Perfect and beautiful location in the Parc in the centre of Spa. Very nice, large and clean room, with a standing fan that was sufficient to cool the room during the extremely hot weather. Private secured parking.
Entrance of the hotel is via the backdoor of building, via a unkept smelly alleyway and worn out stairs. All of the common spaces were filthy and extremely worn out.
Pictures of the front of the building are misleading as they show the restaurant on the ground floor of the building, but is not linked to the hotel rooms.
The rooms are managed by the Van de Valk hotel next door. Breakfast can be taken at the Van de Valk and is good albeit very expensive (24,- €/pp). Just 2 € cheaper as for people not staying at the hotel.

Room was comfortable, although I couldn't figure out how to turn on all the lights! Bed was very comfortable. Decoration was interesting, and obviously each room was bespoke. Breakfast was very good and tasty.
Requirement to go next door for check-in was a little bit of a hassle. Breakfast, while good, was overly expensive. Getting to the rooms from behind the building was a challenge.

The entrance of the hotel was not ideal ,we were not aware until you get there.There were two unsafe little stairs to climb prior to reaching the rooms ,an unpleasant smell gets to you as you climb.
The stairs and the off putting smell.
