⏰ Stick to Check-in/Out Times – Need flexibility? Let us know in advance, and we’ll do our best to accommodate! Please note that a $100 fee will still apply for late check-outs, even with prior notice. We appreciate your understanding!
2.Luggage Drop-Off:
Luggage drop-off is permitted only before the check-in time and not after the check-out time.
3. No Smoking Indoors 🚭
Smoking inside is strictly prohibited. Use designated outdoor areas. Penalty: $500.
4. Pet Policy 🐾
Pets are welcome, with a maximum of 2 pets per stay and an additional fee. Notify us in advance.
5. Quiet Hours 🤫
Keep noise to a minimum between 11:00 PM and 7:00 AM. Let’s respect our neighbors.
6. No Parties or Events 🎉❌
Parties, large gatherings, and events are not allowed. Penalty: $1,000, plus immediate termination of your stay without a refund.
7. Security & Valuables 🔒
Secure all windows and doors when leaving. We are not responsible for lost or stolen items.
8. Use of Appliances & Amenities ⚙️
Use all appliances responsibly. Report any issues, and we’ll take care of them!
9. Climate Control 🌡️
Use heating and air conditioning responsibly to avoid excessive energy use.
10. Cleanliness 🧹
Keep the property tidy. Excessive messes may incur extra cleaning fees.
11. Respect for Property 🏡
Treat the home with care. Damages must be reported immediately. Guests are responsible for repair or replacement costs.

Know the location of fire extinguishers and first aid kits. Safety first!

14. Smoke Alarms & Fire Safety 🚨
Smoke alarms are essential safety devices and must not be disabled, covered, removed, or tampered with for any reason. This includes removing batteries, covering alarms to prevent activation, or interfering with them in any way.
Any tampering, misuse causing a false alarm, or intentional disabling of a smoke alarm will result in a $500 penalty, plus any additional costs incurred (including building fines, fire department charges, or maintenance repairs). Continued violations may lead to immediate termination of the stay without refund, in line with house rules and platform policies.
If an alarm is triggered accidentally or appears faulty, please contact us right away so we can assist.

Host was great, apartment looked like the photos, amenities were as expected, and location near Mount Royal can’t be beat - cross country skiing and walking 5 minutes away, as well as restaurants, bars, grocery stores, etc. Would recommend.

Well-located, good clean basic apartment with 3 bedrooms and 2 bathrooms.As a family of four with two teenage boys, we definitely appreciated the separate bedrooms, double bathrooms, the air conditioning and the included wifi, as well as the practical kitchen appliances like toaster, electric kettle, and microwave. Note this is not a place with lots of natural light - it’s fine for getting a good night’s sleep after a busy day out and about, but not a place from which to expect enjoying a view or outside seating.Best parts: good air conditioning, modern clean furniture and appliances, practical location close to Mount Royal Park and the conveniences of the Plateau, very helpful and responsive host.Could have wished for: some appliances not fully installed / tested (hopefully fixed for next tenant), closer parking for our required times, cleaner outside entrance (we happened to arrive on garbage day).

Had a wonderful time at Sam's place. 3br and 2ba was great for a party of 6 plus one baby. Sam even went out of his way to provide us a new crib for our baby. The location is nice. Almost directly in front of Mt. Royal and about a 15 minute walk to the station via a lively pedestrian only boulevard. Plentiful food options around.
