The SaddleRock Ranch Bed & Breakfast is an exclusive estate on several hillside acres bordering the National Forest. Overlooking the town of Sedona, it is only five minutes or less to the town's shops, galleries and restaurants. Secluded and peaceful, it is a perfect non-smoking property. The romantic guest rooms each have private showers, tubs or tub/shower combinations. WIFI available. You can also access the Internet poolside! Enjoy the heated outdoor pool (available May through October ) and hot spa ( available all year long). Savor fabulous sunset views from terraced garden decks. Sip a festive beverage from the sparkling pool and spa that are on a cantilevered deck suspended over the hillside. View birds and wildlife from our three acres of grounds and gardens. Practice yoga or meditate on a serene portion of the property. Play the piano, curl up with a good book or enjoy the views in our spacious parlor. Exclusively for guest use, the room features fourteen-foot view windows that highlight stunning red rock vistas. Step out our back door for access to a wonderful skyline-view hiking trail from which you can see every major rock formation in Sedona. Or hike an easy fifteen minutes to a fabulous view overlook, which is also one of Sedona's sacred vortex sites. Mountain bike rental, golf and free tennis are not far away. Rates vary depending on the number of rooms rented. Rental rate of $495 a night listed includes rental of 3 Master Suites for up to 6 guests. The price increases for guests over 6 and additional room suites are added to accommodate up to 10 guests ... up to a total of 5 room suites. If you would like, you can add the additional room suites to your rental and if not....please note they may be rented to other guests as a suite only rental with private access from the outside and these guests would not have access to the main communal area, pool or spa during your stay.... * please note there is also a separate self contained studio cottage behind the main house that sometimes rents ....the guests have no access to the main house, pool or hot tub during your stay* If you are also interested in the cottage for up to 2 additional guests for an additional rate please let us know.* Retreat to the quiet and solitude of the majestic Sedona Sand Formations which tower over this arty resort community. Absolutely beautiful property, and the views are breathtaing. House is a bit dated, but was so great that everyone had their own bedroom with a bathroom for our group of 7 people. The dining room table sat everyone and was where we spent a lot of time playing games and hanging out once the sun went down. The bed mattresses should all be replaced, they are very worn our and have noticable indents. Also, the pool could use a heater, the water temp was 55 degrees, so we were not able to enjoy it at all. I would absolutely stay here again and would highly recommend to anyone traveling to Sedona.

We’d been planning a family get together since the beginning of the year, traveling from Alaska, Colorado, California & Washington. The one line picture looked perfect!! The view was amazing!!
The inside of the house was ok, but the ants were everywhere.. the owner must have known of because there were bait everywhere.
My main disappointment was that the pool wasn’t heated. I probably wouldn’t have chosen this place had I know we were not going to be able to use the pool..
But the location was perfect, sunset/rise were amazing.

We enjoyed the “rustic” appeal. However, the living room furniture is old & dirty. We did not want to sit on it. Our bedroom sheets had crumbs in them, had to get a new pair and put on, did not want to see the bed topper…another bedroom sheets had dark hair all over them.
Dining room was great with the panoramic views. Kitchen was fine. It was well stacked.
The pool was not heated as stated it should be until 10/31. The surrounding pool area ( sandstone?) was cracked and pieces everywhere.
The place needs a good cleaning job and maintenance repair.
There was also a musty smell as soon as you walked in.
The views were spectacular!!!

We had a very nice visit at Saddle Rock Ranch. The house is beautiful but older. You should see the view.

We did not realize how old the house was. Built in 1940 it’s very old. Pool was dirty with animal droppings around the edge. Lots of leaves and debris that we vacuumed out ( not big deal).
Arna was very responsive on getting things fixed and we saw her maintenance guy almost everyday. Very friendly guy!
Overall good stay just go into it knowing this is an old outdated house.

Recently hosted our spiritual retreat here and we. Oils t have been more pleased with this house. The views, rooms and character of the house created a unique experience for everyone. The artwork was inspiring and every room had its own flavor and bathroom. Communication with the owner was also incredible. She was attentive and sweet. We will definitely book again in the future. You will not be disappointed! The views can not be beat, you can take a short walk on the property trail over to airport loop where you are at the destination of even more views! Kitchen has everything you can need appliance wise. The cozy, historic and art feel perfectly fit Sedona. You are walking distance from everything you need for your stay! Will definitely return!

