You'll want to make 'Family Tradition' your family's Outer Banks tradition for years to come... The open floor plan offers plenty of room for your entire family. The upper level floor features a large great room with flat screen TV and gas fireplace, cozy coastal furnishings and plenty of natural light. Prepare memorable meals in the kitchen with beautiful granite and stainless steel appliances and a breakfast bar with 4 stools. The king master has a cathedral ceiling and features a large jet tub and separate shower. The mid level has 3 master bedroom each with its own private deck. The lower level has 2 bedrooms and a media room with large flat screen TV and access to the pool area. Spend some time outside in your own private pool and hot tub or play a game of volleyball in the backyard. Located a short walk to the private Duck Landing Clubhouse and beach access! Duck Landing is located in downtown Duck. Take a dip in the indoor heated pool (also available, heated kid’s pool) anytime of the year! Duck Landing offers weight/exercise rooms, tennis courts and a game room, all located at the Oceanside clubhouse. Arrive a little too early for checking in? No problem, you can go to the clubhouse and start your vacation. Restrooms are located in the clubhouse and you can park and walk to the beach. Take a short walk to catch a glimpse of the sound and the nearby boutiques and shops. After shopping, try one of the restaurants to enjoy a unique dining experience. We loved this property! We are a large family with children in a variety of age groups and it was perfect for all. The pool area is a highlight- the pool is large and allowed for basketball, volleyball and lounging. We were SO pleased with the amount of seating around the pool (not typical for a rental). The bar area was also nice to get some shade and have a drink while others were in the pool or hot tub. The kitchen was well stocked and appliances up to date but the ice machine did not work, which is an inconvenience considering we’re making daily beach day coolers. There was a second beverage fridge on the first level but a second full fridge/freezer would have been nice in a house sleeping up to 14. Beds were comfortable, although we struggled with missing sheet sets for three of the beds; and I’d bring my own pillows in hindsight. Check in process was seamless, and the Duck Landing community is lovely- we met several locals who live on the street. Parking at the end of the street is clutch if you’re lugging a ton of stuff to the beach! Thanks for an amazing vacation!

Overall, I recommend this vacation rental. Reviewer Comments: We stayed at Family Tradition with 14 people. The house was plenty big enough, is well maintained and has everything you need. Pool area is great with the little bar area and the easy access to the volleyball court. Location was good close to town and not far from the beach and there seemed to be parking available daily down by the clubhouse.

Overall, I recommend this vacation rental. Reviewer Comments: This home is in a great location. Close to the shops and boardwalks and the beach is a reasonable walk. The volleyball court is not useable, there are weeds or other growth with spikes or thorns in it. The house had a lot of sand in it when we arrived and the grill did not work. While this may seem like knit picking, the rent on the home is not a small amount and to have a QA check is not unreasonable. While this may seem critical, we had a great week and we would consider this property again.

Overall, I recommend this vacation rental. Reviewer Comments: Family Tradition is about to become our new family tradition, we had a wonderful week in the house! The house was spotless upon arrival. The realty company was extremely responsive. The house is in the perfect location, 6 minute walk to the beach or 4 houses away from all that Duck has to offer. The house is well appointed, kitchen fully stocked, all nice new, clean appliances. We had fun with the puzzles and board games in the family room. Loved that every bedroom has its own bathroom, makes staying with extended family very comfortable that everyone has their own space. The first floor was perfect for the kids with the bunk bed room and twin room and their own living room. It was too hot to use the jacuzzi when we were there, but the pool was refreshing. The pool area could be cleaned up better, the pool floats were just thrown around when we arrived. But it was nice that there were floats and beach chairs and toys for us to use. The outdoor shower was wonderful! Loved the clubhouse at the end of the street as well. We would absolutely rent again! Thank you for a wonderful vacation for our family!

- The house is a great size for a group of 10-14 people!
- It's located near the entrance of Duck Landing neighborhood, so it's about a 7-10 minute walk to the beach but it's not that bad of a walk.
- The landscaping and layout of the outside and inside is beautiful!
- The pool is an amazing addition if you're not staying oceanfront. It's a plus if the water is too cold/rough to get into, as well.
- The hot tub was a great addition.
- The hammock got a lot of use!
- There are plenty of dishes, pots and pans, and kitchen utensils to use so that's great.
- The house is within walking distance to a lot of cool areas within Duck.
- Even though you're right next to people, you can barely hear your neighbors.
- When I let the renters know about the cleanliness problem, they were very responsive and polite/understanding.


Now onto the cons:
- The house was not clean when we arrived.
- The beds are incredibly uncomfortable.
- The amount of towels given.
- The outside toy/beach chairs/tiki bar/storage areas were not clean or put away. There was stuff, dirt, and what appeared to be dryer lint everywhere.
- The pool had not been cleaned either, but there is a skimmer you can use to do it yourself.
- The shower door in the Master bath was broken, so you had to gingerly enter and exit the shower.
- The driveway/parking tetris game you have to play is a little inconvenient as you're not allowed to park on the street, but we made it work.
- This has nothing to do with the house, but if you're planning on staying in Duck during peak season, plan on getting to your restaurants early. We had a two hour wait at a fairly inexpensive and disappointing restaurant down the street. No where takes reservations, but if you can get in early at the nicer places - go for it.
- Also has nothing to do with the house, but if you're trying to plan excursions in Nags Head/KDH/Ki
