Beautiful Italian Style Villa with loft located in 5 star Sandestin ®Resort in Miramar Beach, FL. We fell in love with this SPACIOUS, SECOND FLOOR 2,400 square foot villa in Tivoli By the Sea located on the BEACH SIDE of the resort. One look at the 20 foot soaring ceilings and amazing views from this second floor villa and we looked no further!!! * 3 KING Bedrooms, each with its own Private, Recently Remodeled Bathroom (all on main floor) * Loft with 2 Twin Beds & Double Closet * Queen Size Sleeper Sofa in Living Area * Upscale, Completely Remodeled (Viking Gas Cooktop), Fully Equipped Kitchen * Large Dining Area – can seat up to 15 * Powder Room Convenient to Living/Dining Area * Laundry Room w/brand new Full Size Washer & Dryer * Complimentary Panoramic Wi Fi * Walk to Beach or the Private Pool that is just across street & 2 houses down * Screened Balcony Overlooking 15th Hole of Baytowne Golf Course from living area and master bedroom with amazing views of the golf course and the gulf off in the distance. Additional private balcony off second king bedroom. This 2400 sq. ft. Villa has been totally renovated – from the four sleek, new toilets, new cabinets throughout with all new hardware to the top of the line, VIKING & Bosch appliances in the beautiful, gourmet kitchen! Other restorations include: beautiful new Wood/Tile flooring throughout (NO w/w CARPET in this villa), gorgeous GRANITE COUNTERTOPS in KITCHEN & all BATHROOMS (all have been replaced with elegant new fixtures, tiling, lighting etc.). New ceiling fans in all rooms (even Master Bathroom), beautiful chandeliers and light fixtures throughout…the list goes on and on. You won’t find more spacious accommodations. You are right on the the 15th fairway of the Championship Baytowne Golf Course. The beach is a nice walk (shorter for some of us and, of course for the fitness walkers). There is also a great short cut, if time is of the essence. Most folks take one or both of the 2 INCLUDED golf carts (both purchased new a few years ago) or the tram (also included with rental) when they are going for "time on the beach" and have all their "beach stuff". The private Tivoli by the Sea swimming pool is across the street and two houses down from your front door. It is rarely crowded and heated, seasonally. The brand new Phil Hummel Aquatic Center on the Bayside of the resort is HEATED YEAR ROUND and is perfect for little ones with a zero entry, as well as a designated area for laps etc. Sandestin is Golf cart friendly - they can go anywhere in Sandestin!!! Fom the BEACHSIDE where we are to the Bayside where Baytowne Wharf, the Marina, restaurants, movie theater, Grand Boulevard even Publix (north side of resort). All are just a quick golf cart, tram or car ride away. There is a tunnel under Hwy 98 for golf carts and bikes that connect the BEACHSIDE and BAYSIDE where you will find endless fun for guests of all ages. Plenty of games -Blast Arcade, Lazer Maze, Zip Line, Sky Trail Ropes Obstacle Course, Tower Climb and Eurobungy etc. For the younger children there is "amazing" Baytowne Adventure Land playground - it's free and enclosed, with relaxing areas for the adults. And, of course, there is a beautiful Merry Go Round!! You also won't want to miss Movies under the Stars and weekly fire works. Speaking of movies, Grand Boulevard has a 10 screen movie theater. For those who enjoy the "nightlife", there are ample opportunities to kick up your heels and take in the bands and live entertainment or quiet little places to just relax, chat and have a cocktail. Sandestin has an endless array of dining options from the very casual (pizza, burgers etc. to five star cuisine). From gulf views on the beach side of the resort to bay/marina views on bayside. The list is endless but includes: Segar's in Hilton, Flemings Steakhouse, Tommy Bahamas, Marlin Grill, Emeril's Coastal Italian, Cantina Laredo, Marina Grill and all are wonderful. Your villa includes a wonderful, open floor plan with soaring 20 ft. ceilings in the living, kitchen and dining areas. A 65" 4K SMART SAMSUNG flat screen TV that can be viewed from almost every area, including the large farm house dining table (seats 8) - there is additional seating at the adjacent bar for 3 and a nearby game table that also seats 4! Step outside from the living area (or master bedroom) onto the screened in porch and enjoy your morning coffee or cocktail in the evening and the fabulous views from the 15th fairway of the Championship Baytowne Golf course! Sleeping accommodations include: 3 king size bedrooms all beautifully appointed, including luxurious linens, each with its own private bathroom, as well as new ceiling fans, light fixtures and flat screen TVs. The super-sized master bathroom and bedroom is complete with sitting area and double vanities, open, over sized shower and a large jetted tub. For your added convenience, there is a powder room below the brand new staircase up to the loft, which includes 2 twin beds, flat screen TV and double closet. There is also a queen sleeper sofa in family area for additional sleeping space. No bedrooms are overloaded with beds so guests have plenty of room and privacy.

