Enjoy a private beach ideal for floating, fishing, or sunbathing. This incredible riverfront location allows you to float from Kingsland slab straight to the house. There is a public boat ramp at Kingsland Community Park, located 10 minutes away. Dining and shopping are minutes away in the heart of town. Nearby attractions include Longhorn Caverns State Park and Inks Lake State Park. Fire up the gas grill and dine alfresco on the deck. In the evening, gather around the wood-burning fire pit or play a round of horseshoes. Bring your RV and make use of the provided hookups. A public boat ramp is only 10 minutes away for easy days on the water. Added highlights include recently upgraded Wi-Fi and smart TVs. The living area is furnished with two sofas (one is a sleeper sofa), two side chairs, and a Roku TV. The kitchen is configured with a full suite of appliances, ample counter space, and an array of helpful cookware. When it’s time to dine, gather at the eight-person table. This two-story home sleeps 10 guests between three bedrooms and a full-size sleeper sofa in the living area.The primary bedroom is appointed with a king-size bed, a Roku TV, and an en-suite bathroom with a walk-in shower. The guest bedroom provides a queen-size bed, while the guest bathroom has a tub/shower combination. The third bedroom is equipped with two twin-over-twin bunk beds. A half bath provides added convenience. Your rental sits directly on the Llano River and features private access to the water. You can even float right to the house from the Kingsland slab. Enjoy prime fishing opportunities or read a book under the gorgeous trees. The tranquil backyard oasis includes a deck, alfresco dining, and a sprawling yard with a wood-burning fire pit. Additional amenities include a gas grill and a horseshoe pit. THINGS TO KNOW Parking is available for four cars in the driveway. There is an RV hookup, a 50-amp electrical hookup, as well as water connections. If you bring an RV, only three cars can fit in the driveway. Due to drought conditions, water levels may be low. No refunds will be given. If you are bringing a dog on your trip, the nightly pet fee is already included in your quote when selecting "Yes" to pets. No more dogs are allowed. Parking notes: There is free parking available for 4 vehicles. This rental is located on floor 2. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit. More information can be downloaded from the "Rental Agreement" on the checkout page. This was our first time at this home. We stayed at the one identical to this one last year. This home had more beds and living room seating. We love the short walk to the river and the firepit at night was great for making smores with the kids. We will definitely be back.

The river was dry, and although I know that is no one’s fault, if someone had notified me a few weeks prior- I would have cancelled and chosen a different water friendly vacation for my grandchildren . When I called the day of arrival to notify someone at vacasa of my situation and to see if I could pay extra to relocate, I was told there was nothing available. I was then told that a manager from vacasa would call me back to see about a possible discount- however, no one ever called. I don’t know if vacasa and Vrbo are the same, but I think it would be helpful to be notified that the advertisement of floating the river is not accurate because there was little to no water at the time of our stay.

This home was spotless and even cuter in person! The river is gorgeous and great for all ages. Bring fishing poles because the water is crystal clear and you can watch the fish eat your bait. We can’t wait to come back again!

The property management company was easy to contact after checking in and discovering two issues with the property. The next day they had a maintenance person over to correct the issues for us, super helpful and fast! Everything was well stocked, clean, and in a quiet spot for us to relax.

The house was a nice place to stay as our family gathered for a summer reunion of sorts. Others were staying in nearby places. Sadly, there was no water close by, but that certainly wasn't your fault! There were a couple of things, nothing that ruined the trip for us, that we just wanted to bring to your attention. I'm not sure the couch bed sheets had been changed and there was quite a bit of "couch trash" when we unfolded it in preparation for bedtime. The Wi-Fi service was still spotty, even after rebooting the router and modem. And there are some nails on the deck that could be nailed down a little better. They were a little tough on bare feet, especially our toddler's. All in all, a good place to stay for a weekend getaway!

Most house amenities were great, lots of items for kitchen use, plenty of seating, towels, bathroom were great, clean. Very well set up for large group. Nice and quite, great neighbors. A few issues, grill burners didn’t work, stair trim piece wobbly, and bedroom tv remote only did few functions. Lots of lakes nearby. We had a wonderful time utilizing the property.

We loved the location of the rental. We enjoyed the stayed and our children enjoyed a quiet evening in a long time. The rental was very cleaned and tidy. We had no trouble getting in or checking out. Thanks
