Location is perfect in the quieter part of Oltrarno but just a few minutes away from Santo Spirito. Place is clean, rooms comfortable.
Communication about breakfast before arrival indicated that guests can decide if they opt in for breakfast. At arrival, we learned that not enough guests wanted breakfast so there will be none provided. As there is a room with a coffee machine (which operates from 8 am on), we bought our own breakfast in the markets nearby. This was enjoyable, but just be prepared that you cannot rely on breakfast being provided.

The location was excellent for getting around Florence and all the various sites and eateries. The reception woman was extremely kind, respectful, helpful, and spoke English to help us with any questions or make suggestions on hi-lights of the area. Very clean, had all the amenities needed. Laundromat just 2 short blocks away. Nice area for coffee & piece of cake in the mornings.
Everything was great!

Staff was very friendly. Breakfast was pretty good and super convenient that it was offered on the property!
I didn’t like that there were no elevators and we had to lug our luggage up 3 flights. Guess if we had smaller suitcases this would not have been an issue! Also we had the hardest time getting transportation from the train station to the hotel so be prepared for that!