We stayed here for 3 days celebrating my sister’s bachelorette party. The house was great for a group with plenty of space for family dinners at the table, lots of couches to hang out, and great views from everywhere in the house. The pool was so perfect to cool off after a hike and hang out during the day. Location was close to everything we wanted to do! Would love to come back for this property!

Prior to booking, we read the reviews of AC not working properly but did not want to write off the house. Instead we emailed to see if the issue was resolved, which the owner said yes. Upon arrival, the house was close to 100 degrees and the majority of our trip was spent stressing and communicating the problem to get resolved.Not only was the temperature a concern, but the amount of bugs in the home was awful. From ants to Beatles to big spiders, you could find them literally everywhere you went. The most common places were bedrooms, kitchen counters and cabinet, and all on the floor. Even after properly securing our food, we still found bugs inside. The house had such potential, but needed a ton of TLC and was not worth the money. The pool was filthy, the pool cushions were dirty and ripped. The floor boards near the pool were rotting and dangerous.
Upon arrival, the bedding was not clean. All of the outside plants/landscape was dead and lacked care. One bathtub had a cigarette bud, a clomp of hair and dirt. You could find cobwebs and dirt everywhere.

LOVED the location and the space!!

The location to downtown was very convenient. The views from the home were magnificent. The home itself requires some TLC. Very rustic and needs a facelift to match the majestic views of the red rock mountains.

We had to leave this house due to safety concerns. This house was 86-100 degrees inside depending on the room you were in. We arrived (me and 7 of my family members) and immediately noticed that 3 of the bedrooms were between 86-100 degrees. I have pictures of the thermostats. The a/c was only working properly in the family room and 1 bedroom. The rest of the house stayed extremely hot. After contacting the property manager we were given access to an additional room however it was 95 degrees despite a running a/c unit and there were cockroaches in the room. The pool was visibly dirty and had a beer can at the bottom. There were alcohol bottles around the pool area outside. It was obvious it had not been cleaned. The spa is green and has murky water. It is unsafe to go into. The a/c thermostat is a nest and it was set at 65 degrees but perhaps just too old of an airconditioning unit. We also noticed a rat trap and rat feces in one of the master bedroom windows. At this point the owner and property manager was no longer assisting us or responding. I notified the owner that we were leaving the home that night and it is equiped with video surveillance. I spent over $1900 on this home rental. After 5 hours of trying we had to leave and pay for hotel rooms. After saving for a year to go on the vacation I dreamed of, I am now faced with not getting a refund for the home rental. At this point the owner and vrbo are not issuing a refund. Please do NOT rent this house. I am contacting the city of Sedona and the better business bureau.

To much to type. To anyone renting location beware pic is not what it seems. There are ants a door someone kicked in broken barbeques roaches on swimming deck. Wood is rotted my pool gate to house is not secure as listing says. All the green showed in pic is now dead and just weeds. Not wprth the price my list can go on i just do not have that kind of time

Place was amazing. we had a great time staying there. It is a little outdated for some things there, but it is an older home so that is understandable. The pool was a little chilly so couldnt really swim at night, but refreshing when it is really hot outside. Hot tub should be upgraded for price paid to stay there. You will come across some critters while you are here so hopefully you are okay with that.
Overall, though it was a great time and would recommend for people that arent looking for anything too extravagant, but likes to be secluded.

We originally had 6 girls, but one dropped, the place became really expensive because she was supposed to cover the bulk of the bill, but owner would not cancel, we ended up just negotiating a discounted price, though it was still out of our budget. Owner and property manager are very responsive - but know that if you book this place less than 60 days out they still enforce their "60 day cancellation policy" on you. We booked at 30 days out, which means cancelling at 60 days was darn impossible, so be sure to get something in writing from them that you could cancel within the first week of booking if needed.We knew it was a little dated from the photos of the kitchen... but turns out the whole place needed a face lift. The floors creak everywhere, you know when someone is awake. Some of the cabinets and drawers in the kitchen were crooked and nearly falling off. All of the trim were worn and crevices needed to be sealed - there were crawlies. Some of the window curtains are sheer so beware of peeping Toms. Took until our last day for the fridge to finally cool down and run at a chilled temp - our milk spoiled and our orange juice fermented in there among other things. They were willing to run the pool for us for no additional charge during the off season... but if we could, we would've stayed elsewhere. Also, this isn't reflective of the property, but heads up, there is not a single street light on the way up to the property once you entire the little neughborhood, it's pitch black.

