Situated in Balboa Island, this attractive house for $990 per night is a great choice for your next trip. This property is licensed as a short term rental with Newport Beach. We have never had an issue, but Newport Beach Municipal Codes 5.95.030 G and 5.95.045 requires tenants to behave respectfully to neighbors who will call me and police should there be excessive noise. Beautiful Balboa Island home on 'Little' Balboa Island. Located in quiet neighborhood, so if you have a large, loud group that likes to make noise late into the evening, this might not be your ideal rental. Close to beaches. 3 houses from South Bay Front, near East Bay Front and public dock. 6 bedrooms (King, Queen, Queen, 2 twins (pass thru to rear bedrooms, Full bed in only downstairs bedroom and a kid's bunk room with two sets of bunk beds (4 twins)and trundle (2 twins) All linens, towels included. Beds made when you arrive and cleaning crew with take care of everything when you check out. The bunk room is a large carpeted living area with two bunk beds and trundle bed. (6 twins total). Large round table to open kitchen seats 10 easily and a few more chairs will fit. Great for special time with family and friends! No dogs/pets allowed. Sorry! Beach wagon, chairs, umbrellas, toys, bikes, air compressor ready for your use. Beach towels stocked. For those with children, buckets and shovels!!! NOTE: This is quiet neighborhood on the Little Island. Local ordinances require quiet after 10PM. So move in from the patios for late night activities! We had 10 family members in town to celebrate my dad’s 100. Very roomy and comfortable for 10 with a whole bunk room we did not use. Super clean and tidy. Fun walks around the island and a short walk to the market. Tons of amenities like beach chairs bikes, toys etc. Perfect for a family vacation.

We rented this property because we were hosting a Celebration of Life for my husband at The Country Club on 17th Street in Costa Mesa. I wanted a peaceful, tranquil home so we could relax and make an otherwise sad trip somewhat enjoyable.
This property was everything and more that we hoped for. It’s so spacious, and the street is quiet. There’s a beautiful fountain on the private patio, and the flowing water is so soothing. We could also hear seals at night; it is literally steps from the water.
The location is excellent. There is abundant parking and we were just a couple of minutes walk from Marine Avenue, which has terrific restaurants, world-class people watching, fun little souvenir and trinket shops, and great bakeries.
We would stay here again in a heartbeat. Thanks to the hosts for sharing their magnificent property with us.

We have always enjoyed Newport Beach in the summer…but this year we decided to go down in the early fall to enjoy the beautiful weather, the less-crowded beaches and Disneyland (actually more crowded than we expected), and better access to a rental home that we would love. And this home was it! Perfect for our family…rooms for every couple and the bunk room was ideal for the kids. We loved our morning strolls around the island and through the town, and we built memories together that we will always cherish. Thank you for sharing your beautiful home with us and for your availability throughout the week. We hope to return!

Grandmother has been coming to Balboa Island 75 years.
22 years ago we began coming 2 weeks every summer with our children and grand children, it is something we look forward to all year long.!

Charming Spot

This was our second year in this lovely home. We appreciate the spaciousness and light it provides, its extraordinarily beautiful setting and all the walks we took around Little Balboa Island. We had from age 9 to 82 and all were happy. The master bedroom is full of light and the bed is great. All bathrooms were shining clean. We were sad to see the upstairs carpet quite dingy, though, compared to last year. Also, and this is something over which our accommodating host had NO control, there was a lot of construction work next door, beginning around 8 a.m. and going until 2 or 3:00. I closed all the windows and doors on the "noisy" side of the house to mute it a bit, but it did detract from the peace. Apparently they do not work Fridays or week-ends, though. The host has provided stacks of beach towels, and several beach chairs and bikes. We very much appreciated all that, and the excellent washer and dryer. The outside grill was great; the a/c was good; we needed to use it because the bunk room was stuffy, but we shut it off as soon as that group woke up and did not need it during the day. We enjoyed regular walks to the ferry and going across to the "ocean" beach. We had a serious plumbing problem our first night there, but Kevin (our host) got a plumber right out to take care of it, around 10 pm or so. Kevin also "Insta-carted" us 2 huge packages of toilet paper AND a can opener! :-) Sadly, the microwave gave up the ghost during the day on Monday - We used the upstairs one a couple of times but it really wasn't handy and we reassured Kevin that we don't much need a microwave anyway. There were 12 of us and the back upstairs rooms require some creativity in managing the space, but the bathrooms were all great and the main floor very spacious. Step outside the door and beauty surrounds you. We are so grateful for two delightful stays in this home. If you value tranquility, this is the place for you. Thanks to our very responsive and positive host!

