You’ll have all the amenities you need in this open floor plan studio unit including a kitchen complete with oven/stove, microwave and coffee maker. Revel in a large dresser and free-standing closet brackets for storage and feeling right at home. A flat screen TV is perched above a cozy queen bed and ready to stream your favorite media at the days end. Great for a single or couple and pets are welcome. Great for short or long-term stays, enjoy the convenience of laundry and a dedicated parking space at the front of the unit which is on the backside of the upper unit. Please note the upper unit is a separate rental and has a shared central heat/air. Sleeping Arrangement: Queen bed - 2 guests This is a private unit and you’ll have the entire space to yourself just be mindful the upper unit is a separate rental. The rear parking pad is located in the alley and can accommodate 2 compact cars. PET POLICY: It’s our pleasure to invite your furry friends to stay. We charge $100 fee for the first pet will be added to the reservation cost and $75 for any additional pets and will only allow a maximum of 3 pets only. Typically we do not accept pets over 40 pounds however, some can be approved on a case-by-case basis. Pets are not allowed on beds or furniture. We will perform a close inspection of furniture and carpets after check-out and apply additional cleaning fees or requests for damage, if necessary. There is a $25 fee for excessive pet hair clean up. Avoid these costs by managing and cleaning up after your pets. All pet droppings on property and neighborhood must be properly picked up and disposed of to avoid fines. EARLY CHECK-IN: Feel free to ask and we will accommodate you if we can. Early check-in fee is $25. Accommodation will depend on whether there is another guest checking out the same day, as it takes our staff a full 5 hours to properly clean the property. Please inquire with us at least 24 hours prior to your arrival. LATE CHECK-OUT: Feel free to ask as soon as possible and we will accommodate you if we can. If it is less than 24 hours till check-out, which means changing our cleaner’s schedule, there may be an extra $100 fee. Late check-out is 1 pm, with a minimum charge of $50, when available. If you need to check out later than 1 pm, we will need to charge you for an extra night. NOISE / DISTURBANCE: No parties are allowed on the property. We enforce a strict fee of $1000 for any reported noise or disruption from neighbors. Please, no amplified music outdoors, in respect of neighbors. Indoor music is permitted except during ‘quiet hours’ between 10pm and 8am. CLEANING / DAMAGES: In the event that excessive cleaning, repair, or replacement is required for amenities, furnishings, or appliances, appropriate fees will be applied. REPAIRS / ISSUES DURING YOUR STAY: For any urgent repairs needed in or around the property, you will be notified immediately. Our handyman/service company may need access inside the property even if you are not present. Please note this is only for situations that require urgent action to make sure your needs are addressed and resolved immediately. INVENTORY: Amenities and toiletries are included at the time of check-in, however, this is a one-time stock, and you will need to purchase any additional products needed during your stay. SMOKING: Smoking or vaping are not allowed inside the house and will result in a fine of $750. MAIL: Please do not send mail or packages to the property. We recommend a local Amazon locker or PO box for longer stays. DEPOSITS: Guests booking with no reviews, or with negative reviews, will require an additional deposit of $500 which will be refunded at the end of your stay, given that there are no issues or any damages. ADDITIONAL GUESTS: We do not allow additional guests who are not listed on the original reservation to stay overnight in the property. Breaking this rule may result in an automatic cancellation of your booking without refund.