My family of 5 stayed for five days and we had a wonderful time!
The house has the most amazing views of the red rocks. The bedrooms and baths are spacious. Everything was extremely clean and well appointed. The home is historic so you can not expect the most modern feel but the kitchen has all of the appliances and cookware that you could need. The Wifi worked perfectly and the hot tub was a great treat after hiking.
You are close to most of the most popular trails and minutes from town.

Beautiful views, Best Hiking
The views were magnificent! The owner was really helpful and communication was great. The hiking in Sedona in general is unbelievable! We really enjoyed the airport loop right out the back door and saw lots of wild life. The house was interesting but fun, had plenty of space and nice amenities.

Eclectic Sedona Home
The pool and the hot tub were awesome! The grill was super clean and easy to use. We loved the comfort of the beds and the soft sheets.

Great experience
The location, view, and spaciousness are hard to beat. It’s quirky and needs some TLC, but was charming and comfortable. Our kids ran from pool to hot tub to trail. Everything in the fully outfitted kitchen worked just fine. We made meals in house for three days. Fun staying in a historical home.

Best View in Sedona
This is a wonderful quirky historic home with the Airport Loop Trail right out the back door.
The views from the living room, dining room and two of the bedrooms are postcard ready breathtaking views.
We were a family of 7 including 3 children ages 7, 9 and 10. They loved exploring the large property.
The owner was VERY responsive, even buying us a new crock pot, when we checked to see if there was one in the kitchen.

This is a beautiful place to spend the holidays with friends and family. Very clean very quiet. The
Gorgeous location sit right in the middle of the red rocks. The hiking outside of the back of the house is wonderful. Views out of the living room and bedrooms are stunning! Couldn’t ask for more :-)

Lovely view.
Very nice property. Roomy. Great location. The property manager was a very nice person to deal with. They really do need to make some repairs and improvements. Be forewarned--if you are a sports fan, and intend to watch an important game--find a sports bar--no TV. And the fireplace is a stove in one of the bedrooms.

Stunning views from an older home
The views were amazing from this home! Rented entire main house. It was a funky retreat with nice spaces but needed a little TLC. Roof had several leaks, light switches/plugs were iffy and heater didn't work in loft room. Some beds were squeaky. One burner on the stove didn't work. Could use less flatware and more cookware (skillets) in kitchen. Overall, it was very cool and with a little updating/maintenance, it could be a really great retreat. Loved the architecture and historical significance. Would be nice to have more history of the place.
Nice location in a quiet neighborhood, just below the airport. It worked for our group of seven with minimal complaint.

Wonderful property!
Loved our stay at SaddleRock Ranch! The place was clean and had so much character! Our afternoon by the pool was so amazing. We also walked from the house to Jack Adobe trail (about one mile away) and did an amazing 10 mile hike. We also were able to walk into town and grab an amazing dinner. The walk was about a mile each way - but super easy!
Hosts were easy to communicate with. Check in and check out were super easy. I would definitely stay here again!

Older home in great convenient neighborhood. Lots of space indoors and out and great view.
Spent vacation with family here. Overall, enjoyed this property. It’s an older home- so dated yet spacious, interesting and clean but I had some frustrations. Figuring out lights throughout house was irritating and some of fixtures needed bulbs that I eventually found a couple in misc places. I love to cook and the kitchen was not up to my standards. One of the stovetop burners didn’t work. It was unorganized and needs new cookware. The drawers really need attention. Upstairs is where my husband and I slept and thankfully our son brought a fan we used as it was warm at night. For the amount of nights we stayed I feel there should be more than 1 set of bath towels per person. The outdoor pool area is wonderful but it would have been nice to swim at night had the pool light worked. Two mornings in a row (too early one of them), workers came— fix a leak in kitchen and the other yard work. I would have liked to know they were coming as that’s an uneasy feeling having someone unexpected show up 2 days in a row. Lastly, I’m not into new age and FYI anyone else not a new ager, there’s a lot of that in this home. Honestly, I’d want some changes made that I’ve mentioned to consider staying there again. Although as negative as I’ve sounded the owner and contact person were very available on phone and very kind and welcoming. This property is most interesting esp if you like older homes with character but it can withstand some upgrades without losing that historical charm.

The views were absolutely spectacular and we could hike to the vortex from the house!
The house was plenty big for our party of six. We loved sitting in the living room looking out the windows at the amazing views. The house was well stocked. The house needs a little more maintenance, especially in the bathrooms. When a storm happened, there were several leaks. One of the doors didn’t lock as well. Very happy overall. We had a fabulous time celebrating our 50th birthdays.
