About this house rental
Wake up in a charming medieval hilltop village and enjoy your own private panoramic garden, set on the ancient walls of Bibbona, overlooking the rolling Tuscan hills.
Our beautifully restored historic home combines authentic Tuscan character with modern comforts, offering a peaceful retreat just 10 minutes by car from the long sandy beaches and beautiful pine forests of Marina di Bibbona. It is also ideally located for exploring Bolgheri, Volterra, Castagneto Carducci and the renowned wineries of the Etruscan Coast.
The private panoramic garden extends over two terraced levels on the ancient walls of Bibbona. Surrounded by flowers, aromatic herbs and citrus trees, it offers different spaces where you can enjoy breakfast in the morning sunshine, dine outdoors using the barbecue or simply relax while admiring the peaceful Tuscan countryside.
The House
The house is arranged over two floors.
On the ground floor you will find a cosy single bedroom, a well-equipped kitchen, a comfortable living room, a bathroom and direct access to the private panoramic garden.
On the upper floor there are two air-conditioned double bedrooms with a bathroom located between them. The larger bedroom overlooks the Tuscan hills, while the second double bedroom offers a cosy and peaceful atmosphere.
The thick stone walls help keep the ground floor naturally cool during the summer months. Free Wi-Fi is available throughout the house. Guests also have access to satellite TV, a washing machine and a small storage room, ideal for bicycles.
Just a short walk from the house you will find traditional Tuscan restaurants, pizzerias, cafés and all the charm of village life.

Bibbona is a beautiful medieval hilltop village, and its unique character comes with narrow streets, steps and wonderful panoramic views.
Guests may drive as far as Piazza della Vittoria for loading and unloading luggage before parking. The streets are narrow, as is typical of historic villages, and may not be suitable for larger vehicles.
Free public parking is available approximately 3 minutes' walk from the house. As Bibbona is built on a hill, the route includes both uphill and downhill sections.
The house is arranged over two floors with internal stairs. The private panoramic garden extends over two terraced levels, connected by steps.
For these reasons, the property is not suitable for guests with reduced mobility, anyone who has difficulty walking or very elderly guests.
We personally welcome most of our guests. We usually meet in Piazza del Mercato, where free public parking is available, help with the luggage and accompany you to the house, showing you the easiest way to reach the property and ensuring a smooth, relaxing arrival.

We had a great time staying here for a few days during our Tuscany trip. The garden was beautiful, there were good restaurants in walking distance and the atmosphere of the whole place was almost magical. Parking was close by but not directly at the house, which was a good thing because you don’t want to drive in those narrow alleyways. We took so many pictures! Communication with our host was great and Marco had many helpful suggestions for activities and places to visit.

A truly wonderful stay here in Bibbona. Well appointed property with many thoughtful touches such as cantucci(you’ll find out how nice they are dipped in vin santo), and coffee for the nespresso machine. The terraced garden is stunning. Beds are comfortable, and property is very clean.
A few things of note for visitors from USA or Canada - while the house has two bathrooms, the showers are a little smaller than you may be accustomed to. The property is at the top of a medieval town with steep hills and very narrow streets that will not accommodate a mid-sized rental car. You’ll have to park in the town lot below. Stairs on the property (and in the country in general) do not reflect North American building codes(obviously), so watch your step. Your legs will burn on these hills, no joke.
This house is a perfect opportunity to immerse yourself in rural Tuscan culture and daily life. Excellent resources for day to day just down the hill, and if you need more, it’s no more than a 10 minute drive away.

This is an awesome place, on a great spot among ancient stone houses in heart of Tuscany, close to beaches, ancient towns, with all necessary amenities, most welcoming host and especially cosy terraced garden. We had to promise our kids we will come back - which we definitely will.

Difficult to Access. Steep hills stone streets. Difficult parking. Steep walk to House. 3 bedrooms 2 baths. Kitchen small but uses bile ok. Must be fit to be able to enjoy.
