The apartment was in the first floor Not in the ground and there was No elevator you have to be careful if you have lots of luggage

BEWARE, no elevator, NO WIFI, NO Hot water, A/C not working....Terrible HOST!!!!!

BEWARE OF THIS HOLE, COMPLETE GARBAGE OF AN ACCOMODATION!!!!! Travelled with my family of 5 (husband and teenage kids) Entrance way to building was dark, foul smell due to the garbage room in the same hallway and no working elevator!!! We had to walk up to the 4th floor (8 flights of stairs) with our luggages!!!!! Poor communication from Host Roberto, he should be available for when guests are checking in and when I finally asked for him to reply quicker, his reason; he was at a wedding out of Rome!!! My concerns were never resolved; we had NO working WIFI, 2 pillows had yellow stains,A/C was blowing warm air even when temperature was adjusted to 18, and shower water was as COLD as ice!!!! Then he tried walking me through the steps to reset the boiler for hot water, which was past midnight and we had already taken ice Cold showers. He kept insisting the WIFI was working, and asking if we typed the correct password, obviously we did, or it would notify that was the reason...he was not helpful!!!! We didn't even want to be there, our last night in Italy before heading home was a complete disaster, my kids had the worst experience, luckily, we were leaving early the next morning, in fact, I had called for the taxi much earlier than we needed and figured hanging out at the airport was a better option than staying in the apartment which offered nothing more than shelter. And on our way out that morning, Roberto met us as we were walking down the many flight of stairs dragging our luggages, offered to help in which my husband replied, "we needed your help last night, you're too late to help us now!!!" He even tried asking me to pay the city tax per guest, $17euro total...I literally laughed and said I should be compensated for the money I spent for the night which was nowhere worth the $500 CAD...complete rip off.

Very good

Great location, clean and plenty of space for a family of 5.

The beds weren’t super comfy and only 1 small soft pillow person. The showers sprayed water everywhere and the air conditioner in the bedroom wasn’t working.

Exceptional

Everything was exactly as expected and then some. Roberto is an excellent host and wants to make sure you have a great stay. In addition to a delicious breakfast and comfy bed; the location couldn't be much better. Lastly, the place is very quiet at night, something we were not expecting.

Excellent location & comfortable apartment

Great location! We walked to all the main sites from the apartment, as well as being located near the shopping district, and close to a supermarket. Roberto was very friendly and had good communication of how to access the apartment. Comfortable & clean stay for our family of five.

It was enjoyable.

The property was clean. Its location was ideal. We were able to walk to the Spanish steps and other tourist destinations with ease. It was roomy and comfortable for my family if six.

The main hotel is located at another destination which confused me. It wasn’t the hotel’s fault but I showed up at the wrong location with several luggage’s only to have to lug them in the heat about 15 min walk away. That was very difficult.

Fantastic location. Comfortable beds and nice breakfast. AC a plus. Super friendly staff!!

We were disappointed by the misleading way in which this property is advertised.

We were allowed to leave our luggage at the property prior to check-in.

1. VERY MISLEADING ADVERTISING. Our reservation was for Orange Suites at Via Dell'Arancio 38. The Booking.com reservation confirms this address. However, we were then directed to a different location which is 10 minutes away by foot. When we pointed this out to the management, they explained this is shown in the reservation when you click into it further. We consider this is was not properly brought to our attention when booking the property which prominently states Orange Suites at Via Dell'Arancio 38 (as does the confirmation). We are surprised that this would be allowed on Booking.com. 2. LATE CHECK-IN The apartment should have been ready by 1pm (i.e. cleaned) but was not ready when until 2.30 pm. When we reported this we were told the "website said check-in at 2pm". We were disappointed by this incorrect response. We pointed out that the Booking.com reservation clearly states that the apartment check-in time was 1pm. The management accepted they were wrong. However, that still meant the apartment was not clean until 2.30pm. 3. BUILDING NOT SECURE. The building was not secure. The main door would not lock because the locking mechanism has been removed from the lock which meant that anyone could enter the building. We reported this to the management but nothing was done. 4. POOR SURROUNDING AREA. The street is very run down and did not feel safe and the building was covered in grafitti. See the photos below of the building with the grafitti and the adjacent property.

Absolutely wonderful stay at orange suites. Right in the heart of Rome and great access to everywhere you could wish to go in about 30 minutes walk max. Great communication from the hosts and check in and out was a breeze. Breakfast was generous. Would definitely come back! Thank you.

4days in Rome

+ perfect location, next to many famous places + friendly, helpful stuff + possibility of earlier check-in All in all I fully recommend this place.

I recommend 4th floor appartmemt for younger people. My parents 70yo had some problems to reach the top after all day walking. But it's not a minus, just suggestion/observation.

Superb

We stayed 4 nights and it was great! Location is amazing right in the heart of Rome. The room was clean and Roberto made us feel so welcomed, we talked before to arrange keys, to make sure we have everything ready when we arrive. The beds are comfy but the walls are very very thin, you can hear everything from the room next door. Street outside is not too loud but mind there is a terrace right opposite. Breakfast was good, italian style with just sweets and coffee or juice.

I would give it a 10/10 with some more attention to cleaning in places like the wardrobe/ drawers in nightstands. It was visible those were not cleaned and we found some socks of previous visitors forgotten there haha

A nice room at a great location.

Interior fully refurbished. Nice and clean room. Alberto was very kind and helpful. The location was excellent, very close to Piazza di Spagna.

Breakfast was served in the room, but it was just basic and not of high quality..

It's basic and functional. You need to be mobile walking up steps to get to the apartment.

accommodation would deserve more care and more consistent cleaning. In the large bedroom there is a mattress. up-to-date information leaflets about the city were missing. no writing paper or pen.

Location

Booked and paid for 6 guest but bed linen were available only for 4 guests!!! Asked to leave the place earlier than booking arrangement (we had to point the manager to reservation page).

Great service, great location, great value!

The service was exceptional, instant responses from Robertro. Every issue solved in couple of hours. The location is superb, right near to the Via del Corso. The location + service + facilities was major win for the buck. Recommend!

The room is small (as expected), and don't except from the breakfast to be superb as it's purpose is to give a head start for the day and not to bring the bakery to the bed...
