Everything was good, cozy and comfortable place, great location , close to public transportation, metro stations , 10 steps to the grocery store, Emanuele was very friendly and helpful, answered all our questions, pointed the local restaurants

- The check-in was easy and the staff was friendly (online) and quick to respond for questions.
- Visually the room looks nice.
- The matras is good.
- The location is nice, in the sense that it is quite close to the Colosseum and not too far from the centre for whats mostly avalaible in Rome. (The street where the Black Rooms itself is located is long and really nothing to see).
- The shower had very little water coming through, because of all the chalk in the shower head and maybe because of the low water pressure too. It's barely enough to clean yourself with, let alone enjoy it.
- the walls are paper thin/badly isolated so you hear every little sound within the building and outside (doors closing, drilling In the basement, sirens throughput the nigh etc.). Unless you easily sleep through everything, you'll probably wake up every night after 7 / 7.30.
- very thin, unpleasant pillow.
- They block the airconditioning from around 23h - morning, so dont count on cooling your room after you come back from a day outside.
- beware that they charge an extra €7 a person / €14 a couple for each night you stay (the maximum amount of tax they can levy).
the room was only clean in some areas that are used often. The other parts were dusty and with some hairs from previous guests.
- Maybe the least of your worries but the sink was constipated.

Location was close to Colosseo. Good for family with two separate bedrooms

Everything it was amazing! Perfect location and perfect for a family of 4 :) Fredrico the host was also lovely and very informative! We loved our stay. Will defiantly be back.

Close location, clean room
This is not a proper hotel, it is a few rooms inside a building and has no hotel name outside. They gave me no toilet paper at all when I arrived and when I raised this the 2nd day they said they would leave some there and did not again. Then when I was able to get some from the common area, the cleaning staff took it away again when they cleaned the room, it was very strange and poor service. The room is also small.

The place was a short walk to the Colosseo, bus stop and train station. Our host, Federico was very pleasant and helpful and has given us clear instructions for self check, and was easily reachable by whatsapp for any questions. The room was clean and very spacious. The elevator was also a big plus for the property.

Didn’t realise that the property was in a block of residential flats. No indication on website that you needed to phone owners to let you into the property when you arrived.

It was clean and very good location right next to the Colosseo. You had a train station and bus station within walking distance. You also had good restaurants in the area. The host was very nice and helpful, he always stayed in communication. definitely recommend!!

Great location, you can see the colosseum as soon as you step outside. The tram and buses stop right outside, plus there are train stations at either end of the road. Bars/restaurants/small shops are all within 5minute walks.
The room was comfortable, clean, safe (2 x female travellers) and good Wi-Fi/tv channels/smart tv log in access.

The room is perfect for a couple, clean and the location is very central. We made literally 5 min away walking to the Colosseum. The shower was spacious and even though it was very warm outside, we had the air conditioning in our room working really good. Totally recommend this place!
it’s not really a complaint, but the noise from the outside could be disturbing if you leave the windows open :)

The room was lovely and exactly what was advertised. Host was brilliant, met us on the day of arrival and helped answer any questions. Please note that there is a City Tax that needs to be paid when staying anywhere in Rome. Room cleaned regularly when we were out. Excellent place to stay!
No fault of the host. However, as the hotel is on the road of the colosseum, it can be loud at points in the early morning. However, other than that everything was excellent. Metro only 8 minute walk away which was handy.
