Misleading/Fake reviews and very poor experience

Unfortunately besides the overall nice bathroom and toilet area, there were many hidden things I didn't appreciate

I was asked to leave a positive review in exchange for benefits like early check in or late check out, which raises serious concerns about manipulated ratings. The bed was extremely uncomfortable, and combined with constant train noise, it was impossible to sleep properly. Communication was also very poor. I would not trust the reviews for this property. Full review: The most concerning issue was being asked to leave a high rating review in exchange for perks. This is an attempt to manipulate reviews and mislead future guests, which appears to violate Booking.com policies and basic consumer trust. Due to the overall conditions, I left after one night and did not stay for the second night of my booking. While the room itself was not generally dirty, there were still important hygiene concerns. For example, the water kettle had clearly been used by a previous guest to cook instant ramen and had not been properly cleaned afterward. The bed mattress was very cheap and uncomfortable, and combined with extremely loud train noise from right next to the building, running throughout both day and night, it was impossible to get proper rest. Communication was very difficult. There is no on site staff or 24 hour reception, and the property was largely unresponsive to phone calls. When I was finally able to reach them after several attempts, they refused to answer questions and directed me back to Booking.com messages instead. This level of support is inadequate, and in case of emergencies, it could become a serious issue. There were also problems with luggage storage. I was initially told I could use a locker, but later informed it required a two day reservation. Upon arrival, the assigned locker was already occupied, forcing me to move another guest’s belongings. Additionally, the bath facilities were in poor condition. Another concern is the handling of personal data.

Relaxing.

Self Check-in facility, but the process is overall very smooth and the remotely available personnel always responds promptly. Amazing for tranquility, cleanliness, proximity to Ikebukuro which is a major transportation hub in Tokyo.

Nothing wrong. I appreciated the availability of a serviced kitchen and laundry, and a nice veranda to hang clothes etc. I was not sure whether the cooking stove was actively usable, however, it was a short stay and I did not need it, I used the microwave oven. I will surely come again!

Clean and cozy

Check-in was really easy and we got clear instructions. We met the owner of the building and she was very friendly. The room was really clean and had everything we needed, microwave, kettle, fridge and washing machine. The beds were really comfortable and soft which we really liked. There were a lot of towels so we could change them for a long stay which we liked. There were also extra trash bags in the room which is good! Special mention that the water pressure in the shower was great.

Great value for price

Great location and big room for standard Tokyo rooms. The service was excellent! Even if it’s ‘unserviced’ (all online) they were able to hep and make the stay perfect 👌

立地　コンパクトに必要なものが部屋の中にあるコンビニが近い　周りはラブホテル街

エレベーターは4階までで、部屋は屋上？5階？でした。大荷物だと1階分、狭い階段を荷物を持って上がるのは大変です。

清潔感があり隣の音も気にならず、ぐっすり眠れました！池袋駅からも迷わず到着出来ました。

照明スイッチがベットの近くにあるといいなと思ったのとマットレスは硬めの方がよかったなぁと思いました。
