Never again.

Worst Experience !! Paid in full + City tax! Arrived to a door covered with graffiti. No foyer , just a room with 2 people with a laptop to meet you . Sure they offer breakfast "ACROSS THE STREET" for 8 Euro's , not on the premises. The video on Booking . com... what a fake. The room was only big enough for the beds , felt like a white cell. Having a bathroom felt like a bonus, totally disappointed , as the video was not a true likeness. We walked into the room , stayed 5 minutes, looked for another place, walked into the office , left the keys , expressed disappointment and walked out. I had asked if there was any other rooms with a terrace during check in and she responded as if all booked up however miraculously i get a message 2 hours after i left saying they have another room to show us, still on main floor, NO THANKS! I'm still waiting for a refund by the way.. and their excuse was " I didn't cancel", Really, so throwing both keys on the counter and leaving wasn't clear. This isn't over... totally don't recommend , in case i wasn't clear enough.

Enjoyed Rome wish we had stayed longer.

Close to train, 10-15 min from colosaeum,

Very small kettle, no microwave, I wish there were some Teabags sugar and salt. Fridge leg was broken and it was very wobbly. Sofa bed was not very comfy.

It would be nice if showers would not be a mess

Location is a huge advantage of the object. Price is also nice. Staff is also trying to be helpful and respectful. AC was working fine. Had no problems with electricity. WIFI was working just fine.

I reserved two rooms, I get one standard and one premium room. So I got the comparison. In standard room: Cleaning does not exists. Air ventilation in bathrooms is full of filth. Faucets were probably never cleaned, so water was spraying all around the place. One shower had no doors, another had broken doors, hanging on the last handle. Rain shower was falling out on your head if you opened water too much. All making shower an unpleasent experience. Especially in hot days in Italy. One bed was ok, but sofa, with metal construction was broken, making it really uncomfortable. The mattress was torn and dirty. Premium room was noticeable better. Cleaning was still an issue, but rest was acceptable.

Good

Everything was good, the staff was super nice and kind, the two bathrooms were really useful.

We had a bed and a couch. But once we opened the couch, it wasn't in line, it was so old/used that the leg was all the way up.

We dreaded coming to the room because it was filty and no duvet covers and bedding unhygenic not worth the money at all

Great location, Great size rooms.

Stench and smell in room as soon as you walk in, rooms need updating, no duvet covers on duvet which were smelly and disgusting. I fail to understand why you would give customers duvets without the cover. Bathroom not nice at all

Very good

I liked the facilities and the location. It was really clean and just a walking distance from the colisseum. Both beds were comfortable.

The place may need some amenities to make cooking a little simpler. Also, at first, we didn't know where reception was, and it was a little hard to find the room, but they sent clear directions for self check in.

Good location, comfortable apartment.

Easy access to building, metro directly outside (Manzoni). Good communication prior to arrival. Reception helpful, could leave bags on last day too.

Would have liked a kettle or coffee machine, but not really an issue as I used a pan.

Nothing fancy, but value for money and conveniently located.

The room was as advertised, quite basic, but everything you need for a city trip is there. The lady at the front desk was clearly overwhelmed as it was quite busy when we arrived, but very helpful all around. Communication in advance on how to find and access the hotel was also quite clear and informative. We came with a car, and were able to book one of the three parking spots in the courtyard for EUR20/day, which is pretty much the same as you would pay for a regular garage (there's one across the street). Hotel is right on top one of the subway stations, which is quite convenient and about 15-20 minutes walk to the Colosseum.

Shower overflowed quite easily into the room if you didn't put a towel in front of the door.

On first day we asked to leave our luggage after check-out, we were told that we could do so until 17:00, but the next day, another lady told us that we had until 16:00. A bit inconsiderate. The smell of the floor cleaning detergent was too strong and smelly.

An excellent location!

We are coming back to Roma Resort Colosseum for the second time and I would choose this location every time, due to the transport facilities and the location of the hotel. In addition, we also enjoyed constant communication and support from the staff. The apartments are spacious, with all the necessary facilities (air conditioning, stove, dishes, refrigerator) and the cleaning and towels are changed daily.

Roma is amazing, we will return for completing the tour.

Good towels and quite new. Enjoyed the old elevator, takes you back in time. Manzoni subway station in front of the building is perfect for travelling fast around the city. Clean bathroom. Quite near to Colosseum, max 15 min walk.

The extensible sofa bed was like a hammock, not good for sleep at all. I suspect the mechanism was broken and I shall avoid sleeping on the extensible sofa bed. The mattress in the bedroom satisfactory. If someone is looking to use the living sofa bed for sleep shall forget it. No reception desk, it is more like a living place with apartments so if you need to let the luggage for some more time after the check out no chance for it. Communication with the staff only by email or whatsapp but they respond quick.

Excellent location, right beside metro station. Apartment was bigger than I expected and had a nice terrace. Staff were super responsive and provided clear instructions for checkin and options for getting from the airport.

Value for money & ideal location

The location is ideal and the metro line is convenient for visiting museums, Vatican and Colloseum. The friendly staff gave us helpful tips to commute from and to the airport. The room was spacious and clean, perfect for families with young kids. Central location with easy access to main markets, overall good value for money.

I find that the entrance is neglected giving the wrong impression about the hotel and the area. It will make a huge difference if the graffiti is removed from the door. The retro lift could be a little bit bigger, as someone had to take the stairs (but it overall it works well and maintains the character of the building).

Manzoni Metro Station is right in front of the hotel. It is only 15 minutes to the Colosseum. There are good restaurants and cafes nearby. Daily cleaning and change of towels. The receptionist was very kind and showed us on a map how to get to the sights, restaurants and cafes.

The rooms and bathrooms are a bit neglected. The hotel is at an juncture and is very noisy with traffic.

the building, the elevator so so so old and dangerous, nobory told us that no one wasn’t wait for us when we arrive in rome, the bano is not working properly, so i don’t intead stay there when i back to france

Nothing. It does not look like a hotel, They don’t have employees. we are all alone in a dark street.

no support about changing rooms because of the date and there were no employees tô help for checking out. terrible

Exceptional

Everything was great.Very good location,close to the Collosseum. A Manzoni metro station in front of the building. First time in Rome and I would recommend this accommodation to everyone.

Location, location!

Location is very near to Colosseum, just walking distance. it has small kitchen inside the closet. They will clean everyday so keep your belonging. The apt just in front of Metro

Difficult to find the place at first with the car. Cold at night, but I think because of Italian regulation. Parking a bit expensive 20euro/day.

Most comfortable place to say to explore Rome

very convenient for the Metro, very friendly receptionist. very clean and comfortable.

only downsides were the front had a lot of graffiti and the front door had peeling paint. also for English travellers the cups were too small for a cup of tea and there was no kettle, toaster or microwave. other kitchen items would have been good, such as a tin opener, grater or potato masher.

Exceptional

Excellent central location, metro station right at the entrance and just a 17min walk from the Colosseum. Booked a triple room but this was actually a 2 bedroom apartment which was a great surprise for us. Exceptionally clean and also cleaning services are done daily (we opted for cleaning only once during our stay). Also, online check-in was an easy experience and we also had clear instructions on how to access our apartment as we arrived after 16:00.
