- Due to the rural location of this property, cell phone reception may occasionally be spotty.
- Please note that the hot tub and pool takes around 6 hours to heat up. So depending on what time the property was cleaned, your hot tub or pool may not be hot upon arrival.
- No RV or Trailer parking.
- 4WD may be necessary for mountain roads in the winter months.
- Guests are responsible for providing their propane for grills and outdoor fireplaces. There is often a supply left by previous guests, so we recommend checking before purchase.
- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.
- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!
- Please do not bring glitter, confetti, or anything like that to any of our properties.
- No food or drink in the hot tub or pool.
Renter will receive and agree to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 11 p.m. and 5 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 3:00 PM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.

I went with a group of 5 guys and all in all very good cabin! The pool was awesome and the hot tub. The spacious house was perfect and the dining room set and theater room were amazing. We had a few small issues. The hot tub seemed to have a couple hiccups. It wouldn't get to right temp either too cold or way too hot no matter what we set. And the power wouldn't work at first without flipping the circuit on and off. And the water definitely needed to be changed. The fire pit starter didnt seem to work and needing to bring our own propane is a little annoying but not a major deal its common.The upstairs bedroom smoke detector kept going off during night and beeping and needed to be replaced. The owners really tried finding a solution so that was a plus but sadly no way we could reach the height safely.We really would like to see a grill be added and some more pots and pan options for the kitchen, a lot of the cooking options seemed to us be limited due to the lack of selection.Other than that, nothing major, very clean and nice cabin overall. Owner actually responds and fairly quickly even considering it was weekend and wants to help. Definitely would book again and price we paid was very reasonable for a summer weekend. Definitely enjoyed overall and recommend.

Great property. Was nice having the pool, theater and pool table. All of the furnishings are in great shape. Pool was not as warm as I would have liked but we still swam frequently. Was not able to use outdoor fire. Wasn’t sure if it was an empty propane tank or an issue with the fireplace and didn’t want to purchase a new tank.

I wish we had a better experience, but our stay left alot to be desired. We ended up leaving early because we were uncomfortable. The cleanliness of the cabin was terrible. The windows were dirty and hard to see out of, The bed upstairs was broken, The pillows on the couch had something hardened on them, There was insulation in the air vents. And an odor that wouldn't go away it was a mix of mold and chlorine, we chalked it up to the smell the pool emitted due to it being worse in the pool room and not as strong on the very top floor of the cabin. We tried to air it out the best we could but the smell was there the entire time. Always seeming stronger when you would reenter the cabin after being outside. A few other things we found small issues with was the lack of a gate on the stairs leading off of the bottom porch which was only blocked off by two bungee cords. We did see a bear multiple time walking around the cabin and we felt that even though a gate wouldn't do alot to stop a bear from climbing it would be a better option than buggee cords. Also in the pictures it shows the landscape around the cabin to be alot more maintained that it actually is and we had issues with large spiders being all over the porches. Over all it felt the cabin was poorly cleaned and not enjoyable. We wouldn't recommend especially for the price and we won't stay here again.
