The location of the house cannot be surpassed. The kitchen, living area and master bedroom as well. The billiards room was good fun as was the hot tub. A couple of things didn’t work/couldn’t be fixed while we were there—the theatre room and one dishwasher—but the management got on everything promptly and clearly they had fixed problems from earlier in the years. So overall, I’m not sure you do better anywhere else on the Outer Banks.

I’ll start off with the location of this property, Absolutely perfect! Beach out your back door and stores, restaurants and the bridge seconds away. Couldn’t have asked for more in this department! The home sadly appears to be neglected by the owner. A large portion of windows need to be replaced, the seals were broken and the view was blurred. There was duct tape holding a tile floor piece together in the kitchen, duct tape holding a fridge drawer together and a plastic pvc pipe was being used in a downstairs window to prevent you from opening it because it was broken. The main AC never worked during our stay, maintenance came and said that a switch wasn’t set correctly and that everything was all set “it wasn’t”. Thermostats for the bedrooms were in the hallways and this made it very difficult to get a comfortable temperature in all of the bedrooms. Main bedrooms bathroom and bedroom had see through shades allowing your neighbors a wonderful view into your bathroom while you showered. One of the 2 dishwashers were broken and the one that worked had broken drawers. All of the furniture in this property was dated and worn. All of the patio furniture was weathered and needed some TLC. The pool was heated and the kids enjoyed it, sad to see there was a hot tub at one time next to the pool but it was covered up by a temporary dock looking structure. The patio around the pool was cracked and weeds were growing all around. The yard wasn’t kept at all weeds have overtaken the entire yard. All in all we had a great week but being a vacation rental property owner myself it was disheartening to see a property that has huge potential to be so neglected.

I was going to give it a 2. We had so much fun that the family convinced me to give it a 3. Seaside management was responsive to our requests. Overall, the house needs a major makeover. The "welcome" kit was the least generous of any rental ever. Only 2 rolls of toilet paper for 9 toilets. There are many options on OBX. Pros - View, great layout for large families, full bath in every bedroom plus 2 half baths, spacious open floorplan with some private/quiet areas, direct beach access, large decks, 2 refrigerators and 2 dishwashers. Cons - just about everything is worn out or broken - both refrigerators had shelves and drawers missing and broken and should be replaced; dishwashers need repairs/replacement; furniture was worn and upholstery has rips and holes; large windows had condensation between the panes which obscured the view; wallpaper mentioned by Tracy M. in October 2022 was still peeling and hanging off the wall; dead bugs in the icemaker for the bar area. Cleanliness - overall, ok. We had to wipe the countertops and tables as they were not properly cleaned. Management offered to send someone, but we chose to do it ourselves so we could start enjoying our stay. There was a lot of trash and debris around the outside of the house. Management sent someone to pick it up after we notified them.

This property is a gem for a family looking for a great deal in a quiet neighborhood in OBX. An older property with some wear, yes, but everything was spotless and the location can simply not be beat! On the beach with private beach access, a beautiful pool, plenty of hidden spots to watch the sunrise and sunset. We couldn’t ask for better accommodations. We were hosting family from all over and in all age ranges. Private baths and giant communal spaces were perfectly appointed. Located close to everything but tucked quietly away in Southern Shores, this property provided the opportunity for our family to enjoy each other, the beach, quiet, and fresh seafood in just minutes. Perfect!!

Loved our stay. Beach front, great views from porch and inside house, kitchen had all we needed to eat in every meal, loved hot tub and pool table. Perfect get-away for family with bedrooms and bathrooms for all. Host was very quick responding to to a question that we had.

The ovation and size of this house is great. Unfortunately, the deferred maintenance ruins the house. The chairs on the main living area are dirty and there is hardly any fabric left on the arms of the chair. When you sit in them you practically sit on the floor. The kitchen cabinets and drawers are a complete mess. Drawers were dirty on the inside and we felt we had to wash everything prior to using it. This is a large house and I believe has 3 wineglasses. The sink sprayer is held together by a rubber band. The ice maker in the refrigerator had frozen over and there was frost everywhere. The chandeliers had numerous burned out bulbs. The screens on the screened in porch are ripped and torn. The chairs at the tables and the bar have most of the paint worn off. One of the bathrooms has a large piece of wallpaper that was torn off the wall. In summary this house needs lots of work. We have stayed in over 10 rentals this year and never have we stayed in a home in this much disrepair.
