About this apartment rental

Sleep beneath vaulted ceilings, four minutes from the Duomo. An apartment unlike any other in the centre: white cross vaults in every room, parquet floors, antique furnishings chosen one by one, and a private courtyard just for you. The Duomo is a 4 minute walk. The David, 3. Piazza della Signoria, 9. All of Florence's historic centre is walkable, without ever taking transport. Two sleeping areas, two bathrooms, full kitchen, washing machine. Air conditioning is in the bedroom.



The apartment is entirely yours, private courtyard included, for the whole of your stay. No shared spaces, no other guests, nobody coming in while you're out. Check in is self service and stress free. A few days before you arrive we send you complete instructions: the exact address, photos of the entrance, how to open it, how to reach the apartment. They're written so that anyone can follow them arriving at night, arriving after a twelve hour flight, arriving without a word of Italian. You can arrive at whatever time suits you after check in, without having to wait for us and without last minute arrangements to make. But you're not left on your own. We're a local company, we work only in Florence, and we're a few minutes from here. If something isn't working, if you need advice, if you'd like to book something: message us and we'll reply within minutes, every day. And if someone needs to come in person, we come.

We'd rather tell you everything now, so there are no surprises when you arrive. AIR CONDITIONING IS IN THE BEDROOM ONLY. The living room, where the sofa bed is, has no air conditioning. The high vaults and the building's thick walls keep it naturally cooler than average, and we provide a fan. If you're travelling as a group of four in the hottest months, factor this into your decision: the bedroom remains the most comfortable room. Second floor, no lift. One flight of stairs. The vaults are the beauty of this home, and they're also its acoustics. The rooms open into one another and sound carries: perfect for people travelling together, less suited to two separate groups looking for complete privacy. No smoking indoors, in any room. Anyone who wishes to smoke can do so in the courtyard. No pets allowed. A residential area in the heart of the city: we ask you to keep your voices down in the evening, out of respect for the neighbours. The apartment is in a restricted traffic zone (ZTL). If you're arriving by car, message us beforehand: we'll tell you exactly what to do and where to leave it. Via dei Servi is one of the most beautiful streets in Florence, and one of the few from which you can see the Dome at the end of the road. It links Piazza del Duomo to Piazza SS. Annunziata two of the city's most important places and despite this it remains a street that is genuinely lived in, with historic shops and real residents. Everything on foot, truly: Duomo and Cathedral of Santa Maria del Fiore 4 minutes Galleria dell'Accademia, home of the David 4 minutes Piazza SS. Annunziata and Spedale degli Innocenti 5 minutes Mercato Centrale 7 minutes Piazza della Signoria and Palazzo Vecchio 9 minutes Uffizi Gallery 11 minutes Ponte Vecchio 13 minutes Where to eat, drink, shop. The Mercato Centrale, seven minutes away, is where Florentines do their shopping and where you eat extremely well on the upper floor. Piazza SS. Annunziata, five minutes away, is one of the finest Renaissance squares in the city and is almost always quiet in the evening. Around Via dei Servi you'll find trattorie that have been there for decades, historic cafés, and the artisan workshops that are disappearing from the rest of the centre. And we'll tell you which ones. In our welcome message we leave you our own addresses: where to eat a proper bistecca, where to have your coffee, which gelateria is worth the detour, and which restaurants with laminated photos in the window to avoid. These are places we know, not a list copied from the internet. If you'd like, we can also arrange museum tickets, a transfer, a wine tasting in Chianti, or a table somewhere you need to know someone to get one. Just ask.

The address is Via dei Servi 44, 50122 Florence. You are in the historic city center, just a four minute walk from the Duomo. The street connects Piazza del Duomo with Piazza SS. Annunziata: if you are coming from the Duomo, turn into Via dei Servi with the Dome behind you and continue straight for about 200 meters. Number 44 is on the right, recognizable by the dark brown entrance door. Arriving from Santa Maria Novella train station 14 minutes on foot, entirely flat. Exit the station, take Via Panzani, continue along Via de' Cerretani to Piazza del Duomo, turn left behind the Cathedral and enter Via dei Servi. Alternatively, by taxi: 5 minutes. Arriving from Florence Airport (FLR) Take Tram T2 to Santa Maria Novella station, approximately 20 minutes, then follow the directions above. A direct taxi takes approximately 20 minutes. Arriving from Pisa Airport (PSA) Take the Pisa Mover to Pisa Centrale, then a direct train to Firenze Santa Maria Novella, approximately one hour in total. Arriving by car The apartment is located within the ZTL, so you cannot drive through freely. Please contact us before setting off: we will indicate the nearest parking facility and explain how to unload your luggage without risking a fine. An apartment that tells you about Florence before you even step outside. It sits on the first floor of a historic building on Via dei Servi, the street connecting Piazza del Duomo to Piazza SS. Annunziata. The first thing you'll notice on entering are the cross vaulted ceilings: white, high, present throughout the main rooms of the home. They aren't a decorative touch added during a renovation they are the building's original structure. Beneath them: light wood parquet, antique furniture and pieces chosen with genuine personal taste, not catalogue furnishings. It's the kind of home you see in photographs of Florence and rarely manage to book. THE BEDROOM A double bed with a wrought iron headboard, set beneath a vault painted in deep teal that makes this the most striking room in the house. Air conditioning, bedside tables with reading lamps, and a view over the inner courtyard no street noise reaches you at night. THE LIVING ROOM The heart of the apartment, beneath the widest vault. A double sofa bed for two additional guests, an armchair, a TV, and an extendable dining table with period chairs that comfortably seats four. Natural light comes in through two French doors. This room is not air conditioned: the high vaults and the building's thick walls keep it cool, and a fan is provided. We say so plainly because we'd rather you know before booking, not after arriving. THE KITCHEN Fully equipped and designed for actually cooking, not just heating something up: oven, gas hob, microwave, moka pot, pots, pans, crockery and cutlery for everyone. The wooden worktop faces the living area, so whoever's cooking stays part of the conversation. The Mercato Centrale is a seven minute walk: shop there, come home, and have dinner with what you chose yourself. THE TWO BATHROOMS The main one has a spacious shower with a glass enclosure, washbasin, mirror and a window so natural light and proper ventilation. The second is a service bathroom: a real convenience when there are four of you getting ready to go out together. THE PRIVATE COURTYARD A reserved outdoor space, rare in this part of Florence. The washing machine is here, and so is the room to hang laundry, get some air, and take a break from the centre without leaving home. WHAT YOU'LL FIND ON ARRIVAL Quality bed linen and towels, already prepared. Courtesy toiletries. Toilet paper, soap, essentials. Wi Fi. Independent heating. Hairdryer. Iron and ironing board. Everything you need to feel settled straight away, without having to buy anything on your first day.
