♦️The rental agreement is sent once your reservation is accepted; your booking is only confirmed once it's signed (within 24 hours) or it may be cancelled with no refund.

♦️Pet fee is $200 per dog — let us know how many dogs you're bringing so we can add the fee.

➡️ HOA rental forms are required at least 72 hours before your stay.

Driveway fits a max of 8 cars (township limit) — all vehicle info must be provided, and changes within 5 days of check-in are not allowed.

 

⚠️ Amenity Badges (2026): Eight (8) blue amenity badges with lanyards replace wristbands — permanent, for use during your stay only. Do NOT take badges home or discard them; return all to their spot at checkout. Lost/stolen badges after checkout = $100 replacement fee each.

✅ Badges give access to all community amenities: 190-acre lake & beach, seasonal outdoor pool, basketball/volleyball courts, tennis/pickleball courts, playground, and clubhouse with lounge/restaurant. Kayak/boat rentals are booked (and paid) through the community; the lake may close without notice if water testing fails.

🌟 Extra day passes: up to 8 additional per group, $10/person/day, cash only, at the Boat Rental Office (bring rental packet + photo ID). Kids under 5 are free.

⚠️ Must be 25+ to book, and the booking guest must actively stay for the full reservation. No outdoor fires permitted in Towamensing Trails.

⚠️ Given our rural setting, you may occasionally notice small, non-harmful insects — we run comprehensive year-round pest control; let us know of any concerns.

🐻 Friendly note: black bears may occasionally pass through — they keep their distance as long as food and trash are secured.

❄️ Winter Driving: 4WD/AWD strongly recommended; we do our best to keep the driveway plowed, but conditions can change quickly. Guests are responsible for any towing/assistance if a vehicle gets stuck.

📦 Lost & Found: we're happy to arrange return shipping for items left behind — a $50 handling fee applies (plus shipping/delivery costs).

🗑️ Guests must bag and dispose of all trash at the community dumpster; a $5/bag fee may apply for trash left behind, inside or out.

📌 We stock essentials for about 2-3 nights — for more, nearby stores include Square One Markets, Family Dollar and CVS.

📌 A valid ID and signed rental agreement are required after booking, or the reservation will be cancelled.

📌 A refundable security deposit applies to all one-night stays and any booking made outside Airbnb; for Airbnb stays it's an optional add-on. One-night Airbnb stays also require a $100–$200 damage waiver via the Airbnb Resolution Center.

♨️ Hot Tub Notice: we may occasionally need to drain, clean and refill the hot tub before your stay if a previous guest didn't follow usage guidelines — it can take until the evening of your first night (or a bit longer, depending on weather) to fully reheat. The hot tub is professionally serviced after every reservation with time-stamped photos kept on file. Extra hot tub service requested during your stay carries an additional guest-billed fee. Rinsing off before each use helps keep the water clear, especially with larger groups.
