Hotel Ixuh Ocean Front Quinta Avenida Playa del Carmen

I was genuinely shocked when I first opened the apartment door because the first thing that hit me was the view. You walk in and immediately see the ocean, and it honestly made such a strong first impression. The entire stay felt incredibly peaceful and private. Even though the apartment is right on 5th Avenue and only an inDrive away from the center, or even a good walk if ur up for it, it never felt touristy or chaotic. It was quiet and comfortable, and it felt like a place where you could slow down and focus on yourself, the ocean, and the surrounding community. The location was also one of my favorite parts. There were tons of food options nearby, and having an OXXO so close was extremely convenient for grabbing water, drinks, snacks, or anything else I needed. I really liked being able to walk out, get something to eat or explore, and then come back to such a calm and private space. The apartment itself was also much better equipped than I expected. The AC was incredible and worked extremely well, which was especially appreciated in the heat. I also loved all of the smaller practical touches. Even something as simple as having an ice cube tray was great to have. There were glasses, a bottle opener, safes, a blender, and basically all of the kitchen supplies you could realistically need during a stay. It never felt like the apartment was missing something obvious or that you had to go out and buy basic items just to use the space properly. Everything felt very thoughtfully set up for actually living there for several days, rather than just sleeping there. Overall, it was an amazing place to come back to every day. The combination of the ocean view, privacy, quiet atmosphere, location, and amenities made it feel genuinely special.

Only a few very minor things. The door leading to the balcony was extremely difficult to move, and the shower had fairly low water pressure, with the temperature taking a while to adjust. I also wish the pool on the balcony had been filled a little more, and it would have been nice to have an additional step down from the main balcony area instead of the only step being by the bedroom door. That little step would have made transitioning from the pool back onto the balcony much easier. None of these things had a major impact on the stay, though, and otherwise everything was perfect.

Nothing! Everything was incredible!

The location is superb- sea and forest view, no street/restaurant noise, ..and the smell of the algue from the ocean (May) was not too bad due to the distance to the beach either. Restaurants and little veggie food tiendas in 10 minutes walking distance. So for the location and balcony alone the stay was absolutely worth it. The bed was really comfortable and all furniture seemed all quite new. The front desk team was absolutely helpful and beyond kind. They helped me for example to order 20l water canisters as I stayed for 2 weeks and buying / carrying single bottles was not really efficient. The kitchen had enough pans/pots/ filter coffee machine which all worked well and the fridge/freezer were spacious. Washing machine / dryer was great to have. So overall yes to the property!

In summary: upon arrival the (overall great) room felt a bit unprepared and I wish the management would have been more proactive in communication. There were still little things from the last guests (earring, coins..) visibly on surfaces and overall the room was quite dusty, like the last cleaning had been some time ago... the wifi was not working and both aircons were broken (working but making noticeable loud sounds every 5-10 seconds) the fan triggers the light so also not an alternative for the nighttime. All things that could easily be detected before check in. This meant I was unable to sleep with aircon/fan switched on and could also not do parts of my work which require a calm environment during the first 10 days of my stay (until it got fixed, a neighboring room had the same issue). I was able to use the neighboring rooms wifi most times (on 2 days there was an outage). The washing machine was full of fluffy fabric from the last washed/dried clothes which stuck on mine after I washed the first time. Despite a fruit blender being on the photos there was none in the room, which fair enough was not part of the written room description. I bought one asked if they wanted to cover the bill to keep it and did not hear back on that until my departure. After my first week of the stay I asked for floor cleaning tools and how to dispose trash (there was no information given), after I received the info, tools and cleaned myself the day after a cleaning staff wanted to clean the room. Which was now no longer needed. Having that said not a big deal just something that could, again, have been organised and communicated in better ways (just as with the wifi, aircon, etc..) I was in contact with the room manager regarding most of the topics, who responded upon messages and was in touch with the owners but did not really come back proactively and not at all to some topics.
