I will gladly meet you at the home prior to your booking. Bathroms on every floor. Your 6 bedroom, 4 bathroom LBI Beach Estate accommodates 21 guests, very comfortably, in proper beds. Enjoy your stay in a very well located, spacious, cared for LBI Beach Estate, with excellent amenities, and amazing roof top decking Your LBI Beach Estate includes 15 beach badges tethered to a lanyard, 15 RIO beach chairs, and 3 beach carts. Your 3 burner Weber grill includes 2 canisters of Propane. Everything is ready and waiting for you at your LBI Beach Estate, moments away from the beach Bedding breakdown for 21 guests 2 King - sleeps 4 1 Queen - sleeps 2 3 Pyramid Bunks (Twin on top, Full on bottom) - sleeps 9 1 Pullout Full - sleeps 2 2 Trundle Twin - sleeps 4 ACME Supermarket is a 1 minute drive from your LBI Beach Estate, so purchasing groceries could not be more convenient. Beautiful Bay View Park is a 5 minute bike ride. The 15 included beach passes also provide access to the Bay View Park Beach, and 15 RIO beach charis! Your LBI Beach Estate will very comfortably sleep, and accommodate 21, in beds. The home offers 6 large bedrooms, each with a closet. There are 4 full-baths, and an outside shower with changing area. 2nd floor sitting area includes a pull-out bed with full-size mattress and the 1st floor den offers two trundle beds, 55" Smart TV, and full size refrigerator. In total, there are four new 55" Samsung Smart TVs, Cable, and Wireless throughout The photos clearly express the massive size of this 4100 sq ft LBI Beach Estate , the abundance of space, and the gracious rooms There are three levels of fiberglass roof top decking, 500 sq. ft. total, fully-furnished, with beautiful views, especially the crows nest with built in benches, at a 40ft elevation Watch the sunrise from the deck, with coffee, as it crests the ocean front homes. The sunsets are amazing from the deck with a complete view across the bay. Absolutely relaxing! The great room on the 2nd floor offers something for everyone. There are two large couches in the living room with a fully vaulted ceiling, flat screen TV, ceiling fan, and an L shape couch with a pull out in the sitting area. The dining room provides seating for 8 at the table and a 20 sq. ft. granite island. The kitchen offers an oversize refrigerator, a gas stove/ oven, microwave, dishwasher, plenty of cabinet space and granite counter top space. You also have a pantry and closet off the kitchen. Also on the 2nd floor are two bedrooms, one Queen, and one Pyramid Bunk, one full-bath, and your laundry room complete with large Whirlpool Front Loading Washer and Gas Dryer on pedestals. The home is equipped with two zones of AC, both running on NEST thermostats. The Master Suite on the 3rd floor is amazing and spacious, 15 x 22, with a fully vaulted ceiling, and ceiling fan. The Master Suite opens to your beautiful Sleep-Number Dual Cell King-bed, wall mounted UHD flat screen, your private full-bath, walk into your sitting room with lovely bench seat, fully windowed, at the front of the house, French door closet with built-ins, and a door to your private 14 x 10 roof top deck. The 3rd floor houses the 2nd King bedroom and one additional bedroom with two Pyramid Bunks. The third full bathroom, with dual vanity, is located on the 3rd floor. The 3rd floor also has a large California walk-in closet. The yard is completely fenced, with very nice furniture, and a tremendous decked, wooden staircase. The wooden staircase has 2 doors entering the 2nd floor of the house, a slider on the 3rd floor, plus your access to the roof top decks. Entry at the front of the house is on the ground level, through sliders, which is very nice. There is also a 1st floor Den, with two trundle beds, UHD flat screen, and full-size refrigerator. Internal staircases are made of Bluestone, the 2nd floor is tile, and the 3rd floor carpeted. The bathrooms feature marble, and granite. Bedding as follow 2 King - sleep 4 1 Queen - sleep 2 3 Pyramid Bunks (Twin on top, Full on bottom) - sleep 9 1 Pullout Full - sleep 2 2 Trundle Twin - sleep 4 The home offers ample parking, two in the driveway, and unlimited parking just 25 feet from the curb. While this home shows a boulevard address, this is an offset street, as you will clearly see in the photos, meaning the home is set back 75 feet from the boulevard Tenant provides their own linens. Smoking not permitted in the home. Fireworks are absolutely not permitted anywhere on the property. If you step foot on the roof, you and your party will be removed from the house immediatley Linens are available for rent directly from the Linen provider, just ask for contact info. Thank you

