Outstanding location, room was large, bathroom small but adequate and very clean. Breakfast was very good and staff very welcoming and helpful re stored luggage. Good free map provided and quiet location despite being only a short walk to Rialto.
My husband required extra pillows but they were happily provided. Everything else was better than expected for a 3 star hotel. While the stairs didn't bother us in a two night stay, the lack of a lift could be problematic if you had a lot of heavy luggage.
