The room was very clean, neat and spacious. The front desk staff was cordial and helpful. Maid service was impeccable.
The property needs some maintenance. The upper door lock was almost detached from the frame, screws dangling. I didn't feel completely safe. The air-conditioner was noisy enough to wake me up when it kicked on--like a diesel truck starting. It worked great--very evenly cool. But I had to wear ear plugs.

Breakfast was not great. Not enough food. Was crowded. Had to wait for plates and bowls. Only a little food was cooked each time so we had to wait and left hungry. Time should be extended too. People on vacation don’t want to get up early to catch breakfast before it ended.

It was awful. Gross hotel the Lobby smelt terrible the air filter was brown basically we stayed coughing and it was a terrible experience

Great location, but the room which we had booked was not available. The hotel said that this was an error of Hotels.com. Hotel staff gave us a smaller room and no refund.

Property is very worn out - everything from the towels, sheets, blinds etc felt old- and room smelled musty. The blinds in our room didn’t close all the way and were totally see through - no blackout drapes to go over. Our room backed up to a high rise building therefore our room was illuminated all night by their logo! You thought it was daytime it was so bright. The one positive note was the AC worked great. Check in clerks were not friendly or helpful at all and we had to wait until 4:00 for our room to be ready. Breakfast was very average to poor. Pool was dirty and hot tub was cold. I never post bad reviews but this place was pretty awful. we stayed for it’s proximity to American Airlines Center for Mavs game and it was an easy walk there so that was nice.

Arrived at 3:30pm and was told our room was not ready. Was told it would be just 10 minuets. Front desk took my phone and assured me as soon as a room was available I would receive a text message, fast forward to nearly 4pm still no message. I go bakc to check and a room was now available. Make it up to the room bathroom was dirty, air conditioner vents were peaking. TV had 30 channels and half were Spanish and news networks.

I don’t usually come and leave reviews but I HAD too for this stay. Everything was outstanding. Super clean room, very comfortable, great view from our room, good breakfast and the people at the front desk were great! Will be back again to book my next trip to Dallas.

Not good. This property is dated and needs urgent repairs. Room(s) all had odors, lingering smell of smoking. Likely allowed smoking in the past.
You might ask how I know what multiple rooms smelled like … well upon checking in I found cockroaches in the first room I was in, along with an unpleasant smell. So I had to change rooms, at least the second one did not have roaches.
Would have left the property all together except that most other hotels were sold out on the dates of my travel.

A lot of noise from the street - but really helpful staff. They tried to relocate me to a different floor. But its really bad in most rooms here I guess. If they fixed the windows it would be a good place.

LOUD, apparently Harry Hines Blvd becomes a drag strip on Saturday nights. Our room was directly on that street side. Very poor insulation, OLD windows. The bed was terrible, the linens were cheap, the comforter is rough. Our bathtub held water, the shower has very Poor water pressure. Our light switch had a short which made the lights flicker on and off. The breakfast is bad. Eggs, potatoes, cereal, and bagels. The fruit was bad. Parking is very tight and one of the elevators probably needs repairs, the door sticks. Would not recommend staying here.

Overall it was ok. The ice machine in the room was very loud and leaking. Patrons on our floor were also loud and smoking.

This property is NOISY! Make sure you have a white noise app on your phone. The breakfast is bare minimum and they ran out of a lot of stuff quickly.

The carpet in the room was stained black and so gross. I’d recommend hazmat boots. The couch cushions were also stained and dark spots and iron impressions. But that carpet was terrible. I’ve seen cleaner floors in a NY city subway.

This property is badly in need of an interior update and repair. You are not getting your money’s worth for price they charge given condition of property. My room had a lot of rotten and damaged wood on the floorboards, a large stain on the drapes, and rust in the bathroom For two of the three days, no hot water in the shower.

While not “bad” this hotel left a bit to be desired. The room felt dirty and the shower had a weird drainage / vent pipe sticking out of the ceiling. The biggest concern was that we definitely wanted fresh towels and housekeeping between our two nights at the hotel. We called that morning and were told it wouldn’t be a problem. We even confirmed it with the housekeeping staff in the hallway. When we got back at the end of the day, the room had not been cleaned, no fresh linens or sheets and we we asked we were told “sorry we don’t have record of your request and there is no housekeeping staff on site this late in the day.” Grrrr

Terrible! They messed up reservation. I had a reservation for 6 people and they gave me a one bed room and expected me to pay for an additional room bc they were all “booked”. Room was dirty and smelling. Honestly would not book here again.

They are remodeling and they started at 8am with the noise. They were dumping trash behind our room were the construction trash bin was placed. Hotel was dirty in general and housekeeping was knocking at the door an hour and a half before check out even though we had the do not disturb sign!!

In Dallas to see the Mavs play, so I chose this property due to short walking distance to American Airlines Center. Room was clean. Bathroom could use some aesthetic improvements. If parking a vehicle on property, be prepared to pay a $20 parking fee plus tax per night. I didn’t know about the parking fee until I checked in. Would consider staying at this property again if attending an event at American Airlines Center.

It was very loud in the halls and the carpet was super wet near our bathroom when we arrived. The walls, carpets, and base boards in the hall ways and stairways are dirty, cracked, damaged, and the stairways smelled. The breakfast was way better than I expected, and it's a good cheaper option if you want to be near downtown or uptown.

The staff was excellent especially Lorrie. She was very professional, knowledgeable and kind. The location is convenient. It is in walking distance to the American Airlines Center and downtown. The area is safe. The hotel is very clean! I will return.

Very friendly staff. Checked us into parking early gave great recommendation on where to grab a drink and bite to eat while we waited for our room to be ready. Great location for events at American airlines arena. Very walkable. Only downside is its a little dated. Blinds in room did work. Walls are very thin. You can hear everyones conversations going down hallway. Nice little bar very friendly, but its either over priced or i got ripped off 36$ for a double bourbon

The only good thing about this hotel is the location. When you pay over $200 for a night you expect a certain quality - this was motel quality. It was run down, outdated, and in need of repairs. Hot tub does not work. The stairs had such a pungent urine smell that you were forced to take the sketchy elevator - which at one point started moving while I was walking onto it before the doors had even closed. The lighting in the bathroom is horrendous. There was a gaping hole cut in our popcorn ceiling with a sprinkler system shoved through it. There was also a sketchy panel in the shower ceiling? Not sure what that was about. The icing on the cake was our room not being ready at check in at 3. I was not trying to check in early. The staff couldn't even give me an estimate on when it would be ready. It ended up being ready 30 minutes later, but that's 30 minutes of my time wasted while I was paying for that room. Overall unacceptable.

The rooms that I saw there needed repair. The kitchen faucet was about to fall off. Loud vehicle noises most of the night.
We are breakfast twice at the hotel and there were never any plates for us to use.
There was a terrible smell in the hall way exit to the elevators and in the elevators.
I would not stay here again.

AC and heater thermostat did not work properly so transferred to a smaller and not as nice a room. Looked to be an original thermostat. No soap in bathroom. Gaps in flooring. Safety latch on inside hanging by one screw. Ran out of plates for breakfast. Would have preferred to have had paper plates. Staff was accommodating and apologized. Interior needs update. Will not stay here again or recommend to anyone.
