FIRST FLOOR — Gear, Games, & Guest Suite
The first floor offers space for mountain gear, play, and extra privacy. Guest parking is in the gravel lot; the small bridge to the garage is typically for pedestrian access.

A Level 2 EV charger is located near the garage.

Nearby, a six-person propane fire pit is ideal for cozy evenings beneath the trees.

Inside, the garage doubles as a game room and dedicated gear zone, with space for skis, snowboards, bicycles, helmets, coats, and other outdoor equipment. Boot dryers make it easy to get ready for another day on the mountain.

The game room offers foosball, ping-pong, Giant Connect Four, a Nintendo Switch, a 75-inch Smart TV, comfortable seating, and a mini refrigerator. A washer and dryer are also located on this level.

Bedroom 4 is tucked away on this floor and features a queen bed with a twin trundle and a private en suite bathroom with a walk-in shower.

SECOND FLOOR— The Heart of the Cabin
The main floor is the heart of Alluvial Retreat, bringing together the kitchen, dining, and living spaces with direct access to the riverfront deck.

The fully equipped kitchen and pantry are stocked for quick breakfasts and family dinners. The coffee and tea bar offers multiple brewing options, complimentary beans, teas, hot chocolate, creamer, sweeteners, and honey.

The open great room offers space for meals, games, movies, and conversation. It includes a queen sleeper sofa, Smart TV, Bose soundbar, pellet stove, games, puzzles, cards, and DVDs.

Sliding glass doors open onto the wraparound riverfront deck, where outdoor seating, a propane grill, and five-person saltwater hot tub invite everything from morning coffee to evening soaks with the river flowing below.

Bedroom 3 is also located on the main floor and features a king bed. A separate full bathroom with a walk-in rain shower is located just outside the bedroom.

THIRD FLOOR — Treetop Retreats
The third floor includes two bedrooms situated on either side of a shared dual-entry bathroom. The bathroom can be accessed from both the hallway and the primary suite and includes a bathtub with rain shower, two sinks, and a TOTO bidet.

Bedroom 1, the primary suite, features a king bed, dedicated workspace, and private balcony with seating for two overlooking the forest.

Bedroom 2, affectionately known as the Woodland Room, features two full-size beds. Designed with families in mind while remaining comfortable for adults, the room also includes children’s books, toys, and a comfortable floor lounge chair for reading and relaxing.

PET POLICY
Although we love furry friends, pets are not permitted at this property.

SHOES
To help protect the flooring and keep the cabin clean, please remove outdoor shoes at the front entrance before entering the cabin. Shoes may be worn in the garage/game room. Cozy socks or slippers are welcome inside the cabin.

HOT TUB SAFETY
Please follow all posted hot-tub instructions. Children must be closely supervised, and glass or other breakable items are not permitted in or around the hot tub. Nothing may be placed on the hot-tub cover, and no sitting or standing on it.

SMOKING
Smoking, vaping, e-cigarettes, and marijuana use are prohibited everywhere on the property, both indoors and outdoors. Violations may result in additional cleaning or damage charges and termination of the reservation, as permitted by VRBO’s policies.

PARTIES AND EVENTS
Parties, events, large gatherings, and commercial photography are not permitted for reservations made through VRBO. The cabin is located in a quiet residential neighborhood with full-time residents. Only registered guests may be on the property, and all house rules and local noise ordinances apply. The property may not be used as a gathering/amenity location for groups staying at other accommodations without prior host approval.

DAY VISITORS: Only registered guests may stay overnight. Day visitors are permitted with prior host approval. An additional $15 per visitor/day applies (maximum $75/day) for additional use of the property and amenities. Approved visitors must depart by 10:00 PM and follow all house rules and quiet hours. Maximum overnight occupancy is 12 guests. Please contact us before inviting anyone who is not included on your reservation.

REGISTERED GUESTS
The person who makes the reservation must be present throughout the stay. Reservations may not be transferred or subleased. Only guests included on the reservation are permitted on the property unless we provide advance written approval. The number of visitors and additional vehicles must be provided in advance. Approved visitors are subject to the applicable day-visitor fee and must depart by 10 PM.

RECREATIONAL EQUIPMENT
A dedicated area in the garage is available for storing skis, snowboards, bicycles, fishing poles, and other recreational equipment. Please do not bring recreational equipment into the cabin.

PARKING & EV CHARGING
Ample guest parking is available in the gravel lot. The small bridge leading to the garage is typically for pedestrian access only. If you plan to use the Level 2 EV charger, please let us know before arrival so we can arrange vehicle access across the bridge. The garage is a game room and gear-storage area and is not available for vehicle parking.

SEPTIC SYSTEM
This home is on a septic system. Please flush toilet paper only. Do not flush wipes (even those labeled “flushable”), feminine products, paper towels, or any other items.

WILDLIFE
The cabin is located in a natural forest setting where wildlife may be present. Observe wildlife from a safe distance, and always secure food and trash to help keep wildlife wild.

CHILD SAFETY & FAMILY AMENITIES
Please note that this riverfront, forested property has not been fully childproofed. Potential hazards include the river, stairs, decks, hot tub, and uneven terrain. Children must be closely supervised at all times. No climbing, standing, sitting or placing feet on deck railings/cables. Please don't move furniture to create gates or barriers.

To preserve space in the cabin, the Pack ’n Play, baby bathtub, diaper-changing mat, and high chair are stored away when not in use. They are available upon request at no additional charge—just let us know before arrival, and we’ll have them ready for your stay.

RIVER SAFETY
The Sandy River can have cold water and strong currents, particularly after heavy rain or during snowmelt. Please enjoy the river from a safe distance and supervise children at all times.

WINTER CONDITIONS AND POWER OUTAGES
Mountain weather can bring snow, ice, and occasional power outages. Please use caution when walking outdoors and driving during winter conditions. A backup generator supports essential systems.

PROPERTY ACCESS & SEASONAL CREEK
A small seasonal creek runs beneath the bridge leading to the garage. It is often dry during summer but may become a swiftly flowing stream during wetter and colder months.
