The location was good with several shops close by and right next to the canal.
There is no lift except to take luggage to first floor. Might seem slightly dated but the beds are comfortable.

The room was older which you would expect in Venice, but very roomy and clean. The bathroom looked new .
The hotel staff were very accommodating. We were able to keep our bags at the hotel the day we checked out and were then able to sit in the lounge until 10 minutes before our water taxi arrived. They also booked the water taxi for us. Their help certainly enhanced our trip as nothing was too much trouble for them.
