Needed a little updating and deep cleaning on some of the furniture. Loved the location and the house was cute. Needs a few more pots and pans. Hot tub was not hot

The location of the property is wonderful. i’ll give it five stars for the convenience. The two major problems were the curtains. Don’t really cover much and were poorly installed. Which is very inconvenient since the house is on the turn of every car light shines into it. The main issue is the beds are extremely uncomfortable. one would assume based on the rates of this house that the beds would be far more comfortable. They’re old, or out and I personally believe they should be replaced as soon as possible. Even our young children 8 & 9) complained and they can sleep anywhere.
If I owned this property, I would be embarrassed that the curtains are so cheap and poorly installed, and that the beds are extremely uncomfortable.
If those two things were addressed, we would most likely come back. At this point, we will look for another house because for that price, in that area, we have found places that are far more comfortable.

Overall, it is a decent place. It could be a little cleaner and the remotes were mismatched and without batteries. Property manager was quick to respond. Compared to other area rentals, it is need of some upgrades. It has an awesome location and you can get to downtown Gatlinburg in 5 minutes or Pigeon Forge in 10.

The cabin was cute and overall it suited our needs for this stay. The parking is tight, 2 full size can fit on either side of porch from cabin to street and 1 compact in front of porch (2 if you’re really creative). Not much could be done though considering the cabin’s proximity to the street. Some minor maintenance issues and missing items but nothing too major. I would say don’t count on sleeping on the futon’s downstairs unless they replace the mattresses before your stay, they are very thin and uncomfortable. The king bed however was super comfy! Would recommend bringing wipes, trash bags, hand soap, toiletries etc. as none were made available.

This cabin is situated closely between both Gatlinburg and Pigeon Forge that it was very easy to get around. As far as parking the space in the front is small but easily fit our car. It was easier to park here than some of the cabins we drove past. We really enjoyed the hot tub at night. You can see a couple of the other cabins but it was still pretty private. The kitchen was stocked with plenty of dishes but the sheet pans were pretty gross and the microwave was missing the glass plate inside. Overall we had a great experience!

The cabin was easy to find. The is larger than we expected based on the online photos. Our guys loved the recreation room with the bunk beds. It is close to ober.

The cabin is pretty and was so cutely decorated for Christmas but FILTHY! The cabin had NOT been cleaned as evidenced by black hairs in the beds, a dirty microwave, and smears, smudges, and stains everywhere! Underneath beds and furniture was disgusting: crumbs, coins, and clothes as well as a dirty tissue! We had to cover couches with our own blankets, buy cleaning supplies, and strip bedding in order to stay the three nights!

We showed up to a filthy cabin, with half eaten food out, no sheets on the bed, cereal all over the stairs and floor, and crumbs/goo on the furniture. Someone showed up at 8pm to clean it, after my son had gone to bed. That night we discovered there was no heat. The fireplace stopped working.
It never got cleaned, the heat never got fixed, I spent my entire vacation on the phone begging to get the property that was advertised, and dealing with Evolve afterwards has been just as big of a disaster as they’re refusing to fairly return our money.
Avoid this property and management at all costs.

This place was a great stay. The location is fabulous for going to Gatlinburg or to Pigeon Forge! We had a good time and will be back again.

After entering I went to look at the hot tub. It was half empty and dirty. Went to unload my cooler into the refrigerator and it was horrible. What looked like old blood from meat was under the glass shelf. The curtain rods were bent and falling off the walls. The curtains didn’t cover the windows or doors.
Only 1 dish cloth and towel and no pot holders. 8 forks for a cabin that sleeps 11.
Upstairs loft pictures and descriptions was misrepresented. No swing chair or arcade games. A small table game of pac man with broken stools. Floors, stairs under the bed needed cleaned.
No help from the guest contact. Hot tub was never fixed.

We got to see bears several days during our visit. The house was well equipped with linens but lacking in areas like toilet paper, paper towels etc. Overall the place was awesome. There are a few maintenance issues that could be looked at but honestly nothing that would keep me from staying here again.

There’s so much to do in the area either way u go! We had a great time with our kids ! Only thing I would change is the extra Cobb webs and dust !

