The apartment was clean and the staff was always available for any need. There are some supermarkets close to it. We really enjoyed our visit.

Location excellent for my stay as visiting friends in the immediate area. Transport links are very good as is nearby facilities for eating, shopping etc. Breakfast not included.
Shutters need attention as the pulley strings were broken so they weren’t very easy to open or close.

The futon was not prepared for sleeping eventhough we indicated we'll be needing it. It had staines in some spots. The kitchen utensils were a bit scarce.

Location
The property was not clean, we were bound to clean on our own, the Sofa was in a very bad condition and the walls were dirty and with big scratches. The property Personals were not reachable after several calls. At the end we were with them in touch through emails.
They are charging huge money and at the same time they are charging extra for parking.
The bed was not comfortable. One towel per person, now imagine one towel you need to use for whole body. No foot mats in bathroom.
The money they are taking is extremely high for the quality they are providing.

The Apartment is lovely, quiet, good location to all shops, good facilities . Good location and fantastic apartment for anyone to stay.

Can be a little bit noisy if the other apartments are also occupied.

Lovely modern apartment
The only reason I couldn't give a 10 was due to the lack of coffee 😂. Plenty of tea but no coffee 🤦

As a family with 3 young children, we wanted to book a house in a beautiful, safe and quiet area, close to both public transport and supermarkets. This house had it all! The area is excellent, the house overlooks a typical British neighborhood that makes you feel English yourself. The local market with really lots of shops is a 5 minute walk, as are some old churches that add to the place. The street is very quiet and we stocked up on what we needed from the local Lidl.
The house inside is warm, welcoming, and very comfortable. It is fully equipped with a large fridge, kitchen, laundry machine, TV (with Netflix), wifi, two bedrooms (one larger than the other) with two double beds and a sofa that becomes a bed. The bathroom always has hot water and is very clean.
The communication with the managers was immediate, helpfull and friendly. The impressions they left us were the best.
The only issue were the traveling. It will take around 60 minutes to get to central London by tube. With a 3 minute walk you go to Emerson Park to take the overground (no cash only card) and from there to Upminster (District Line). The problem is that from Upminster to Emerson the last train is at 21:55 so even from central London we had to leave at 20:30 many times to catch the last train.
There is the following alternative: you get off at Hornchurch and take the 256 bus which drops you a short distance from the house or the 252 bus which finishes at midnight and drops you off at Hornchurch Town Center so it's a 10 minute walk. But the area is safe so there is no problem.
When we come to London again, we will definitely prefer it.

Apartment was very neat.
Location is fantastic for access to transportation & shops.
Only minus is the noise from the road traffic. Billet Lane is a VERY busy road!

Great place to stay if you need to be in the Hornchurch area. Check in smooth, staff very helpful.

the shower drain was clogged and I had to remove loads of hair from it.
alarm went off and I called customer care but no staff was sent out to have a look as promised

The property was well located for restaurants, pubs, shopping and trains. The wi-fi seemed good. The heat worked.
Getting access to the property was a nightmare. They knew when we were expected to arrive but there was no message on the door or anything about how to obtain entrance. There was no signage for Morland House. The office was closed. The email we received from Booking.com was in error. The key-box code we were given was wrong. They demanded a deposit over and above the agreed on rent before they would give us the correct key code., Strangely enough after all that, they never processed the credit card we gave for the deposit.
The living area and kitchen were a level above the street. The bedrooms were yet another level up by a very steep and narrow stairway.

Great shower and kitchen had good size fridge and cooking facilities. Was warm and space to put clothes etc
Apartment had everything for a short stay and was very clean. Close to town centre
Easy to contact hosts by phone or messaging
Bed was a small double which isn't great for anyone tall. A little bit noisy for sleeping on the sofa bed - double glazed but doesn't keep out noise of traffic. Need a few hooks to hang up coats and towels

Management staff very helpful and friendly nothing was to much trouble for them.

Location & layout of flat.
Only one bath towel provided pp for four night stay. One tea towel for the whole of the stay. No shower mat. Dining chairs very rickety & didn't feel safe to sit on. Kitchen utensils/crockery/cutlery limited.

Points for improvement are the rainfall shower is absolutely great but the handle for the handheld shower head doesn't hold it properly when you switch it over.
Could have done with a tea towel.
Really could do with some hooks in the hall for coats would be great.
