Other Things to Note:

➡️Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay. If not signed within the deadline, your booking may be cancelled with no refund.

➡️Primary renter at least 25 years old.

➡️Early Check-in Fee: $50/hr

➡️Late Check-out Fee: $50/hr

➡️Pool Heating Fee: $150/day to keep the pool hot (Pool's max temp is 83 degrees) Open only from end of March to end of October

⚠️ Amenity Badges (Important Update for 2026)

 

Effective January 1, 2026, the Towamensing Trails Property Owners Association has updated its rental program. Eight (8) blue amenity badges with lanyards will replace wristbands and are provided for guest use during your stay.

 

📌 Please DO NOT TAKE THE BADGES HOME or DISCARD them. All badges must be returned and placed back in their designated location at checkout.

🚨 IMPORTANT: If any amenity badges are LOST or STOLEN after checkout, a $100 replacement fee will apply.

 

✅ Driveway capacity is a maximum of 7 cars per township rules.

🔴 All vehicle information must be provided 5 days prior to check-in; last-minute changes are not allowed.

✅ Guest will have vehicle access to the community trash collection center.

✅ Badges provide access to community amenities:

📌 With a maximum limit of 16 guests, you can purchase up to 8 extra day passes.

🎟️ How to Get Extra Wristbands:

▪️ Visit the Boat Rental Office near the lake/beach adjacent to the clubhouse.

▪️ Bring your rental packet and photo ID.

▪️ Cost: $10 per person, per day (Cash only).

▪️ Children under 5 do not need a wristband.

▪️ Maximum of 8 extra wristbands allowed.

◾For reservations made outside of Airbnb and Booking.com, please note that a $500 security deposit will be included for security purposes. This deposit is fully refundable within fourteen (14) days of checkout, provided no damages to the home or community penalties are reported.

◾Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.

⚠️ Must be over 25 years old to book, and the booking guest must actively stay at the house for the duration of the reservation.

⚠️ Rural setting: occasional small, non-harmful insects (year-round pest control in place).

⚠️ Friendly Note: 🐻 Black bears may be spotted in the area. Secure food and trash, and they will wander by undisturbed.

⚠️ Winter Driving Note ❄️: 4WD/AWD is strongly recommended during winter months. Guests are responsible for arranging and covering any towing if stuck.

⚠️ Lost & Found Shipping Policy: $50 handling fee for item retrieval and coordination, separate from shipping and delivery costs.

⚠️ Guests are responsible for proper trash disposal before checkout ($5/bag fee for trash left behind; take bulk trash to the compactor the day before if closed on checkout day).

📌 If a previous guest violates usage guidelines, the hot tub may be drained, cleaned, and refilled before your stay for safety, which may take until the evening of the first night to heat up.

📌 Professionally serviced after every reservation with time-stamped photos kept on file. Additional hot tub cleaning requested during your stay incurs an extra fee billed to the guest.

📌 Rinse off lotions, sunscreen, and body oils before use to maintain water clarity.

📌 Pool heat requests must be made at least 24 hours in advance.

📌 As temps drop, note the pool is uncovered — on very cold nights the heater may not fully reach target temp. Normal seasonal behavior, not a maintenance issue.

 

🍂 Fall Pool Notice – Please Read 😊

 

📌 As we move into fall, falling leaves are a natural part of enjoying an open, heated pool this time of year — our pool is professionally serviced on a regular schedule, but some leaves may land in the water between cleanings regardless of what you or we do, and that isn't a sign of poor maintenance.

📌 If you'd like the pool cleaned again mid-stay, just ask! This is available for an additional fee of $150 and will be billed to the guest.
