Oaks Brisbane Festival Suites

The apartment was on level 36 (3608) facing the Botanical Gardens and Kangaroo Point river view. The apartment was clean and very spacious. Water pressure was very good considering how high up in the building we were. Lovely large bottles of good quality shampoo, conditioner, hand and body wash and body lotion are provided in both bathrooms. This was very handy. Extra tea bags and fresh towels available from reception on request. Reception is attended 24 hours per day and all staff were helpful and friendly. Reminder to pre-book parking if you are driving. It was almost $50 per day/night, but we had no other option as we drove from interstate. Easy parking.

We have stayed in these apartments several times since 2022. We are aware of the cross river rail tunnelling and construction which has been ongoing since then. Our apartment was located on the side where the construction is being done. Noise was unbelievable and continued right through until almost midnight. Jack hammering, underground boring etc. It resumed again at 6.15am the following day. I phoned reception who advised the work can be carried out 6 days per week and almost 24 hours a day. In future, if we choose to stay here, I will make sure we are accommodated on the opposite side of the building, facing the Star Casino/Treasury building My relatives were accommodated on that side and heard no noise whatsoever. Keep this in mind. We received no discount or offer of compensation for this inconvenience. Yes, I did request a room away from the noise, but still ended up right on top of it. Whatever work cannot be completed during daylight hours, will be done from 6.30pm until 6.30am was the advice from reception. Another problem is THE LIFTS! A huge problem on our previous stays 3 years ago and since then there appears to have been NO improvement. One lift always out of order. Signage stating the lifts were being upgraded (for 3 years or more). Took up to 15 minutes to get a lift up or down. Residents or guests in the lifts with 2 or 3 pushbikes and housekeeping using the same lifts. Bathroom door somehow became locked from inside and there was no way or mechanism to open it from the outside. Very bad design and it took housekeeping with tools to try to open it. All in all, took about 50 minutes until somebody could come at 9.30pm. HUGE safety issue and the ensuite door handle also designed poorly. In event of medical emergency, nobody could get in. Caused us stress as we were checking out early the following day and our belongings were in there. Room 3608. Be aware of these non compliant bathroom door handles.

Paid quite a price for onsite parking but there wasn’t often spots available

The 2 Bedroom Suites are pleasant enough and enough space for the four of us. Pretty much everything we needed was there. Can't complain about the room.

The lift is crazy! Slow- long waits - 1 out of action and just tedious to operate. Parking is a nightmare - deep down in the basements and not really knowing where to park - just leaves one having to park 'somewhere', use the horrendous life to get to reception who tell you to go back down again and move the car! Then later they issued the pass which must be displayed on the windscreen - so down again. HORRENDOUS