Pros - House is big and in a good location, close to restaurants, park and other activities. It is a short walk ( 2 blocks) from a very nice beach. Backyard and decks are nice with plenty of room for a large group.
Cons - Air conditioning is impossible to control. At night Master bedroom and room downstairs are FREEZING. Bring warm blankets. Two bedrooms and 3rd floor bathroom do not have regular locking doors. ( louvre or sliding doors). No one used the 3rd floor bathroom because of lack of privacy. Not enough seating for all of us. (we were 13) Only 8 chairs in the dining room table and 2 at counter.
The owner accused us of taking/stealing 2 of his "expensive beach chairs". In a phone call on our way home he stated, "It looks like 2 chairs are missing, although I haven't actually counted them. Did you take them? All the chairs were here when the last renters left." I was quite upset being accused of stealing and asked him to actually count the chairs because we would never take anything from a house we are renting. A text about a half hour later stated "found the chairs, All is good." He didn't even feel it necessary to apologize for accusing us of taking the chairs. We have rented many homes on this site and others and I have never given less then a 5 star rating. We treat the homes we rent like they were our own. The owners were always gracious and welcoming. Not this time. Just be aware of the type of person you are renting from. We will not be back. Geri

Summer Getaway 2020
The house had room for everyone. The kitchen was well equipped. When we didn’t go to the beach the back yard was a comfortable option. The beach was beautifully maintained & only 2 short blocks away.

Fantastic House!
This house is amazing! We absolutely loved it. The location was great and an easy walk to the beach with the 3 buggies and 10 chairs provided. The "Sky Lounge" (as we called it) was THE BEST! You can see the ocean and the bay from this "Crow's Nest" just by turning your head. You can sleep 21 people in this house - comfortably! The owner was also the best - friendly, happy and accommodating. Could not have asked for or expected a better experience. We highly recommend this property and hope to stay there again! Thank you!

The location was phenomenal, we were out of the busy area but had a food store, liquor store, a few restaurants and an ice cream place all within walking distance. We had different cars visiting all week and the parking was never a problem. There were more than enough beds for all fifteen of us and lots of room to feel comfy. The best part of the house, though, was by far the top deck where we spent a great deal of time; the views of the bay and ocean were spectacular! Finally, I could not write a review without mentioning our very accommodating host; he answered all of our questions quickly and even offered to drive down and meet us there when we asked about seeing the place over the winter. I wouldn't hesitate to rent this house again. The whole rental process was smooth and I would highly recommend this house to anyone that wants a great place in a great location!

Just Perfect!
Clean, comfortable, and so spacious! This property was just perfect for our family reunion. There were 15 of us, and everyone was extremely comfortable in this large, beautiful and clean home. Plenty of beds for everyone and endless hot water. We were so impressed with everything. The owner is great to work with and very quick to respond to any question. The short walk to the beach is made even simpler with the buggy carts and chairs that are provided. We loved having the outdoor shower for the kids and the beautiful roof top deck to watch the sunset over the bay. Plenty of parking , close to the local grocery store, and a delicious ice cream shop too. A great vacation experience in every way. Looking forward to future stays at this beautiful property.

Great house, wonderful experience!
Had a great relaxing vacation at this house. It has everything you need and so much space that everyone can have their sleeping areas and still has large common area to gather. We especially liked the open kitchen with good cooking tools. 3 smart TVs with all the apps you need - Netflix, Spotify, etc. The roof deck was wonderful, we would end up on the top level to watch the sunset and the stars. The beach carts were great to have for the short walk to the beach to carry chairs and boogie boards. The owner was very welcoming and responsive to any questions we had. Would definitely rent again.

Ideal location, Great house!
Perfect house for our multigenerational family get together. Close to beach, awesome roof decks. The bunk bed bedrooms attached to king/ queen bedrooms were great for younger kids/parents. Parking was plentiful and owner was very accommodating. Beach carts and chairs were an added bonus!

Spacious, comfortable & great location
Perfect house for our family! We were able to accommodate everyone with room to spare. Great space for hanging out together inside & out - the roof deck was envied by our friends who own houses nearby. Thanks to the fact that the house is set back off the Blvd, there was also plenty of parking. I also really appreciated how responsive the owner was and the time he took to walk my husband through the house. We are hoping to stay again next year!

Spacious living area on the 1st floor kitchen that had all the creature comforts/tools, Blender/Keurig. Decks/crows nest was awesome. Master BR spacious/w private balcony deck. Smart TVs. Houses Big wheel Beach cart carried 4/5 beach chairs,boogie boards and beach blankets. Outdoor shower nice/private simple valves for kids. Spacious house with great decks and plenty of room for all
The house had everything we needed with new comfortable beds, plenty of space for relaxing (inside and out) and was a short walk to the beach. We spent many evenings watching the sunset from the roof decks. The owner was very welcoming and accommodating. Would definitely rent again.

GREAT HOUSE, GREAT LOCATION
Great House, great location. Sleeps 15 comfortably. Short walk to the beach, plenty of parking. The house has very nice amenities: Top Crows nest to see the sunset, great back yard with gas grill, tables & chairs plus an out door shower. Bike rental next door, Pinky's Raw Bar a block away. Our family had a great week, looking forward to next summer at this house.

Great experience! From the parking to the walk to the beach to the decks on top - It could not have been a better time for our family. Plenty of room inside, very nice rooms, great air conditioning!! Everything you need for a great time at the beach!
