River Mountain Lodge Iowa Hill Condo is a spacious, two-level condo with a great view of the slopes from the patio; it’s perfect for groups of up to four. There’s a full kitchen, two bathrooms, and a flat-screen TV. The dining table seats four, and there’s room for three at the counter for a quick breakfast or après-ski snack. You’ll also enjoy the in-unit washer/dryer, complimentary Wi-Fi, underground parking (one car) with elevator access, a fitness center, an outdoor heated pool and hot tubs. Every Summit Mountain Rentals property comes stocked with plenty of linens, towels and hotel-like toiletries, and is professionally cleaned and inspected before each arrival. You won't get much privacy from other guests in this unit, as the upstairs loft bedroom is "open window" to the main floor down below, where a big Murphy Bed swings out of the wall and a sofa bed is also available if you really want to squeeze a lot of people in. But everything is efficiently designed and organized. Humidifiers upstairs and downstairs are a thoughtful and necessary, albeit often overlooked, touch. The key is the River Mountain Lodge location--a nice building ideally located. only one block from the restaurants and activities in town, and also just across the street from the very bottom of the Breckenridge ski run, Four O'Clock to Town. You do need to take a bus up to the lifts in the morning, but skiing home at the end of the day is a great luxury. Building amenities are good--hot tubs, swimming pool and (modest) workout room, as well as a lobby bar and a downstairs pub.

We love the property (this was our second time staying at River Mountain Lodge). This particular condo was clean, well maintained, and made for an enjoyable stay. The property is one block off of Main Street, right along the River. It’s a very quick walk to dinner, drinks, or morning coffee. We took the shuttle service to Peak 8 and Peak 9 for skiing. There is a shuttle stop directly in front of the property and it’s less than a 10 minute drive to the lifts. Super convenient all around!

Perfect stay for Breckenridge. Right in the middle of town and a walk from everywhere, even the Gondola and ski lifts. Cozy and clean place to stay and has a great view of the mountains. Big space and very convenient. Would definitely stay here again.

The place was conveniently located downtown, right in the middle of walking distance to everything. The checkin/out is a little bit of a hassle because it’s not located in the building, but it’s only a block away.

My partner and I wanted a mini get away to the mountains. We got a surprise visit of the first snow, but had a great time. Location was fantastic, the front desk staff was really accommodating and the management company texted to see how we were doing, as well responded promptly to questions. The space is small and very comfortable, with a murphy bed if needed. We felt it’s a great fit for two. We would return to the same spot.

We loved our stay at the River Mountain Lodge and would not hesitate to return! Great location, close to everything. Lots of extra blankets and pillows, which was great. We loved the balcony too!

Stayed for one week in August. The condo was roomy, clean and comfortable. Very convenient to enjoy all that downtown Breckenridge has to offer. The only con is that it is situated on Hwy 9 making it rather noisy. We kept the windows and door closed which helped but then we didn't get the fresh air.

We enjoyed our stay in Breckenridge. The condo was clean, comfortable, and had everything we needed for our stay. The owner was very attentive and answered our questions promptly. The balcony was right above a busy road which meant there was traffic noise when the doors were open, but the location was great for walking to shopping and restaurants.

The property is in a great location. It's close to all the shops and restaurants. The place was clean and check in and out was so easy. Also liked the underground parking. Would definitely stay again. The host kept in touch through text which was convenient.

Love the location and unit. A little noisy at night from street traffic and elevator did not work consistently. However, the check in process was very easy and we appreciated follow up from the management team. Very nice condo and we would definitely rent again.

We couldn’t imagine a better place to stay in Breckenridge! This was the perfect location to everything we needed. The condo was very clean and was stocked with all of the miscellaneous kitchen things. The owners were extremely fast to respond and checked in to make sure we were doing well. We can’t wait to come back!

Awesome little apt perfect for a couple or two or three friends. Perfect location minutes to gondola and 100 meters from ski in trail. And a very short walk to all Breck village offers. Awesome spot.

We really enjoyed our stay at the Iowa Hill Condo. It is very clean, well-equipped and nicely decorated. The location is terrific: you can walk into town in five minutes and the bus to the ski hill stops right outside. The management was very attentive and check-on as easy. We had a fun time in Breckenridge and recommend this place.

This was a wonderful home base for a few nights. Was very nice having a chance to do laundry. Also convenient having a full bath both upstairs and downstairs. A couple of notes - watch your bare toes on some of the slate(?) floor tiles and the spiral staircase takes a little finesse. We'd rent here again!

This condo is in a great location for exploring and being close to down town Breckinridge. Being that it is so close it is very noisy. It was difficult to keep windows open as large trucks and loud vehicles were constantly passing by at all hours of the day from the early morning to late at night. If you want peace and quiet in the mountains, this place is not for you. The TV also did not work, however, that is not always a bad thing.

Breck condo
Visit was ok. We did a lot of cleaning as it was very dusty and needed additional surface cleaning. Room was very loud and stuffy.

Loved the layout, location and cleanliness of the condo. It was August and although the bottom floor stayed cool with the windows open the loft stayed hot even at night. We left all the windows open which meant we heard all the traffic at night. Also we could not really utilize the dryer because it would make it too hot. But for the price, none of these issues would stop me from staying there again.

I couldn't find a thermostat that made much of a difference. We opened the patio door a bunch and slept with it open one night but the road traffic was a problem.
We wouldn't rent this unit again but it is more related to our need to have more space. The building / unit is a bit dated but if you are there for the town and ski it is very adequate. The management company was good to deal with - no issues. The parking garage is convenient but the spaces are tight!
In summary, it depends what you are looking for. It is worth consideration depending on your needs.

Awesome Location
My wife and I loved staying in this unit for our 4 days in Breckenridge. The check in process is easy and right beside the building. There is covered parking, and you couldn’t ask for a better location. Just one block from Main Street, so you are close to all the shops and restaurants and only a short walk to the gondola for skiing on Breckenridge Mountain. The unit was plenty for my wife I. The unit has a wood burning fire place and a fully stocked kitchen. It has a pull down bed in the living room to sleep more than two but I think it would be a tight fit for relaxing in the living room with more than 2-3 adults. I would definitely recommend this unit if your coming to Breckenridge.
