Located in Lake Conroe, this lovely condo for $89 per night is a fantastic choice for your next vacation. Welcome to Lake Life! Our 2-story, recently renovated waterfront condo is on the third floor. One spacious bedroom downstairs with a king bed and smart TV. Large full bathroom off the main hallway. Kitchen has all new countertops, stainless oversized sink and overlooks living area. Balcony has view of the lake and marina. The living room has large built in cabinets, large TV, and a large square table - perfect for board games. Spiral stairs lead to the second bedroom with a queen bed upstairs. There is also a full bathroom upstairs. Paid clothes washer and dryer are available on-premises. We are 2.5 miles from Jimmy Buffet's Margaritaville Resort. Their Landshark Bar and Grill has awesome food and drinks, great atmosphere, amazing views, and frequently has live musicians. You can also purchase a day pass to enjoy access to their 3 acre water park, heated infinity pool, two hot tubs, Parrot Island Mini Golf, Fin City Arcade, and tennis, pickleball, and basketball courts! One of our favorites is brunch at the Waldon Yacht Club, which is 0.4 miles from our door or a 1 minute drive. It is right on the water. They are also open for dinners as well and frequently have live music on their deck that overlooks the lake. RESERVATION FINALIZATION After booking, the reservation must be finalized with me by scheduling a direct security hold and e-signing a Rental Agreement within 12 hours of booking for arrival dates 1 day or more away, 1 hour of booking if same-day arrival. GUEST ACCESS & INSTRUCTIONS Check-in instructions and House Manual will be messaged to you the day of your arrival before your designated check-in time. PARKING A Parking Permit is provided, and is located on the bar, for guests to be able to park in any available spot. The Parking Permit must be placed on the dashboard of your vehicle and returned before final departure. If Parking Permit is not used, guests must park in the designated Visitor Parking otherwise the HOA will tow your vehicle. Additionally, no trailers of any kind are permitted to be parked in the parking lot or they too will be towed. BOAT INFORMATION If you chose to bring or rent a boat, you can dock at the condo for no additional fee. It's so nice to walk out the door and be in your boat on the lake in just a few steps. A Boat Trailer Parking Permit is required to park at the boat ramp for up to 72 hours maximum (parking of trailers in the condominium parking lot is strictly prohibited by the HOA). I will need your boat trailer license number to prepare the permit for you. PERMITS MAY BE PICKED UP ANYTIME BUT MAY ONLY BE PROCESSED AND PRINTED MONDAY - FRIDAY 8:30AM - 5:00PM. HOUSE RULES I hate to be a buzzkill but let’s talk about the rules! These rules exist to allow for the most enjoyable time for all current and future guests, to ensure an undue burden is not placed on my housekeeping team, and to protect the home. Violating rules may result in additional charges or even eviction without refund, and no one wants that! Occupancy & Use • A Renter Agreement must be e-signed before arrival and within 12 hours after booking, 1 hour after booking if same-day arrival • Direct security hold up to $300 (varies seasonally and may be less) is required in case of damage or loss and will be released 7 days after departure • The use of this home is for family-friendly vacations only. No house parties are permitted. Violation will result in eviction without refund and loss of security deposit. • The minimum age of the primary guest must be 21 years old unless approved before booking. Copy of government-issued ID required on request. • The maximum number of overnight guests is 4 • Do not rearrange furniture or décor. If you move something, place it back in its original location before departing. • If the home is left excessively dirty, in disarray, or furniture or décor are rearranged an additional cleaning fee may be assessed • If the Boat Trailer Parking Permit or the magnetic Access Card are lost, a Replacement Fee of $50 may be assessed for each item lost • The condominium community is home to many permanent residents who appreciate peace and quiet. If you are too loud, it is likely someone will call the police or the HOA with a noise complaint. If the HOA charges the owner any violation fee, that fee will be charged back to the guest. Pets I love pets, and have one myself, however, no pets are allowed in this home out of consideration for future guests, some of whom have allergies to pet dander and to ensure pet messes are not left in the home. Violation will result in a $50/night per pet Undisclosed Pet Fee or possible eviction. Smoking There is no smoking allowed inside the home. Smoking in the house will result in eviction without refund. Additionally, the cost of smoke remediation will be charged back to Guest. If you wish to smoke, do so outside and please keep all cigarette butts picked up and put in a trash bag.
