Other Things to Note - If you would like to bring a dog, you *must* add it to the reservation under the # of guests section upon booking. One dog is allowed per reservation unless otherwise approved by the host (please send us a message). - Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay. This also includes garbage pick up, linen pickup, hot tub service, and pool cleanings. - Parking shall be allowed solely in the designated parking spaces - Smoking is not permitted anywhere on the premises. - Weapons are strictly prohibited - Please adhere to safety instructions for fireplaces, firepits, etc. - Due to the risk of fire, please do not charge your electric car on the property. - We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you to follow the good neighbor guidelines and abide by quiet hours after 9 pm. - Please do not trespass on property boundaries - Tents, yurts, and other camping equipment are prohibited - You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. Although rare, accidental damage from guests does happen. We hope you enjoy your vacation with peace of mind knowing that if an accident happens and damages occur, you are protected under Waivo. - This house does not currently have a backup generator. This property is managed by Home Sweet Hudson, a trusted & local management company. There is a Level 2 EV charging station with two ports is conveniently located in the municipal parking lot behind the Rosendale Theatre (Main St/Route 213), within walking distance of downtown businesses, hiking trails, and the rail trail. Rosendale is centrally located in the Hudson Valley with easy access to a diverse array of beautiful scenery and outdoor adventures, including nearby Minnewaska State Preserve and the Shawangunk Mountains; and is less than 15 minutes by car to New Paltz and Kingston where you'll find a thriving arts community and some of the region's finest dining and upscale shopping. You can explore the charming hamlet of Rosendale on foot and discover spots like Postmark Books, Identity Yoga, and The Big Cheese, and catch a flick at the historic and newly renovated Rosendale Movie Theatre. In nearby High Falls, you'll find Ollie's Pizza, a popular woodfire pizza place with a delicious menu of craft cocktails, local beers, and natural wines. Bedrooms Primary bedroom with en suite: King bed, plenty of dresser drawer space & a small closet. Washer/dryer located here, available for you to use with detergent provided! En suite bathroom: Has a stand up shower. Second bedroom: Queen sized bed, large closet, desk provided for WFH. Second bathroom: Shower stall. Kitchen Large space for cooking, beautiful kitchen island, large pantry space, and modern appliances. Small dutch oven, 4 slice toaster, Clean blend blender, can opener, measuring spoons, pressure cooker, strainer, cutting boards, microwave. Coffee Options: Drip coffee, Breville Bambino espresso maker, stovetop kettle. Dining Room Table and chairs for 6. Open floor plan with kitchen. Living Room Smart TV and cozy couches. Feel free to log-in to your favorite streaming services! An indoor fireplace will be available for you to use to keep cozy. All Seasons Room A room with seating: great for eating breakfast in the morning light. Outdoor Space Small outdoor patio (uncovered) with seating and propane grill for you to use (we stock propane!). Fire pit with seating area for nighttime star gazing. Note The house is close to neighbors but is a very quiet and peaceful neighborhood!

Property was exactly what we were looking for! Super quiet neighborhood and the outdoor fire pit was so great, they sell bundles of wood with kindling right down the road at Stewart’s. Only things I’d call out just to note is that both bathrooms are on the second floor and lots of loose kitties roam through the backyard so if you have a dog that will chase them, be aware of that. I also loved the bird watching touches throughout the home and how they really enabled that experience as well through providing things like binoculars and the bird feeders outside. Sun room was also wonderful since it was still a little too chilly to sit outside, it allowed us to enjoy the sun without having to bundle up or be cold!

This was a pleasant place to stay! The house is located on a quiet street, on a corner lot with a large yard. The house is renovated and warmly decorated. The kitchen was stocked with cooking supplies and pantry items. It's a short drive to the bike path. The town of Rosendale is small and charming, and is within striking distance of many other towns like New Paltz, Kingston, Stone Ridge, and High Falls.

My husband, my 2 month old & myself had a blissful long fall weekend getaway. We enjoyed the location, the beautiful home (designed perfectly!) and the timing of year in October was incredible. We highly recommend to anyone looking for a cozy retreat. It was so nice that bedrooms were upstairs so my husband and I could hang out by the fireplace after we put our daughter to sleep. Definitely would stay again and the design of the home inspired us for our future dream house!
