The location is perfect, offering a clear, direct view of picturesque San Gimignano, which is the property's main highlight. The breakfast was good, featuring homemade items at first glance. Some staff were friendly and polite, especially Giakomo, who was polite, helpful and offered great tips on sights and dining.
I was expecting the 9.5 rating advertised. Moreover, the rooms felt old-fashioned and lacked the style of the farmhouse property, with minimal amenities (a plastic cup for rinsing, no slippers, not even a welcome glass of water). During our stay, the menu lacked several pasta and meat options. The property needs a complete renovation to match the farmhouse style
