Location and price.
I did not like the bed downstairs. Upstairs would make the house feel cozy with the kitchen in the same room.

Cleanliness and quiet location. Newly remodeled in quaint old house. Near (walking distance) to the social district.
Had to communicate with staff through answering service. Door lock code had to be reset during stay.