We really enjoyed our stay! It was a perfect location for us and gave us the feeling of safety and security. Family of 5 plus grandparents for a total of 7 and we never felt like we didn’t have enough space! The 2 golf carts really sweetened the deal along with the pool so close. Since we stayed over a holiday it was heated which was very nice! The host family was quick to answer questions about recommendations for some excursions we wanted to do. Nice and welcoming! We certainly made some great family memories.

We loved the condo and all the amenities, especially the golf courts. The condo was fantastic; only thing that was disappointing was the rainy weather and the beach. It is really crowded with resort chairs that took up all of the space on the beach with very little room if you didn't want to rent chairs. People were great that we rented from and we highly recommend this place.

We absolutely loved our condo in Miramar Beach as we have stayed in this condo before. It is so comfortable and has all the comforts of home. This condo is decorated is warm brown tones which is soothing after coming inside after an afternoon in the bright sunshine. Comments are for the home owners as renters see any improvements - not criticism. Only minor things - blinds need replaced - some broken - not working, TV's were not working when we got there - we had to be on the phone almost an hour with the provider to reset them. One remote had corroded batteries - one dresser really needs repaired and could use a large flat skillet for pancakes. Other than those minor things, we loved it. Owners were great to talk to, close to the swimming pool and beach. Loved being in a quiet area and so close to Baytown. Would we stay there again - most definitely!!! Very cozy house with open kitchen, dining and family room. Thanks for a great vacation!!!

Everything about this place and the owners to the resort itself is perfect. The beach is beautiful and we never had an issue getting a spot. Our group golfed on The Baytowne and The Links and they loved both. Don't underestimate the value of the included 2 golf carts. We only left the resort once, everythig else was drivable by the golf cart .....especially the grocery store which we went to quite a few times. We did get Parlor Doughnuts one morning and they were the best we ever had! This was one of our favorite vacations and we would definitely stay here again.

My parents took the family to Destin for a Christmas vacation and we had a wonderful trip. The property was super clean and beautifully decorated. Perfect rental for our family of 10! Super close to the beach and enjoyed Sandestin. I contacted the owner about an outside light needing changed and she was able to get the issue resolved asap. Very friendly and attentive! We will definitely rent this again in the future if the opportunity arises! Thanks so much!!!

We had a family vacation over Thanksgiving break and this condo was a wonderful place for our adult family. The unit was as nice as the photos. We have stayed at a lot of different locations at SanDestin, and this was one of our favorites for a large group of people. Highly recommend this unit.

Property was very nice, clean and roomy. We very much enjoyed our stay at this property. The golf carts were wonderful to zip around from one place to the next. You honestly do not even need to leave the resort. I am a bit of clean freak, so to me the house being so clean was wonderful. The house is very open and it truly has everything you need. It honestly didn't feel like a rental, it felt more like you were staying at a friend or family place. Very nice. Thank you so much.

Went for a family vacation with our adult children. The condo was very homey. Plenty of room for 9 people and 1 toddler. We never felt on top of each other. Kitchen is super stocked with cooking tools and spices. Plenty of nice thick beach towels and beach supplies. AC works great. No issues with hearing neighbor noises. The pool is less than 100 yards from the unit. Both golf carts were available and fun to ride.
Plenty of restaurants and touristy activities near by. Publix is a golf cart ride away and Walmart is less than a 10 minute drive away. Access to the beach for this resort complex is best reached by golf carts. It's a bit of a hike to walk to it.
The downside is if you go during high season, be warned about the beach. Another reviewer commented on this as well. We stayed mid July and the crowds at the beach for this resort access point were terrible. Terrible. The beach club and Hilton take away a huge chunk of the beach with their sectioned off beach chair and umbrellas ($55 to rent for the day). This makes the available beach front area limited and with the amount of people utilizing this beach access point, it becomes wall to wall people. Because we had a toddler who naps, we weren't staying at the beach all day, so driving to a different beach access point where crowds might have been smaller, wasn't a real option for us.

We are a family of 6 and had plenty of room. Couches and beds were comfy! Plenty of room for us all to hang as a family. The house was in a great location with a short golf cart ride to the beach. The beach and the water are beautiful. The only down side was the majority of the beach was taken up by the resorts chairs, many of which people did not use. Forced others to be crammed in the front or behind. Communication with the owner was excellent! We really enjoyed our stay. Would definitely come back

We had a wonderful week! The home was amazing and the perfect layout. The SanDestin community was great and a perfect setup for a wide range of ages. Would definitely recommend this home! The owners were so sweet and kind and helped us very quickly with every question we had.

Amazing home
This property is absolutely amazing and the owners are great to work with. The home is beautiful and very clean. We loved the 3 king-size bedrooms with each having their own bathroom. The ability to use the two golf carts was awesome to go back and forth to the beach. We loved our week and hope to be back soon!
