The location is perfect! Calm area but very close to the Quinta Avenida, shops and restaurants.
Sabbia is a very good complex and the apartments are spacious, clean and cozy.

the rooms are really spacious, quite new and very clean, we only had issues with water which was out for an evening. The air conditioning was either freeze or turned off (really hot).

Beautiful location, very close to 5th Avenue (less than 3 minutes walk). Access to the beach is less than 15 minutes walk. Many small good quality restaurants very close to the condo. The Wal-Mart and other supermarket are within a 20 minute walk, so the condo is well located in the city. The rooms are big and the condo too. The common areas are very well maintained by the management company and the staff is very friendly and very charming. Very nice pool with 2 spas. The condition of the appliances in the condo are in a poor state, although functional. The housewives do a decent job, but do not move the furniture or sofas, underneath it was not very clean. The general state of cleanliness, apart from some detail is still very acceptable. Attention electricity is not included and it costs very expensive! The internet is provided and the speed is decent. The internet service was ok except for intermittent interruptions, but the situation was restored in 48 hours.

El pasado fin de semana estuvimos en el Edificio Sabbia, super recomendabe, supero nuestras espectativasz!!!! Desde el primer momento que pedi informacion con Karina obtuve contestación en menos de una hora, fue muy facil hacer la reservación, y posterirmente toda la comunicacion fue co Victor Exone, (Concierge).nuesteo vuelo se retraso dos veces, y les llamè por cel y muy amablemente se encargò de tener la transportación a tiempo, llegamos y ya nos estaban esperando en el Aeropuerto. El lugar es precioso y todas las instalaciones de primer nivel. Dentro y fuera del apartamento. Fernanda, en la oficina, super linda, muy atenta a nuestras inquietudes, y con ella hicimos el check out en menos de quince miniutos!!!!!

These are condos, so not very quite. But the location is ideal. Close to every thing. We had issues with most of the air conditioners, there was a hole in one of the walls that leaked water on the bathroom floor. The kitchen was not well stocked either. Although the staff tried everything in there power to fix and stock things, we where happy to move on.

The unit was spacious and had plenty of room for our family of 5. It was clean and in good repair, with only a few minor complaints (missing light bulbs, a sink that didn't drain well) but those didn't bother us enough to mention to the front desk. The maid service was good (2 cleanings came with our one week stay). The washer/dryer unit was handy, but no detergent was provided so bring or buy your own. The kitchen was adequate, but not terribly well equipped. This was fine as we mostly made easy meals at the condo then ate out at one of many delicious restaurants for our big meal. But if you plan to cook extensively the oven didn't work (stove top did and that was all we needed) and there weren't many dishes and no spices, oil, etc.
The pool and outside areas were clean and nice, and not very crowded when we were there in early December. The front desk was helpful but not all of them spoke English and our Spanish is terrible. The concierge was always helpful and was able to recommend some sites to see and help us get a rental car delivered easily and inexpensive right to the Condo ($50 a day including Insurance).
The location was great, just a short walk to the beach, the pedestrian shops on 5th Ave and a grocery store. Also there is a sports complex right across the street with basketball courts, tennis courts, and a soccer field. Our family of active boys enjoyed playing over there on a few occasions. We were disappointed that we didn't get to see a soccer match played while we were there.
The location seemed safe, we walked around within a few mile vicinity of the condo at day and night with our kids and we're never worried.
Close to many attractions, including Mayan ruins at Tulum and Coba and many cenotes, as well as several theme parks (we tried Ixcaret and it was fun but expensive).
Overall this was a great place to stay, private and quiet when we were there, would recommend to friends and family.

The property was clean. There were a few hiccups (remotes needed batteries, microwave did not work, etc) but the property management corrected the problems promptly. Only problem is that the property was a little further away from the beach than we would have liked. Other than that, all very good.