I had lived on Onyx St in the 1970's. Back then, I had been fascinated by the small end of Balboa Island. So I was very excited about our stay there. The small island truly is the best area! There was always plenty of parking, it was quiet and uncrowded, and we were just a few blocks walk to Marine Ave, with all the restaurants and shopping.
More wonderful things about this property:
• The master bedroom suite is exquisite!
• All the bathrooms have been nicely remodeled.
• It was the most well-stocked house of any vacation rental we have stayed in. More than enough laundry detergent, soap, trash bags, paper goods, towels, beach toys, etc., etc.
• The owner's communication was excellent. He was very helpful.
Drawbacks...just to note:
• Master bedroom is very bright in the morning. There are not black-out blinds. Luckily I brought a sleep mask, and my hubby doesn't mind early morning light.
• It appears the bunk-room, back bedroom, and one of the baths had previously been a separate one-bedroom apt. To make this suite into part of the house, a door had been added to a bedroom. Thus, you must go through a bedroom (with two single beds) to get into the three rooms. This worked out ok because two of our grandchildren slept there, and they were usually so tired by the time they went to bed that nothing would have woken them.
• The three rooms (in the previous one-bed apt) seemed to be colder than the rest of the house, but we may have not looked hard enough for an extra thermostat.
• The main level bedroom (with queen bed) is very small, and the bathroom was across the hall (not attached).
Thank you to the owner for providing such a wonderful vacation for my husband and me, our kids, and grandkids!

Ideal Location on the Small Island

Had an extended family holiday week get together of 11 (7 adults & 4 kids of ages from 4 to 15) and still had extra bea we did not use. A real rarity on Balboa’s quiet liitle island versus Balboa’s busy big island.! House is very clean, extremely well furnished and has avery open, free flowing layout with a very responsive, caring new owner. This is a real hidden gem of a rental property!

Great time
We had the most amazing time in the house. The kitchen came well equipped with supplies and the house easily accommodated 15 of us without feeling cramped. The only feedback is that the bunk beds were like prison beds. The mattresses were thin like cots and not truly a mattress. The 12 year olds complained about their backs throughout the trip. Other than that, amazing!

It’s the perfect home for needing 4 bedrooms and 4 bathrooms. We surprised our mom for her 60th birthday to spend Memorial Day on Balboa! Being on the little island was so peaceful, but a quick walk to downtown. The house was clean, had everything we needed and more!
Things to note:
- We spent a lot of time outside on the porch but we definitely got cold at night and it was a bummer to have to come in because of it. The house next to us had a fire pit and we were very jealous 😂
- BBQ was not maintained and we would have spent more time cleaning it than cooking. Was kind of bummed since it was Memorial Day weekend and we were looking forward to BBQing.
- The bunk room is definitely not for adults. The mattress is a cot mattress so it in very thin!
- None of the rooms had blinds that shut all the way so we had to hang up blankets over the windows so the kids could sleep.
- it makes me a tad uneasy that they don’t just clean all of the sheets but only the ones where the beds are unmade. For a rental, I think every bedsheet and towel should be washed after each stay.

A perfect week
Steve's home is perfect. Beautiful, light, airy, spotlessly clean, very very well equipped and stocked with extras like picnic ware and paper towels and toilet paper, laundry soap, dish and dishwasher soap. Steve's instructions and explanations were incredibly helpful. Our group of 14 had NO complaints. We loved the bikes, the "beach wagon" and sand and water toys. And towels! Steve thought of everything. We are so grateful to have had such a lovely place in which to make wonderful memories! Thank you thank you thank you!

Balboa Island Retreat
What a delightful home on an island that is unbelievable!! The home accommodated our family of 11 for the Thanksgiving holiday. The large dining table worked well for meals, games, puzzles, et . There was plenty of room (especially bathrooms), and the kitchen worked great for the big meal. Many of the homes were decorated for Christmas, and the effect at night was magical. . We walked all over the island, and everyone had a good time. Would highly recommend the adorable home.

Great multi family vacation home.
The property is in a great location, and can accommodate multiple families. We had 2 families of 4 plus grandma, and there were plenty of rooms, beds, and baths for everyone. The giant round table in the dining room was great to get everyone together for meals, and to play games. The garage is stocked with plenty of items for the beach too.

We love Little Balboa and the house is perfect ... great location, tons of rooms for large families, everything you need for the beach, well equipped kitchen, linens, towels ... all we needed was our suitcase of clothes!!
