

SUMMER AND FALL
Central air conditioning, which most homes in the area don't have. A large west-facing balcony with a grill, dining area, hammock and seating, and sunsets straight off the deck. A Solo Stove fire pit for s'mores under country skies. Next door is Griffis Sculpture Park: 400-plus acres of trails through meadows and woods with large-scale sculptures along the way, open May through October. Golf courses in and around Ellicottville, lake access on the property, and fall color from every window in October. The layout works well for a golf trip or a multi-family week.

WHO THIS HOUSE IS FOR
Families, multi-family trips, ski weeks, golf groups, and friends who want a quiet place with space. It is not a party house: no events, 15 guests maximum, lead guest 21 or older. Exterior security cameras cover the driveway and entries. We respond quickly and have local help on call for anything the house needs.
