The floor plan is well thought out, boasting four large bedrooms, each with its own private bathroom, flatscreen TV, and DVD player for your private viewing pleasure. The spacious kitchen opens up to the oversize dining area with enough seating for the entire clan, and then some. Relax in the comfort of the great room overlooking the lake or venture out to the full-length back porch offering plenty of shaded and sunny lounging areas, whatever your preference might be. The gated, fenced-in upper section of the backyard is a perfect space for the little ones (and your dogs) to play worry-free. It's only a short walk across the well-maintained lawn to the water's edge, where you can hop on your water toys and take full advantage of awesome Lake LBJ. The R&R is located on the deeper and calmer waters of the Llano Arm of the lake, where swimming, fishing, boating, and sightseeing are all within a stone's throw. Feel the cool breeze off the water while taking in gorgeous views from the second level of the newly constructed dock, which has plenty of comfortable lounge chairs for everyone. There's simply not a better view or setting anywhere in all of the lovely Texas Hill Country. For the avid golfer in your group, this vacation wonderland is situated directly across from an 18-hole public golf course, with one of the locals' favorite full-service restaurants right on site. River Oaks R&R has everything you could ask for to make your next Texas Hill Country adventure one to remember and treasure for years to come. THINGS TO KNOW Boats are not allowed on the dock. The dock can be used for swimming and fishing. If you are bringing a dog on your trip, the nightly pet fee is already included in your quote when selecting "Yes" to pets. If you would like to add more dogs, please contact us. The nightly fee ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog. Parking notes: No parking available. This rental is located on floor 1. Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. This technology is privacy compliant, and only monitors the presence of decibels and devices-not any personal conversation or information. Thank you for supporting our efforts to be good neighbors! Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit. More information can be downloaded from the "Rental Agreement" on the checkout page. Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.

Our Vacasa house was perfect for our needs. Very comfortable beds ... Well appointed kitchen, plenty of towels and really good pillows ... Beautiful property and lake view and access ... We'll go again!

Great set up for multi-family situation. We really enjoyed the dock for fishing, the whole family participated! Nice upper deck with sofa was great for watching sunrise and sunset. House was clean and was stocked with basics. Lawn was well kept and fenced-in dog area was great.

Nice place with plenty of room for everyone. The only problem we had was there was no propane for the bbq pit. There was 3 propane tanks and all were empty. We were able to buy propane at HEB to bbq.

This is our 2nd stay over the 4th of July. We love the upper deck at the lake and the beautiful grassy area down to the lake. The home fits us well!

I rated a 3 because the boat dock and lift were a big part of the reason why we chose this house. The pictures showed the boat lift empty and the description didn't say anything about NOT being able to use the boat lift. However, when we got to the house there was a boat in the lift and 2 jet skis on the jet ski ramp. The owner refused to move their boat. This house is on open water on the Llano arm - so very busy on weekends. We had to tie our NEW boat up to the dock and now it has several scratches from the waves rocking it back and forth. Not being able to use the boat life is a deal breaker for us, so unfortunately, we won't be renting this one again.
The house was big enough for our family and we liked the fact that each room had it's own bathroom - although the bathrooms could use some updating.

The yard was huge and had a gate midway that allowed for our littles not to escape :) The only issue I had with this stay was the lack of cleaning done. Both refrigerators were dirty. Even hair in one of them as if it had not been wiped down in awhile. Our restroom had a dirty towel hanging from the back of the restroom door and a used soap bar with hair in the tub. This is not a reflection of the home but the cleaning team that was hired. I would stay here again.

The 4 bedrooms 4 1/2 baths gave everyone great privacy. The large kitchen was perfect for making family meals plus the 3 refrigerators came in handy. The large table with all the chairs worked brautifully for family game nights. Highly recommend this house.

Our stay was very good. The house has everything you need for a great vacation. We caught lots of fish and there was plenty of swimming and floating to be had. We had three families stay, and there was plenty of rooms and bathrooms, and the beds were comfortable. There is plenty of seating for a big crowd. The lake was wonderful and the upper deck was a plus to get out of the sun but still be able to have an excellent view. I would recommend this house 100%.

This is the best VRBO that we have stayed at and we have rented many. The kitchen is stocked with everything you could possibly need, including pie plates and a potato smasher. There was nothing that we needed that we couldn’t find. Also, each bedroom has its own full bath. The lake view is beautiful and there are so many places to sit that it is more than enough. The dining room table was incredible and seated everyone and then there was extra chairs in one of the closets. Plenty of parking also. We had a great time and will rent this house again for our next family get together.

The location is excellent as the boat traffic isn’t nearly as bad as down the lake. House is good. Yard is pretty. Water level was good. Dock setup is very nice. Pictures are misleading as the boat and jetski slip are empty and that’s not the case in reality. There is a pull up spot open for a jet ski. The management company doesn’t respond to questions on the VRBO app.
Overall a great place. Will stay again.

Property was as listed and met our needs very well. However, pictures in listing did not show a boat in the lift and we always bring our boat so need a lift every night. The pictures without the boat led us to believe we would be able to use the lift, that there was no boat on site

Wonderful weekend getaway!
Super spacious and beautiful views inside and outside. Appreciated the the 2 refrigerators and double ovens. All the beds were very comfortable. Children had a blast in the water and our 2 puppies loved the yard! All involved had a great time!
