Kick back in the living room with a 65" TV, NEX Playground, and bean bag that magically turn into an extra full bed (plus an airbed for bonus snoozing). Sip, brew, or unwind at the coffee + wine bar, then whip up a feast in the fully loaded kitchen with seating for eight—kid and pup gear included. All 3 bedrooms bring hotel-level vibes with a king bed, TV, white noise machine, air purifier, and a pack ’n play for little travelers. Outside (May–Oct), take the fun outdoors with Giant Jenga, Giant Connect 4, Cornhole, and a Ninja Electric Grill. And don’t miss the star of the show: the game room with a projector TV Screen, newly added lounge area, pool table/ping-pong combo, and a lineup of arcade games that’ll keep everyone entertained for hours.

**The entire home is yours to enjoy. The only area off-limits is the attic (storage) & 3 kitchen cabinets, which will be locked.

****Guest Verification Required:** To ensure a safe stay for everyone, guests may be required to provide a copy of a government-issued photo ID for identity verification prior to check-in.**

A late check-out fee of $100 per hour will be charged for any unplanned late checkouts.
-->An unplanned late check-out is any departure after 10:00 AM that has not been approved by the host before 9:00 PM on the day prior to check-out.
--> If arranged and approved in advance, we may be able to accommodate late check-outs or early check-ins for $25 per hour, depending on availability. Please message us ahead of time to check availability, as this is not always possible.

Arriving after dark? Just a little heads-up that our area has limited street lighting, so the neighborhood can be quite dark at night. I’ll make sure to have the exterior lights and a few lights inside the home on for you, so it’s easier to spot the house and you’ll have a warm, welcoming arrival


Our lawn service provider typically comes by to mow on Mondays or Tuesdays (weather permitting—if it rains, the service is rescheduled to the next dry day). We would also appreciate it if guests could park in front of the house during these days, if possible.

Trash pickup in our area is on Thursdays. No action needed from guests (FYI the truck can come as early as 6 AM so if you happen to hear a little noise early Thursday morning, that’s just the garbage truck stopping by).

We provide high density orthopedic-style firm mattresses

We have 3 actively recording external cameras for everyone’s safety (1 in the Driveway and 1 for each outside door), as well as a noise decibel monitoring device in the property. Please refer to Safety & Property>Safety Devices found at the bottom of the listing page for details.

Children under the age of 12 have to be supervised by an adult in the game room at all times

Outdoor amenities are typically available May–October, weather permitting. Availability may vary depending on seasonal conditions.

Rockford is known as the Forest City - nature is everywhere! While we maintain the property with regular professional pest control, the occasional insect can still make its way indoors—especially during seasonal changes. If you happen to notice anything during your stay, please don’t hesitate to reach out. We’re always happy to help and can quickly provide solutions.

We understand that pets are part of the family, and we welcome 2 well-behaved, fully house-broken dogs in this house ($50 per night). Please note that at this time we’re only able to accommodate dogs. Please see our house rules for further information.

***Property access & security***

Access to the home is for registered guests only, and only during your reservation dates and times.

Entering the property before check-in or after checkout without our written permission is trespassing. It will be reported to VRBO and charged one additional night at the booked rate, plus a $150 unauthorized-access fee.

Forgot something? Message us — we're happy to arrange a pickup time, or ship it to you at your expense. Please make sure you have everything before you check out, as re-entry after checkout isn't permitted.

Keep all exterior doors and windows locked whenever you leave and at checkout — including sliding glass doors, which should be latched and/or secured with the safety bar. Leaving the home unsecured may result in additional charges.

We love hosting dogs! A few things to keep it that way:
• Dogs only, please — we are unable to host other animals at this time.
• Your dog must be fully house-broken. If your pup still has accidents indoors, our home isn't the right fit just yet.
• Please add your dog (up to 2) when you book so it's on your reservation — ($50 per night)
• Please clean up after your dog, inside and out. If an accident needs extra cleaning, additional cleaning charges may apply.
