Beautiful home right on the shores of sandy Bass Lake! 92’ of private waterfront with two private docks. Bass Lake is a fully recreational lake with 200+ acres and 15’ of water clarity! Enjoy s’mores by the campsite and lake life at its finest! Fish, swim, boat and relax in comfort! This getaway is a the ultimate private retreat with over1 acres of land, a private sand beach, and 2 private docks. There is plenty of space for everyone with 5 bedrooms/3 bathrooms and 3 large seating areas -- a sunroom overlooking the lake, a living room, a family room and a gaming area. Fully equipped kitchen with refrigerator, stove, and microwave with laundry on site. Free use of kayaks and paddleboat. 40 horsepower 18' pontoon with 4-stroke engine available for rental as well. If you’re looking for other adventures, the local flea market 5 miles away, every Saturday morning, and there is a local bait store nearby including groceries, fishing licenses, tackle and video rentals. Upgrades for 2023 season include: -New beds and beddings -Updated furniture (completed September 2022) -New refrigerator and dishwasher -New furnace and a/c Guest cabin (2 bedrooms/1 bath) is also on site and is rented separately from the main home. This house is large with lots of rooms for activities. We loved the view of the lake.

We had a lovely reunion with our 3 children, spouses and 3 grandchildren. There was plenty of space inside and outside. Our original plan was to come in Aug., but due to a medical issue Rebecca let us change to end of September on short notice. Grandma and the 2 little girls were still able to enjoy the sand and water as well as feeding the fish from the dock. Everyone enjoyed the campfires. The furniture now in the 4 season porch works well for sitting and visiting. And no complaints about the new beds!

Our group of 10 adults stayed here for a girls weekend getaway. We chose this property because it had several large seating areas...tables/chairs/couches, etc. It was perfect for the large group. The sun room was nice and a great area to play games and eat meals. The lake was beautiful and quiet, it was fun to use the kayaks provided and the fire pit was in a great location right by the lake. A few cons... Only one coffee filter was in the cabinets, so we had to go into town to buy more. We also bought a corkscrew to open a wine bottle, as we couldn't find one in the kitchen. Might be something to add to your drawers! Most of the beds were decent, but a few need replacing....just really uncomfortable. A few people opted to sleep on the couches which were more comfortable. Even with the air conditioner on, it got pretty warm in the upper level. I found a box fan, but it was broken:( Maybe the owner was unaware of this, but I let them know. A few areas in the house were pretty dusty and dirty. Not a lot of towels in the house for a group of 10. The overall layout of the house was odd, lots of stairs and kind of like a maze...it worked for us but might not work well for some. Lots of thistles on the beach, so couldn't go barefoot! A few hiccups, but we still had a great weekend. Nice property that just could use a little updating, which I read will be happening soon. Overall, we had a fun stay here! The owner was very helpful and responded quickly to all messages and questions I had.

We have been coming to this rental property for the last 5 years, and had some challenges this year. There are major cleanliness concerns: the bathrooms hadn't been cleaned (lots of hair in the shower and on the floor when we arrived), the washing machine is broken (won't fill with water) so I'm not sure how clean the bedding was, the area rug under the dining table hadn't been vacuumed (there wasn't a vacuum onsite that we could do it ourselves) and my MIL spent the first full day we were there sweeping floors and cleaning the toilets. We had to purchase and supply our own garbage bags. Many of the sheets and comforters had holes in them. The lack of second refrigerator on the main floor was a challenge in a house that sleeps 10, and we had to make multiple grocery store runs throughout the week instead of just 1 at the start. The fuse in the kitchen tripped every time we attempted to make toast or coffee, which suggests a fire concern. The closet with the fuse box had obviously not been swept in a very long time as the floor was covered in dead bugs. We had to move the coffeemaker and the toaster to the dining room to use. The lack of cable/reliable internet seemed like a downgrade from previous years. We rented the pontoon boat for the week we were there, which was great, but there was no proactive communication from the owner about where to find the key to the boat. The owner did reply immediately to messages throughout the week, and the kayaks were a nice addition that the kids enjoyed. This is a great property and the lakeshore and lake are fantastic. The house itself is starting to show its age and needs some upkeep (beds/bedding, removing thorny weeds from the kids' beach area, ensuring bathroom and outside doors shut and latch) and requires a dedicated cleaning in between guests.

Overall, this property has a lot going for it: - Location: Just a little way outside the cities on Bass Lake. Close enough to Annandale to go to grocery stores, etc. - Swimming: Lake is very good. Thankfully, the beach area is well managed, which means there is clear, clean sand all the way out to about 3/4 of the way to the end of the left dock. The right dock is not maintained and has sand, but it is covered in weeds. You can jump off the end of the dock as it is deep enough (though you will hit weeds if you go in deep). - Fishing: Good overall fishing. We successfully catch a variety of sizes of bass and northerns. There are Crappie as well and the panfish (bluegill/sunfish) is always active. Can catch bass and panfish from the dock. - Area: Quiet overall and peaceful - Size: 5 bedrooms in the main cabin and 2 more in the smaller cabin. Plenty of bathrooms and social spaces. Best part is the porch by far. It can be closed off to keep noise down for others who may not want to hear you playing games. There are some things that are pretty average/expected for this price range: - Kitchen is adequate if not elaborate - Central air supplemented by a few stand-alone units - Wifi (we had no issues with it our entire stay) The reason for the 4 stars instead of 5 are simply because I think there are a few things that are lacking that really should be available at any price: - Beds leave a lot to be desired. One you will roll over against a wall, one will be super lumpy, one will be stiff as a board. They just aren't good or comfortable. - Bedding - most of the comforters are very old and have lots of holes in them - Little things like a broom but no dustpan in the small cabin - The bathrooms (especially the upstairs) are pretty bad. No towel holders, the doors don't close, etc. - There are no real comfortable chairs or seating in the porch / dining room. The hardwood chairs could use some cushions Various other things. Overall though, for this price, you can't get better. This is a great property with lots of potential. Talking with the owner, I'm confident that they care and listen to feedback. Because of that, I had no hesitation booking again for next year (5th year now at this place). The owner has even communicated some of the updates that will be happening over the offseason which address most of the issues we had. One note: Make sure you understand the cabin setup if you are just booking the big or small separately.

I don’t think their description of “luxurious”fits so don’t let that scare you away. It is a nice place for a family to vacation. Would’ve liked more info at the site for where things are and how things work. Some of the beds need replacing (which the owner said will happen soon) but otherwise it is a good vacation spot.
