The Space: CHECK-IN & CHECK-OUT: Check-in is any time after 4PM and check-out is any time before 11AM. An early check-in or late check-out time may be available, please inquire about pricing at the time of booking. ROOM ASSIGNMENT: We furnish all of our properties to a uniform standard, but individual units may differ slightly from the pictures shown. Exact unit is assigned at check-in. Views and square footage may vary slightly. BEDROOMS: This property has 3 beds, 1 sleeper sofa (Queen) and 1 air mattress. Smart TVs are located in each bedroom. See bed count below: - Bedroom 1: 1 King - Bedroom 2: 2 Queens - Common Area: 1 Queen Air Mattress and Sleeper Sofa (Queen). *Additional beds cannot be provided. AMENITIES: The focal point is the heated, waterfront pool overlooking Biscayne Bay. The communal pool level also features a gym, outdoor bar, and more. Amenities are open from sunrise to sunset. FREE PARKING: Free, unassigned parking is available for 2 cars. Additional parking is not available. Please park all oversized vehicles on the first floor. WHAT'S INCLUDED?: Iron and ironing board, washer/dryer, steamer, 1 pack-n-play crib, 1 high chair, 1 queen-sized air mattress, beach towels, free WiFi (75 Mbps), and Smart TVs for your streaming apps like Netflix. Stair gates provided upon availability. AREA: The approximate unit size is 1,580 square feet. Guest Access: Guests have exclusive use of the entire property. The Neighborhood: North Bay Village Getting Around: We recommend guests use Lyft and Uber. Other Things to Note: Guests are emailed visual check-in instructions and unique door code 24 hours before check-in. Please check your spam/junk/promotion folders or contact us if you did not receive them by your day of check-in. Surveillance Camera: For guest and property protection, A/V surveillance is present at the entrances and exits. No surveillance is located inside the property. I want to be clear... I wouldn't hesitate to stay here again. It's a clean property, neighborhood is quiet, view of Biscayne Bay is amazing, and the support staff is top shelf. It's just a couple of little things that need to be dialed in so that expectations better match the reality. First night we checked in was very late (after midnight). There was a gentleman named Eric there that was super friendly and patient in showing us how to get into our room. That started our stay off on the right foot. We were in need of the 8 pool towels the unit was supposed to have. The support staff moved very quickly to get us what we needed. The building is an older building. Nothing wrong with an older building nor this one in particular, but the photos online led our imagination to expect a room/building that was more sleek than it actually was. Standing at the pool and looking up a the building is where I had this thought. You could see wear line on the facades of each balcony. Speaking of the pool, we loved it being heated. Huge plus because it was pretty windy while we were there and made the air temperature colder. Be mindful of the size of the pool. It's not big. 30' x 12' would be my best guess and 3.5 feet depth from end to end. Occasionally we'd get in the elevator, press where we wanted to go, door would close, and we'd sit there without moving. After about 60 second the door would reopen in the floor we hadn't left and the second time we pressed the desired floor the unit actually moved. Not a deal breaker, but noteworthy. Our room could have used a more detailed cleaning. In particular, closet door that housed the HVAC unit had lint caked in the slots. My thinking when I saw this was the $200-300 cleaning fee added to the VRBO rentals. For that amount of money, I'd expect a detailed cleaning if I were the property owner. Again, the pictures online (of the room in particular) are really crisp, but the reality was slightly duller. Some wear and tear marks on the kitchen cabinet. A noticable dent in the refrigerator. An ergo mat in the kitchen that looked like an animal had chewed on the corner. Small things that you cant pick up from looking at the photos in the listing. Similar to the difference between 4k resolution and 720p. The parking was not gated as advertised but we felt our vehicle was secure nonetheless. It is a little tight getting in and out of the garage, but once you've done it a few times it becomes second nature.

Our stay at the sextant was great. It was clean, well equipped and had amazing views. Check in and check out process was very easy. Building has all amenities and it was very safe and secure. Would definitely stay there again!

We chose the property because it looked really cool online. We also loved the location as it is in the middle of everything in Miami and easy access to South Beach, Keys and Miami proper. The apartment itself was tidy, a little worn down and used, but pretty much what we expected. The unit has a lofted master suite which looks out onto the Intercoastal. Giant walk in closets, huge living space, enormous bathroom with soaking tub, double vanity and walk in shower which is amazing... but, for some ungodly reason, maybe for maximum occupancy, the owner decided to not make the loft a master suite, but a bunk room with 2 double beds. Instead, the master bedroom is a dungeon of a room in the front of the apartment with an exterior hall light that beams in the room all night. The common areas could use a good vacuuming and sprucing up. The pool level should probably be cleaned at least once a week to brush out spider webs and debris. And a deep clean of stairwells is in need. Overall, the unit is what we expected (sans the master bedroom). Check in was super easy, excellent communication, access to the unit was a breeze with the custom keypad lock.
