Completely renovated from top to bottom, with simple yet striking furnishings, this upper-level vacation home offers a breathtaking panoramic view of the beautiful Pacific Ocean, and a shared downstairs patio to take in the sun. The pictures tell the story - here's what you'll find: LIVING/DINING AREA: - Sofa - Cable TV - Dining table w/ seating for 4 w/ additional chairs and table extensions on-site. - 2 barstools at nearby kitchen counter - Large windows showcasing breathtaking ocean views. KITCHEN: - Fully stocked w/ dishes, utensils, cookware, bakeware - All major appliances; small appliances - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.) BEDROOMS: - Bedroom #1: King bed; large library of books for your enjoyment during your stay - Bedroom #2: Queen bed - Bedroom #3: 2 Twin beds; doors out to small side balcony BATHROOMS: - Hallway Bathroom #1: Tub/shower combo - Hallway Bathroom #2: Step-in shower LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. LAUNDRY: Laundry facilities on-site. Guests must provide their own supplies. PARKING: - 1 garage space for small to mid-sized vehicles. - General neighborhood street parking can also be utilized when spaces are available (metered & unmetered) LOCATION: Just steps from the area's best beachfront, there is great surfing and lots of sea life on the nearby jetties. My wife and I are from Northern California and visit often as our family has and still live in SoCal. We are on somewhat of a tour of the home rentals in the region with a recent stay in Dana Point so we decided that Newport Beach was it this trip and we were not disappointed.
We loved the place and everything about it… we generally note our favorites and this one will be at the top of our list so there’s a really good chance we’ll be back and soon!!!

We loved our stay at this home on Newport Beach. The space was clean and comfortable. The check in instructions said to bring any cooking supplies that you need and it wasn’t kidding. There wasn’t even salt and pepper in the unit. But there is a grocery store not far away so we were able to get a few essentials. The view out of the amazing upper floor windows and the location more than make up for missing salt and pepper. It is simply beautiful. We didn’t want to leave. The layout was comfortable for our family of 6. Note that it is located beachfront, but not on the boardwalk.

Overall fantastic location, with great kitchen amenities and a "home" feeling, but the unit is clearly being "used" a lot. Pretty decent wear and tear in and around the unit, tolerable, but for the price I expected more. A hodgepodge of garage sale pickups are in and around the unit with questionable furniture and comfort. If you're not in the unit much it's a perfect location but if you plan to relax and enjoy the unit there is much to desire. I'd rent again only if there were no other options.

We enjoyed our stay. The property was very clean, well-stocked with plenty of beach towels and bath towels. The beds were comfortable. We did have trouble with the garage door opener/key pad on a few occasions--once when we came back to the property from dinner. Luckily there was street parking available across the street on that evening--which is rare. I did call the property manager the next morning. They were very responsive and sent a maintenance person who changed the code and provided a "work-around". I would suggest changing the keypad on the garage door because we did have subsequent issues with the door not opening. That is the only reason why I haven't rated this property 5 stars.

We loved our stay at this property! It was so amazing to be right on the beach! The only thing we wish was that there was air conditioning because it was really hot. Also parking is such a pain. We had two cars so one got to park in the garage but one we had to use street parking and with street cleaning we had to move it about 3 times.

Loved waking up to the view of the beach, surfers and dolphins. Enjoyed walking downstairs to hop right on the beach. The windows could use some updating, a little hard to crank open/close. Besides that the perfect gem! Definitely will stay again.

Appreciated the covered parking, open floor plan and comfortable beds to sleep in. The only negative thing was the small ants when food was left on the counter. We had to keep food in the fridge to prevent from ants getting into the food.

It was chilly and windy much of the weekend so hanging out on the beach wasn't much of an option. The views of the beach from the unit are spectacular and watching the surfers and sunsets was great. The place was immaculate, except for the little ants on the kitchen counters. Keeping ALL food items in the refrigerator helped. The beds are comfortable enough, and the showers have plenty of hot water. My biggest complaint is the lack of comfortable places to sit and watch the beach, water or sunset from inside. It is not what I would call lounge worthy furniture. The patio has the same issue. Nothing comfortable to sit and chill out on. 4 plastic small chairs on patio around a plastic table. Disappointing. Comparitively speaking; Probably not a place I would rent again.
