Bring the family together at this spacious 7-bedroom, 3.5-bath Palm Coast home, with a private heated screened pool, game room, and an attached first-floor guest suite. Pool heat is included. The entire home and suite are exclusively for your approved group — no shared spaces or separate suite rental.

SPACE FOR TOGETHER TIME AND PRIVACY
The main home has a full kitchen, dining for 10, a generous sectional, and multiple living areas. The private first-floor suite has a queen bedroom, its own living room, kitchen with dishwasher, full bathroom, and direct patio/pool access — ideal when different generations or couples want their own space.

Seven bedrooms provide nine beds: two kings, three queens, and four twins. The suite queen is included in those totals. Most bedrooms require stairs; the suite is on the first floor. Use the bedroom photos to plan sleeping arrangements within the approved occupancy limit.

POOL, PLAY, AND EVERYDAY COMFORT
Enjoy the screened pool, covered outdoor seating, dining area, grill, propane fire pit, and fenced yard. The garage game area features Skee-Ball, air hockey, ping pong, darts, and hook-and-ring games. The front sitting room has board games and a workspace with monitor. Wi-Fi, Ethernet, TVs for your own streaming accounts, washer/dryer, Pack ’n Play, and booster seat/high chair are provided.

Flagler Beach is about 7 miles away. Shops, groceries, restaurants, and Palm Coast parks are convenient, with St. Augustine and Daytona Beach options for day trips. This is an inland home in a quiet residential community, not a beachfront property or event venue.

A little planning for a relaxing stay
Please help us keep this a peaceful family retreat by respecting our neighbors, registered guest and parking limits, and the safety guidelines below. Before arrival, the booking guest must complete a signed rental agreement and government-issued photo ID/selfie verification through our secure Hospitable guest portal for local rental-compliance records, so we can release the arrival instructions and door codes.

Before arrival
Separate from platform verification, the portal collects contact/emergency details, all occupants' names and ages, and vehicle make/model, state, and plate. Rental-car details can be marked RENTAL until check-in, when they must be supplied before parking. This applies to same-day bookings too; please message us if you need help, rather than emailing ID documents.

The agreement includes a city-inspection acknowledgment and certification that the booking guest is not a registered sexual offender or sexual predator and, to their knowledge, neither is any occupant or visitor.

Stay essentials
• Check-in from 4 PM; checkout by 10 AM.
• Maximum 10 guests age 4+; children age 3 or younger do not count toward the cap but must be listed. Additional guests, visitors, or vehicles need written approval and an updated agreement before arrival.
• Four vehicles total, including one garage space. Outdoor parking is driveway-only. No street, lawn, yard, swale, sidewalk, or right-of-way parking; no driving across the lawn, yard, swale, or sidewalk.
• Quiet hours: 10 PM–7 AM. Pool hours: 8 AM–10 PM; please bring outdoor gatherings indoors at 10 PM. No parties or events.
• No smoking/vaping indoors or pets; service animals follow law and platform policy. Commercial filming/paid content needs written approval before booking.

Caring for the home
Please keep the grill, fire pit, and outdoor furniture in place. Turn off appliance controls AND propane tank valves after use and at checkout; once fully cool, clean the grill/fire pit following the safe-use instructions. Keep exterior/screen doors closed, check both pool-door alarms on arrival and keep them enabled, and supervise children. Clear outdoor toys/belongings/trash after use, return supplies, and bag trash in the covered garage bins. Locked owner storage and the exterior maintenance shed are excluded from guest access. Safety and service
Exterior cameras cover the front entry/doorbell, driveway, and pool/outdoor area; none are indoors. The living-room decibel monitor records no audio or conversations. Pool heat is included but weather-dependent, with no guaranteed temperature. Weekly pool service may require access and a swimming waiting period. Most bedrooms require stairs; the suite is downstairs.

Agreement essentials
Unregistered guests/vehicles, excess occupancy, prohibited late-night pool use/gatherings, or serious/repeated violations may end the stay through lawful procedures and platform support. Incomplete disclosed check-in steps or guest-caused breaches do not automatically qualify for discretionary refunds; applicable cancellation terms, mandatory refunds, and lawful dispute rights remain protected. The booking guest is responsible for documented party-caused damage/fines and reasonable legal/collection costs only where legally recoverable and platform-permitted. Claims follow platform or lawful direct-booking procedures, without automatic penalties or unrestricted charges. Routine cleaning is included; unfinished checkout chores do not incur automatic fines. New obligations are not applied retroactively without valid agreement.

Optional travel insurance follows its own eligibility and policy terms, without changing cancellation terms or mandatory protections.
