Peaceful, well-rested and slept very comfortably.

I really liked the room. There was a TV, en-suite bathroom, comfortable bed, small fridge, excellent wifi and a powerful shower. It was also very peaceful, safe and secure. The actual Guesthouse itself was amazing, a great period property next to the canal. Amazing place to work from.

It would be great if they were able to put curtains up rather than blinds as even when shut it was still letting through roughly 10% of the light in from the outside during the night. A microwave would have been nice to heat up food and I don't think there was a radiator in the room or if there was I suspect it maybe housed behind the headboard so it didn't heat the room at all. I must admit I had to wear a few layers in bed as I stayed when we had a few cold nights. As I stayed for 3 nights it would have been great to have some snacks stocked up again each day. I went through the complimentary biscuits and the 2 bottles of water provided during the first night of my stay.

Due to a special event the breakfast in the adjacent building was not available. This was not a problem as it is only 15 minutes walk to a cafe

We could not say there was anything negative that would warrant constructive criticism.

A Great Place to Stay

The guesthouse is set in beautiful grounds beside the canal. The location was perfect, as the town Centre of Burnley is only a 5 minute walk away. The bedroom and bathroom were comfortable, clean and in excellent condition. A lovely big powerful shower. Good WiFi. The small fridge was a nice extra. The adjoining restaurant and bar was perfect for meals. The staff we met were very friendly and helpful. Would definitely stay here again.

A welcome folder in the room with local information would have definitely helped. There is no kitchen as stated in the description on Booking.com

Lovely room

Fantastic location, well looked after. Nice clean facilities, lovely cheerful staff. Highly recommended.

Didn't receive my email before arrival. Bit of a mix up regarding the gate key. I couldn't get back inafter hours when the gates were locked. My key was missing which was a bit inconvenient. Manager did see me and apologised.

A gem of a find.

The bedroom and bathroom were comfortable, clean and in excellent condition. The location was perfect, as it is within walking distance of Burnley town centre and other attraction, such as Turf Moor and Townley Park, but far enough out to make it peaceful. There is dedicated parking, and the outside garden and canalside seating area is beautiful. The adjoining restaurant and bar is nice, with somewhat limited opening hours. All of the staff that we met were very helpful and welcoming, as was the owner.

The only downside to our two night stay was that there was a lack of practical information about checking in prior to our visit from the owner and no written or verbal information given about basics that we needed to know for our stay. Once we spoke to the owner the next day, he rectified things immediately. A welcome folder in the room or a written sheet of paper given at check in would have definitely helped ( with information about restaurant, gate locking time, heating controls, emergency contact numbers etc). This review is NOT a complaint, just feedback that may help from a visitor's point of view. We had a lovely time during our stay.

Clean comfortable room, great value for money,lovely historic canalside location,just a couple minutes drive from townley hall park and a short drice to the motorway if exploring further.

Great service and soooo comfy!

The room was lovely and the bed was so comfy. The customer service provided was A++! I was doing some motorbike training in the Yorkshire Dales (great central point for this) and I knew I would be out early and back late. Additionally, I am vegan so sometimes struggle to find food. I therefore asked if there was access to a fridge and a microwave. They put them in my room for me and called me before closing the car to make sure I was going to be ok arriving later. Will definitely stay here with the Mrs when I'm back in this direction!

The WiFi was difficult to connect to and seemed out of range in my room.

A real gem.

We thoroughly enjoyed our stay, from arrival to leaving. The staff were super friendly and we thank them for goingt the extra mile in making our stay such a memorable experience. Sam even made us an omelette for breakfast although it wasn't on the menu. We can only commend housekeeping on the exceptional cleanliness of the room and en-suite. This is a little gem of a place we would definitely visit again.

The guesthouse is set in beautiful grounds beside the canal. We could have breakfast at the wharf in the morning.

Room is a bit on the small side, however, it was comfortable for our needs. There was no milk with the tea/coffee making facilities. There is no kitchen as stated in the description. There are facilities at the wharf if you so wish to have meals there.