Property was in a great location between Pigeon Forge and Gatlinburg! The home was very cozy! My kids and teenagers loved the loft and the games! On the surface it was clean but there were empty bottles and left behind socks under the futon beds and dirt under various furniture. It was obvious no one swept under the these. Also there were 3 families that went and we all drive midsize SUV’s, parking was a little tricky but we all squeezed in the key is to park diagonal! All in all this is a beautiful fun vacation home. The owners just need to check about switching cleaning company!

Nice cabin
It's a nice cabin, but we had a child that is 2 and had to go buy baby gates for the stairs and the hills is really curve and up a hill! We had a great time! Just 1 to 2 miles from pigeon forge

Amazing clean and beautiful cabin
Had an amazing time the cabin is located mins away from gatlinburg and pigeon forge. Great community comfy beds nice hot tub and amazing help with any questions! Loved it and do recommend it.

Great little cabin by a stream!
We loved staying at the Phoenix this past weekend! It had enough room for seven adults, and the babbling stream that runs behind it was relaxing. Very close to all attractions but super quiet. Some reviews mention the hot tub was cold upon arrival, but that is with any rental with a hot tub. Be sure to set the temp right when you get there! Overall we were very pleased and will likely rent this cabin again.

I’ve rented several cabins around Gatlinburg over the years and never had a negative experience until now. This cabin was infested with millipedes….everywhere. On the floor, walls, furniture, in the coffee maker. In addition, the overall cleanliness of the cabin wasn’t great and the furnishings were well worn. We called our host contact which was the cleaning service to report the millipede issue. They already knew about the infestation and said there was nothing they could do to remedy it. After further investigation, we found in the guest book that the previous guests had experienced the very same issue. So the millipede infestation was a known problem that wasn’t disclosed to us yet the property was still rented to us for a premium rate.I’ve spent 10+ hours on the phone or on hold with either VRBO or the rental company trying to get a resolution. I’ve spoken with multiple VRBO customer service representatives and was given plenty of conflicting information by them. VRBO told me they would rebook us to another property which they never did. They deferred me to the rental company who tried to convince me to stay in this cabin for the duration of our reservation despite the bug infestation. I finally had to book a hotel on my own at my own expense for the rest of our stay. The rental company did finally refund our money for the nights we didn’t stay at the cabin but still considered it fair to charge us full price for the two nights we stayed in the cabin trying to get the issue resolved….the infestation issue that the owner should have already known about yet rented out the cabin to unsuspecting vacationers anyway. Never again will I use VRBO. Their customer service support has been very misleading and even a hindrance.

Dishwasher was broke and left with dirty dishes from other guests. Smells awful with old water sitting in it. They came the day after arrival and said it was fixed but it was not. Trash was never picked up for 6 days. The living room by the time we left was just full of trash bags. BUGS….infested with millipedes. They were everywhere. Furniture, walls, floors, ceilings, countertops…..it was disgusting. Left a day early and got a room just to have a clean place to sleep. Sheets and mattresses were filthy. Had to wash everything when we got there and then use our own blankets to lay on. The time we spent in the cabin was sweeping up bugs, washing dishes and doing laundry. I would of rather not had a vacation and been at work. I advise no one to stay here. Drove 10 hours to stay in filth. Vacation ruined.

This cabin has a great set up for a family with kids. The upstairs loft is a great play area and the balcony decks are fantastic. We saw bears multiple times. Upon arrival we had no air conditioning for a day, the hot tub didn't work for a day, and we didn't have the passes needed for pool access. The manager was speedy to get these things fixed though and we greatly appreciated this. The main reason I put a low score on this place was it was infested with caterpillar type worms. I reached out to the manager and was told there was nothing they could do. I live in the woods myself so am used to bugs....this was intense. By day 3 of our stay I was killing 20-50 worms a day and who knows how many the other people in the house were also killing (my kids were picking them up and throwing them outside to save them as part of a game to give you perspective). I had to shake my kids clothes out before they could wear them because worms were in their clothes and there were not drawers in their rooms to put the clothes. This was aweful! I will never stay here again and it put quite a damper on the comfort of our stay. I know that this is in the smoky mountains but if this degree of bugs is part of the stay this should be noted on the advertisement. Ugh!
